Buying a House in Florida with a Low Credit Score
What a 580, a 620 or a 680 actually changes on a Florida purchase
You can buy a house in Florida with a credit score as low as 580 using an FHA loan with 3.5% down, and FHA's rules allow scores from 500 to 579 with 10% down, though few lenders actually lend that low. On Florida's typical single-family value of $396,809 in Zillow's home value index, that is the difference between about $13,888 and $39,681 at the closing table before closing costs.

Minimum credit scores by loan type
Every loan program has an official floor, and then each lender adds its own. The official floors look like this:
- FHA: 580 and up for the 3.5% minimum down payment. 500 to 579 requires 10% down. Below 500, FHA won't insure the loan.
- VA: the VA itself sets no minimum score for eligible veterans and service members. Lenders set their own, and many sit somewhere around 580 to 620.
- USDA: no hard program minimum, but USDA's automated system generally wants 640 for a smooth approval. Below that, the file goes to manual underwriting, which is slower and stricter. USDA loans only work in eligible rural and suburban areas.
- Conventional (Fannie Mae and Freddie Mac): most lenders still treat 620 as the practical floor, and pricing gets noticeably worse below about 680.
So the honest answer to the minimum score question is 580 for most people. A buyer at 540 has a narrow path: FHA with 10% down and a lender that actually does manual underwriting at that level.

Why one lender says no and another says yes
The gap between FHA's 500 and the 620 or 640 many banks quote you is called an overlay. Lenders add overlays because loans to low-score borrowers default more often, and a lender with too many defaults can lose its ability to originate FHA loans. Big retail banks tend to have the tightest overlays. Mortgage brokers and smaller lenders that focus on government loans tend to have the loosest.
If a bank turns you down at 590, that's one lender's policy talking. Ask the loan officer two direct questions: what is your minimum FHA score, and do you manually underwrite files that get a refer from the automated system? A lender that answers 580 and yes is worth your time. A lender that answers 640 is telling you to go somewhere else.
Be careful about applying everywhere at once. Mortgage inquiries within a short window are generally scored as one, but other new credit, like a car loan or a store card, can drop your score right before closing.

What the score costs you in Florida dollars
Credit score sets more than approval. It changes the rate, the mortgage insurance on conventional loans, and how much house the same income buys. On FHA, the mortgage insurance premium doesn't vary by score, which is one reason FHA is usually the better fit below about 680.
The down payment is where the score hits hardest. Using the typical Florida single-family value of $396,809:
- Score 580+ with FHA: 3.5% down is about $13,888.
- Score 500 to 579 with FHA: 10% down is about $39,681.
Location helps more than people expect. The statewide typical value hides a wide range. Polk County sits at $295,509, Marion at $267,911 and Highlands at $231,284. On a $267,911 house, 3.5% down is about $9,377 and 10% is about $26,791. At the other end, Miami-Dade's $523,240 and St. Johns' $492,987 push the same percentages much higher.
Florida prices have been flat to slightly down: the statewide index is down 0.9% over the past year and up 18.6% over five years. That gives buyers a bit more room to negotiate seller-paid closing costs, which FHA allows up to 6% of the price.
Florida costs a low score makes harder
Three Florida line items catch low-score buyers off guard.
- Homeowners insurance. Florida allows insurers to use credit-based insurance scores in pricing, within limits set by state law. A weaker credit history can mean a higher quote, and Florida premiums are already a large part of the monthly payment. Get a quote on the actual address during your inspection period, not after.
- Escrow. Most low-down-payment loans collect property taxes and insurance monthly, and the lender collects a cushion up front at closing. In Florida that prepaid insurance and tax money can run several thousand dollars on its own.
- Condos. FHA loans on condos need an FHA-approved building or a single-unit approval. Many Florida buildings aren't approved, and the 2022 condo safety law has pushed up fees and assessments in older buildings. A low-score buyer who also needs an unapproved condo has two hurdles stacked on each other.
Raising your score 20 to 60 points before you shop
A small score jump can move you across a lender's cutoff, and the fastest fixes are mechanical.
- Pay down card balances. Utilization, the share of your credit limits you're using, moves scores quickly. Getting each card under 30%, and ideally under 10%, before the statement closes often helps within a month.
- Don't close old cards. Closing them shrinks your available credit and can lower the score.
- Dispute real errors. Pull all three reports. Collections that aren't yours, duplicate accounts and wrong late payments are worth disputing in writing.
- Ask about a rapid rescore. Once you've paid something down, a lender can request an expedited update from the bureaus. Only lenders can order it.
- Freeze new credit. No new cards, no financed furniture, no co-signing until after you close.
Collections and charge-offs don't always need to be paid for FHA, but large ones can affect the debt-to-income calculation. Ask the lender before paying an old collection, because a payment can sometimes reset activity on the account without raising the score.
Help with the down payment
Florida Housing Finance Corporation runs first mortgage and down payment assistance programs through approved lenders, and many counties and cities run their own through the State Housing Initiatives Partnership (SHIP). These programs usually set their own credit minimums, often higher than FHA's, plus income and price limits, and the rules change from year to year. Ask a participating lender for the current minimum score before you count on any of them.
FHA also accepts gift funds from family toward the down payment and closing costs, with a signed gift letter and a paper trail for the money.
The order I'd do it in
- Pull your three reports and fix errors first.
- Talk to two or three lenders that do FHA at 580 and manual underwriting. Get a written preapproval with the score they used.
- Price the insurance early on the type of home you want, so the payment you're approved for is real.
- Choose the area by the numbers. A county with a typical value under $300,000 can turn a 10% down payment from impossible into doable.
- Ask for seller credits toward closing costs in your offer.
- Keep your credit untouched until the keys are in your hand. Lenders often re-check credit right before closing.
Once a lender has told you the price range you can close on, a shortlist of houses in the counties that fit it is the quickest next step. This isn't lending, legal or tax advice.
Quick answers
Can I buy a house in Florida with a 500 credit score?
FHA's rules allow it with 10% down, but very few lenders approve scores that low. Expect to need a lender that manually underwrites, a solid job history, low debts and some cash reserves. Raising the score to 580 cuts the minimum down payment from 10% to 3.5%.
What is the minimum credit score for an FHA loan in Florida?
FHA's floor is 580 for 3.5% down and 500 for 10% down, the same in every state. Individual lenders often set their own minimum higher, commonly 600 to 640, so shopping lenders matters.
Can I buy a house in Florida after bankruptcy or foreclosure?
Yes, after a waiting period. For FHA it is generally two years after a Chapter 7 discharge, one year into an on-time Chapter 13 plan with court permission, and three years after a foreclosure. Conventional waiting periods are longer.
Does a low credit score affect homeowners insurance in Florida?
It can. Florida lets insurers use credit-based insurance scores as one rating factor, with legal limits. Get quotes from an independent agent on the specific house during your inspection period.
Is FHA or conventional better with a 640 score?
At 640, FHA usually wins on monthly cost because its mortgage insurance doesn't change with your score, while conventional mortgage insurance and pricing get expensive below about 680. Ask a lender to quote both on the same price.
