Data is estimated
Market figures on this site come from public sources, mainly the Zillow Home Value Index (ZHVI) and the U.S. Census Bureau's American Community Survey (ACS). These are estimates. ZHVI is a modeled typical home value, not an appraisal of any property. ACS figures are survey estimates with margins of error and are published with a delay. Neither tells you what a specific home is worth.
Calculators are estimates
The calculators use the numbers you enter plus Florida rates and rules as I understand them on the date shown on each tool. Real figures come from your county property appraiser and tax collector, title company, lender and insurer, and they can differ. Use the results for planning, not as a quote.
No guarantee
I work to keep the site accurate and current, but rates, laws and market data change, and mistakes happen. The site is provided "as is", without warranties of any kind. To the extent the law allows, I am not responsible for losses that come from relying on it.
No agency relationship
Using this site or sending a form does not by itself make me your real estate agent. A working relationship starts only when we both agree to it, in writing where Florida law requires. Property availability and prices change, and any property may be sold or withdrawn at any time.

The text, calculators and charts on this site belong to Dan Marusin. You're welcome to link to any page and to quote short passages with a link back. Please don't copy whole pages or tools.
