The Florida-specific costs
- Doc stamps on the deed: $0.70 per $100 of the price, usually paid by the seller. Miami-Dade charges $0.60, plus a $0.45 surtax unless the property is a single-family home.
- Doc stamps on the note: $0.35 per $100 of the loan, paid by the buyer.
- Intangible tax: 0.2% of the new mortgage, paid by the buyer.
- Title insurance: the state sets the premium. The owner's policy is $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million. The lender's policy issued at the same time costs $25.
Commissions after the 2024 changes
Buyer's broker pay is now agreed in writing before showings and is no longer offered through the MLS. A seller may still agree to cover it, but it is negotiable. Set the percentages and who pays to match your deal.
