Affordable counties closer to cities and services
Buyers who want lower prices and still want hospitals, airports and shopping nearby usually look one tier up. These counties come in well under the state figure:
- Highlands (Sebring): $231,284
- Hardee (Wauchula): $235,001, and DeSoto (Arcadia): $250,420, both inland from the Gulf Coast.
- Marion (Ocala): $267,911
- Citrus: $268,688
- Escambia (Pensacola): $280,027
- Leon (Tallahassee): $291,390
- Duval (Jacksonville): $294,079
- Polk (Lakeland, between Tampa and Orlando): $295,509
- Alachua (Gainesville): $298,912
For many buyers, this group is the practical sweet spot: values $75,000 to $145,000 below the statewide figure, with a full-size city in the county.

The lowest-priced larger cities, for houses and condos
Among the cities on my list, typical values for all home types are lowest here:
- Daytona Beach: $251,316
- Ocala: $263,895
- Jacksonville: $284,832
- Fort Myers: $304,566
- Cape Coral: $334,660, and Punta Gorda: $334,685
- Clearwater: $340,654
Daytona Beach and the Gulf Coast cities offer coastal living below the state average, which makes them popular with buyers on a budget. Coastal location also usually means higher insurance and more flood zone exposure, so compare the full monthly cost, not the purchase price alone.
Condos widen the options further. The statewide condo value is $262,592, and in several cities it is much lower: Ocala $120,270, Daytona Beach $153,811, Delray Beach $169,347, Orlando $170,712, Jacksonville $171,895 and Melbourne $174,557.
A low condo price deserves careful reading. Condos statewide fell 3.9 percent over the past year, partly because older buildings face milestone inspections, fully funded structural reserves and higher master insurance under Florida's post-Surfside rules. Before buying the cheapest unit in a city, read the association's budget, reserve study, inspection reports and minutes. Resale buyers have 7 days, excluding weekends and legal holidays, after receiving those documents to cancel.
How much the coast adds to the price
The clearest pattern in the county data is the premium for coastline and big-city access. At the top of the list, Monroe County (the Keys) sits at $962,885, Walton County on the Panhandle beaches at $660,738, Collier (Naples) at $552,087 and Miami-Dade at $523,240.
The Panhandle shows the contrast best. Walton's beach towns and inland Holmes County are neighbors, and the typical value in Walton is more than three and a half times Holmes's $181,325. Bay County (Panama City) at $343,009, Santa Rosa at $350,823 and Okaloosa at $352,929 sit in between.
The same thing happens in Central and South Florida. Polk at $295,509 is about $105,000 below neighboring Orange County's $400,964, and Highlands at $231,284 is far below the coastal counties to its east and west, where the same budget buys noticeably less house. Buyers who can live 30 to 60 minutes inland from where they want to spend their weekends often save the most.
Matching a low-cost area to how you live
The cheapest county on paper is the right choice only if it fits your daily life. I usually sort buyers into three groups:
- Retirees on a fixed budget tend to weigh healthcare access, a short drive to shopping and a quiet street. Marion and Citrus counties, and the Sebring area in Highlands, come up often in those conversations because they combine lower values with established towns.
- Working buyers need a commute they can live with. Duval and Polk give access to large job markets at values below $300,000, and Leon and Alachua are anchored by Tallahassee and Gainesville.
- Buyers who want space, acreage or room for a workshop, often end up in the rural North Florida counties at the top of this page, where land and homes cost the least.
Visit at least once in summer before you buy. Heat, storms and what a town is like outside winter season are part of the price you are paying.
What lower prices usually trade off
- Fewer listings. Small counties may have only a handful of homes for sale at a time, so the right house can take longer to find.
- Distance. Many low-priced rural areas are an hour or more from a major airport or regional hospital. Drive the routes you would use.
- Older housing stock. Older homes mean more 4-point inspections, older roofs and plumbing, and insurance that depends heavily on updates.
- Wells and septic. Common in rural Florida. Add a well water test and a septic inspection to the inspection period.
- Resale time. In a small market, selling can also take longer, which matters if your plans might change in a few years.
- Fewer HOAs, fewer rules. Many buyers count this as a plus. It also means no association maintaining shared areas.
None of these is a reason to avoid a cheaper county. They are the items to price before you decide one is the better deal.
Keeping the low price low after you buy
A cheap house can stay cheap or become expensive depending on taxes and insurance.
- Homestead. If the house is your permanent Florida home, the exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes limits yearly increases to 3 percent or inflation. On lower-priced homes, the exemption removes a large share of the taxable value.
- Tax reset. The assessment resets to market value when you buy, so ask for an estimate at your price.
- Insurance. Get a quote during the inspection period. Inland homes often cost less to insure than coastal homes of similar value, though roof age and construction still drive the premium.
- Closing costs. With a mortgage, Florida charges $0.35 per $100 on the note and 0.2 percent intangible tax. On a $160,000 loan that is $560 and $320.
This isn't tax advice. If you send me a budget and the parts of Florida you would consider, I can shortlist homes in the lower-priced counties and cities that fit it.
