East Coast vs West Coast Florida
Sunrise or sunset is the easy part. The prices and the storms matter more
For most buyers, Florida's Gulf coast costs less than the Atlantic coast at the same distance from the water: the typical home is $334,485 in Lee County and $368,917 in Pinellas, against $422,344 in Broward and $475,754 in Palm Beach. The bigger differences are in condo prices, how old the neighbors are, which storms hit where, and what kind of water you want outside.

Home prices on each coast
Using Zillow's home value index by county, here's how the coasts line up from north to south.
- Atlantic, northeast: Nassau $484,963, Duval $294,079, St. Johns $492,987, Flagler $350,266, Volusia $324,665.
- Atlantic, central: Brevard $342,346, Indian River $363,705, St. Lucie $370,781, Martin $448,233.
- Atlantic, southeast: Palm Beach $475,754, Broward $422,344, Miami-Dade $523,240.
- Gulf, Tampa Bay: Pasco $328,125, Pinellas $368,917, Hillsborough $375,501, Manatee $408,269.
- Gulf, southwest: Sarasota $399,023, Charlotte $298,906, Lee $334,485, Collier $552,087.
The pattern: the three southeast counties are a solid block of expensive, dense metro, while the Gulf side has more mid-priced counties. Both coasts have bargains (Duval, Volusia and Brevard on the Atlantic; Charlotte, Pasco and Lee on the Gulf) and both have expensive pockets, with Collier the most expensive peninsula Gulf county and St. Johns among the priciest on the Atlantic. The statewide typical value is $375,361.

Condos: the widest gap between the coasts
Condo prices split the coasts more clearly than houses. Typical condo values in Zillow's city data:
- Atlantic: Miami Beach $460,054, Fort Lauderdale $403,495, Miami $383,531, Boca Raton $285,174, Hollywood $249,577, Pompano Beach $245,906.
- Gulf: Fort Myers $216,573, St. Petersburg $199,382, Clearwater $194,891, Tampa $194,297, Largo $160,055.
A condo buyer with a $250,000 budget has many more choices on the Gulf side. South Florida's condo market leans toward high-rises with doormen, amenities and higher fees. The Gulf side has more low- and mid-rise buildings and older garden-style complexes. On both coasts, Florida's milestone inspection and reserve funding rules have raised costs in older buildings; condo values statewide are down 3.9% over the past year.

Who lives on each coast
Census data shows the Gulf side skews older. Residents 65 and over make up 25.0% of Cape Coral, 27.7% of North Port, 28.0% of Largo and 24.1% of Clearwater. On the Atlantic side, Miami is at 15.9%, Fort Lauderdale 19.6% and Jacksonville 14.9%, though some Atlantic cities match the Gulf pattern: Palm Coast at 29.5% and Boca Raton at 24.6%.
In daily life, that means more seasonal residents, quieter summers and slower-paced towns in much of southwest Florida, and larger job markets, more traffic and a younger population in the southeast metro. Tampa Bay sits in between: Tampa itself is 13.7% age 65 and over, while nearby Pinellas cities are much older.
Beaches and water: Atlantic vs Gulf
The Atlantic gets sunrises, waves and surf. The water is cooler and rougher, and some beaches have strong currents. The Gulf gets sunsets, generally calmer and warmer water, and gentler slopes into the sea, which many families and swimmers prefer. Red tide outbreaks have affected the southwest Gulf coast in some years; the Atlantic has its own seaweed and rip current seasons.
Boaters should think about inland water too. Southwest Florida, especially Cape Coral, has extensive residential canals with Gulf access. The Atlantic coast has the Intracoastal Waterway running behind its barrier islands, and inlets to the ocean. Both coasts have fixed bridges that limit sailboats on some canals, so check the route from a specific house to open water.
Hurricanes, surge and insurance
Both coasts get hurricanes. Recent history has hit the Gulf side hardest: Ian in 2022 in Lee County, Idalia in 2023 in the Big Bend, and Helene and Milton in 2024. The Gulf's shallow continental shelf lets storm surge pile up higher, which is why surge flooding reached far inland in parts of Lee, Pinellas and Sarasota counties. The Atlantic coast saw Nicole in 2022, with beach erosion and damaged coastal property in Volusia County.
Insurance doesn't sort neatly by coast. South Florida has long had some of the state's highest wind premiums. Southwest Florida's premiums and flood exposure rose after Ian. For any house, the address matters more than the coast: its flood zone, elevation, roof age and wind mitigation features. Get quotes on the actual property during your inspection period.
Getting around and getting out
The Atlantic side runs on I-95 and Florida's Turnpike, with major airports in Miami, Fort Lauderdale, West Palm Beach and Jacksonville, plus Orlando's airport within reach of the Space Coast. The Gulf side runs on I-75 and I-275, with Tampa International, Southwest Florida International in Fort Myers, Sarasota-Bradenton and St. Pete-Clearwater. Alligator Alley, part of I-75, connects Naples to Broward across the Everglades.
Orlando sits between the coasts. People who want both often look at Central Florida and drive to either beach.
The Panhandle is a separate market. Pensacola, Destin and Panama City Beach have Gulf beaches and Gulf storms, closer ties to Alabama and Georgia, and much of the western Panhandle runs on Central time.
Price trends and what they mean for timing
Across both coasts together, typical values slipped 0.9% in the last twelve months after an 18.6% gain over five years, and condos fell further, 3.9% in a year. Those statewide figures hide local differences, and the two coasts don't move in lockstep.
For a buyer, a softer local market means more inventory to choose from and more room to ask for seller credits or repairs. A flat year is a description of the past, not a forecast. What it does tell you is to compare recent sales in the specific neighborhood, not the coast as a whole, and to look at how long similar homes are sitting before they sell.
One practical difference: the southeast metro has more year-round demand from local buyers, while Gulf resort and retirement towns see sharper seasonal swings in showings and inventory. Shopping in late summer on the Gulf can mean fewer competing buyers, but also fewer sellers who have listed.
Who each coast fits
- Atlantic, southeast: buyers who want a big metro, international flights, high-rise condo living, and work in finance, law, healthcare or trade. Expect higher prices and fees.
- Atlantic, central and north: buyers who want ocean beaches at moderate prices, such as Volusia, Brevard and Flagler, or newer suburbs near Jacksonville and St. Augustine.
- Gulf, Tampa Bay: buyers who want a mid-sized metro with jobs, Gulf beaches and a wide price range.
- Gulf, southwest: retirees and second-home buyers who want calm water, canal boating and a quieter pace, and are comfortable planning seriously for surge and insurance.
Florida has no state income tax on either coast, and homestead works the same everywhere. Property tax rates vary by county and city. If you're truly undecided, a side-by-side shortlist in one Atlantic county and one Gulf county at your budget usually settles it faster than a visit.
Quick answers
Is the east or west coast of Florida cheaper?
The Gulf side is generally cheaper, especially for condos. Charlotte at $298,906, Pasco at $328,125 and Lee at $334,485 compare with Broward at $422,344 and Palm Beach at $475,754. Volusia and Brevard are affordable exceptions on the Atlantic.
Which coast of Florida gets more hurricanes?
Both are exposed. The Gulf side has taken more major landfalls in recent years, including Ian, Idalia, Helene and Milton, and its shallow waters allow higher storm surge. Insurance depends on the specific property more than the coast.
Which Florida coast has better beaches?
It's preference. Atlantic beaches have waves and sunrises; Gulf beaches tend to have calmer, warmer water and sunsets.
Which coast is better for retirees?
Many retirees choose the Gulf side for calmer water, lower condo prices and older communities, with Census showing 65+ shares above 24% in cities like Cape Coral, North Port and Clearwater. Southeast Florida suits retirees who want big-city healthcare, culture and airports.
