VA Loan Florida

Using your VA benefit in a state with condo rules, hurricane insurance and generous veteran tax breaks

A VA loan works in Florida the same way it does nationally: eligible veterans, service members and some surviving spouses can buy a primary residence with no down payment and no monthly mortgage insurance, and with full entitlement there is no VA loan limit. With the typical Florida home valued around $375,361 on Zillow's index, that can mean closing with far less cash than a conventional buyer, though condo approval, insurance and Florida's veteran property tax exemptions change the math in ways out-of-state buyers often miss.

The basics that apply in every Florida county

The VA does not lend money. It guarantees part of a loan made by a private lender, which is why lenders accept zero down. You need a Certificate of Eligibility, which your lender can usually pull online, and the home must be your primary residence. VA rules expect you to move in within a reasonable time after closing, so a second home or a property you plan to use only for the winter does not qualify.

Since 2020, borrowers with full entitlement have had no loan limit set by the VA, although the lender still has to approve your income, credit and debts. If part of your entitlement is tied up in another VA loan you have not paid off, a county loan limit applies to the remaining amount, and a down payment may be needed above it.

Most VA borrowers pay a one-time funding fee that can be rolled into the loan. Veterans receiving VA disability compensation are generally exempt from it, which is a meaningful saving and worth confirming on your Loan Estimate.

VA loans and Florida condos

A large share of Florida's housing is condos, and this is where many VA deals stall. The condo project, meaning the whole building or complex, must be on the VA's approved list before a VA loan can close on a unit. Approval is separate from Fannie Mae, Freddie Mac and FHA approval, so a building can be acceptable for one loan type and not another.

Before writing an offer on a condo with a VA loan, I check three things:

Zillow puts the typical Florida condo at $262,592, down 3.9% over the past year. Lower prices are no help if the building cannot get VA approval, so confirm that first.

Florida property tax exemptions for veterans

This is the part of VA homebuying in Florida that out-of-state veterans most often underestimate. On top of the regular homestead exemption of up to $51,411 off assessed value in 2026, Florida offers several veteran exemptions, all filed with the county property appraiser:

Applications go to the property appraiser of the county where the home is, generally by March 1 for that tax year, with your VA letter. Because a VA loan escrows taxes, the exemption also lowers your monthly payment once the new bill is issued. This isn't legal or tax advice; confirm eligibility with the county property appraiser before you rely on it in your budget.

The VA appraisal and Florida property condition

A VA appraisal does two jobs. It sets the value, and it checks the home against the VA's Minimum Property Requirements: safe, sound and sanitary, with working systems and a roof with useful remaining life. Florida homes trip these most often on roofs, wood rot around windows, damaged soffits and termite damage. A wood-destroying insect inspection is commonly required on VA purchases in Florida, and whoever pays for it should be settled in the contract.

If the appraised value comes in below the price, the VA's amendatory clause lets you cancel without losing your deposit or proceed by paying the difference. If repairs are required, the seller usually makes them before closing. Roof issues are the hardest because insurers and the VA both care about roof age. Ask for the roof permit date before you offer on any house built before about 2005.

Seller concessions and closing costs

Florida closing costs still apply on a VA loan: the note stamp tax of $0.35 per $100 of the loan, the intangible tax of 0.2% of the mortgage, title insurance, recording and prepaid items. On a $375,361 loan with no down payment, the note stamps are about $1,314 and the intangible tax about $751, before any funding fee. VA rules limit some fees a veteran can be charged and allow the seller to pay your normal closing costs plus additional concessions within VA limits.

Insurance prepaids can be large in Florida. The lender collects the first year of homeowners insurance and, if the home is in a high-risk FEMA flood zone, a flood policy as well. Get insurance quotes during the inspection period, along with a wind mitigation report and, for older homes, a 4-point inspection, so the escrow estimate is real.

One more Florida detail: the homestead exemption and the veteran exemptions only start on the next January 1 after you own and occupy the home. Your first tax bill may reflect the seller's exemptions, and the following one resets to market value under your own. Lenders sometimes escrow on the seller's lower bill, which can produce an escrow shortage a year later. Ask for the escrow estimate to be built on your own expected taxes.

Where a VA budget goes furthest

County values on Zillow's index range from $166,734 in Calhoun to $962,885 in Monroe. Many VA buyers in Florida look at counties with large military communities and lower prices, such as Okaloosa at $352,929, Duval at $294,079 and Escambia at $280,027, all below the statewide figure. Bay County sits at $343,009 and Brevard at $342,346.

The no-down-payment advantage is the same in every county, but property taxes, insurance and dues are not. On a no-down VA loan those carrying costs decide your approval, so compare total monthly cost by county before you pick an area. If you want a shortlist of VA-friendly homes and condo projects already checked for approval, that is a good next step.

Common questions

Can I use a VA loan to buy a condo in Florida?

Yes, if the condo project is on the VA's approved list. Check approval before making an offer. The association or a lender can ask the VA to approve a project that is not listed, but it takes time.

Do disabled veterans pay property tax in Florida?

A veteran with a service-connected, permanent and total disability can have the homestead fully exempt under section 196.081. Smaller exemptions and discounts apply at lower ratings and for combat-related disabilities at 65 and older. Apply with the county property appraiser.

Can I use a VA loan for a second home in Florida?

No. VA loans are for a primary residence you intend to occupy. A winter-only home does not qualify.

Is there a VA loan limit in Florida?

With full entitlement there is no VA loan limit, though the lender still sets how much you qualify for. If part of your entitlement is in use, a county limit applies to the remaining entitlement.

Can the seller pay my closing costs on a VA loan in Florida?

Yes, within VA limits. Sellers often pay normal closing costs and can add concessions, which is negotiated in the contract.
