Waterfront Homes in Key West
Ocean, harbor or canal: what changes when the house actually touches the water
Waterfront homes in Key West start from an expensive base: Zillow's typical single-family value for the city is about $1,149,359, and homes on the water usually sell at a premium to that figure. Zillow does not publish a separate waterfront index, so the numbers on this page describe the whole city, and the real work for a waterfront buyer is checking water depth, the seawall, the dock permits and the flood exposure of the specific lot.

Kinds of waterfront in and around Key West
Key West is surrounded by water, but very few lots touch it directly. The island's housing has a median year built of 1968, and most of the shoreline was spoken for long ago by hotels, marinas, condo complexes, public beaches and Navy property. When a waterfront single-family house comes up in the city, it is usually one of a small number of types:
- Open water on the Atlantic side, along the south shore, with views and exposure to wind and waves.
- Bay and harbor frontage on the north side, including areas around Garrison Bight and the Key West Bight.
- Canal lots, which are more common on the nearby keys outside the city limits than on Key West itself.
- Waterfront condos, which are a large share of what is actually for sale on the water.
Many buyers who want a private dock and a boat at the back door end up on a canal on Stock Island, Big Coppitt Key, Summerland Key, Ramrod Key or Big Pine Key, a short drive up US 1.

Depth, tides and boat access
In the Keys, water depth decides more than anything else what boat you can keep. Much of the nearshore water around the islands is shallow flats, and a canal can be deep at the house and shallow at its mouth. Ask for depth at mean low water at the dock and along the route to open water, and look at it yourself on a low tide.
Sailboat owners need to think about fixed bridges as well. US 1 crosses many channels on fixed bridges, so a mast that clears one route may not clear another. Powerboat owners care more about depth, the length of the run to open water and how sheltered the dock is from wind.
If boating is the reason you are buying, write the boat's length, draft and air draft into your search criteria from the start. It removes many listings that look right in photos.

Seawalls, docks, lifts and permits
The seawall is often the most expensive single item on a waterfront property. Ask the age of the seawall and cap, and have it inspected for cracks, leaning, voids behind the wall and exposed rebar. Replacing a seawall is a large project with permits and long lead times.
Docks and boat lifts need permits too, and in the Keys several layers of government can be involved: the city or county, the state environmental agency, the Army Corps of Engineers in many cases, and the rules of the Florida Keys National Marine Sanctuary for work in its waters. Ask the seller for permits on every dock, lift and seawall repair, and check that what is built matches what was approved. An unpermitted dock can become the buyer's problem.
Mangrove shorelines have their own protections, and trimming or removing mangroves is regulated. A lot with a mangrove fringe may never get the open dock frontage you picture.
Elevation, flood zones and flood insurance
Waterfront lots in Key West generally sit in FEMA high-risk flood zones. AE zones carry flood risk from rising water. VE zones, along open coastline, add the risk of wave action, and construction and insurance rules are stricter there. Lenders require flood insurance in these zones.
Ask for the elevation certificate early. It shows the height of the lowest floor compared with the base flood elevation, and that difference drives the flood premium. A house well above base flood elevation can cost far less to insure than a similar house next door built at grade. A house that sits below it may face limits on how much you can renovate before you are required to raise it.
Get quotes for NFIP and private flood coverage during the inspection period, and price excess flood coverage if the home's value is above the NFIP limit.
Wind, salt air and upkeep
Water on one side means wind from that side too. A wind mitigation inspection documents roof shape, roof deck attachment, roof-to-wall connections and opening protection, and those credits can lower the wind premium. The hurricane deductible on a waterfront house is still figured as a share of the dwelling limit, so a higher rebuild value means more cash at risk each storm season.
Salt air wears down metal faster than inland. AC condensers, pool equipment, railings, hurricane shutters, fasteners and boat lift motors all have shorter lives on the water. Ask how old each is and budget for replacing them on a waterfront schedule, not an inland one.
Price context and nearby options
For the city as a whole, Zillow's typical home is about $1,016,112, up 0.3% over the past year and 24.8% over five years. A 3-bedroom runs about $1,238,154 and a 4-bedroom about $1,818,997. The upper third of the market starts around $1,930,373, and most single-family waterfront homes on the island fall in that top third.
Up the Keys, typical all-homes values are about $667,304 on Stock Island, $779,161 on Big Coppitt Key, $752,866 on Big Pine Key, $864,610 on Ramrod Key and $1,079,578 on Summerland Key. Those are whole-area figures too, not waterfront prices, but they explain why boaters often trade a Key West address for a canal home a few miles away.
If you are a full-time resident, homestead takes up to $51,411 off assessed value in 2026 and caps future increases at 3%. A shortlist built around your boat's draft and your flood budget is the fastest way to see what is really available.
Key West: questions and answers
How much does a waterfront home in Key West cost?
Zillow does not track waterfront separately. The city's typical single-family value is about $1,149,359, and waterfront houses usually sell well above that, most of them in the market's upper third, which starts around $1,930,373.
Are there canal homes in Key West?
Canal homes exist but are limited within the city. Many canal-front homes with private docks are on nearby keys such as Stock Island, Big Coppitt, Summerland, Ramrod and Big Pine.
Do I need flood insurance for a waterfront home in Key West?
If you have a mortgage and the home is in a high-risk FEMA zone, the lender will require it, and most waterfront lots are in those zones. Even without a mortgage, most buyers carry it.
What should I inspect on a waterfront property?
The seawall and cap, dock and lift condition and permits, water depth at low tide, the elevation certificate, roof and wind mitigation features, and salt-air wear on AC units and metal.
