Waterfront Homes in Merritt Island

Canal, creek and river frontage between the Indian and Banana rivers

Waterfront homes in Merritt Island sell above the island's typical single-family value of about $461,557 on Zillow's index, and the biggest price driver is what kind of water you are on and how a boat gets out of it. Zillow doesn't publish a separate waterfront index, so the numbers on this page are island-wide; a canal or riverfront house usually carries a premium over them.

The water around the island

Merritt Island is bordered by the Indian River on the west and the Banana River on the east, both part of the Indian River Lagoon system. Sykes Creek runs through the eastern side of the island, and dozens of residential canals branch off it and off the two rivers. The Canaveral Barge Canal crosses the island and links the Indian River to the Banana River, and from there boats reach Port Canaveral and the Atlantic through the Canaveral Lock.

The lagoon is brackish and shallow in many areas, with small tidal swings. Depth at a dock, and along the route from the dock to deeper water, varies a lot. Check it at low water before you assume your boat will fit.

Wind, more than tide, moves water levels in much of the lagoon. A strong, steady wind can push water out of a canal for days, so ask neighbors how the canal behaves in a winter northeaster, and look at the waterline marks on the seawall and pilings.

Canal, creek or open river: what changes

Canal homes are the most common waterfront on the island. They offer sheltered dockage and calmer water, and they usually cost less than open-river frontage. Ask how far the house is from the main channel, how many turns the route takes and how deep the canal is at its mouth.

Open river frontage on the Indian or Banana River brings long views, sunsets on the west side, and more exposure to wind and waves. Docks on open water are longer and more expensive to build and repair, and they take more damage in storms.

Creek frontage along Sykes Creek sits in between. Some lots have views across to the other bank; some sit on narrow stretches with limited depth.

Sailboat or powerboat: fixed bridges and route

Before you fall for a house, map the route a boat would take to open water. The causeways and roads that cross the lagoon have bridges, and fixed bridges limit mast height. A powerboat owner may never notice them; a sailboat owner can be cut off from the route they want.

Manatee speed zones are common in the lagoon, so travel times are longer than distances suggest.

Seawall, dock and lift

On a canal lot, the seawall holds the yard in place, and replacing one is a large expense. Have a marine contractor look at it during the inspection period, separate from the home inspector.

A lift or dock built without permits can complicate insurance and resale. Get any unpermitted work disclosed in writing.

Elevation, flood zone and insurance

Most island waterfront lots fall in FEMA flood zones such as A or AE, which means a lender with a federally backed mortgage will require flood insurance. Coastal VE zones, with wave action, are more typical on the ocean side of barrier islands than on the lagoon, but check the map for the exact address.

The elevation certificate is the most important document in a waterfront purchase. It shows the height of the lowest floor relative to the base flood elevation, and that drives the flood premium. If the seller doesn't have one, a surveyor can produce it in the inspection period. Get an NFIP quote and a private flood quote.

For the wind policy, a wind mitigation report with a hip roof, straps and impact-rated openings can bring down the premium. Hurricane deductibles of 2%, 5% or 10% apply once per calendar year, so set aside cash to match.

Salt air, older houses and the price question

The lagoon is brackish, and salt and humidity wear on air conditioning coils, metal railings, screen enclosures, garage doors and dock hardware. Ask the age of the AC condenser and look for corrosion on anything metal facing the water.

The house itself is often older. The island's median build year is 1973, and many waterfront homes are original ranch houses or rebuilt on the same lot. Expect a 4-point inspection and pay attention to roof age.

For price context, Zillow shows a typical 4-bedroom on the island at about $576,098 and a 5+ bedroom at about $843,899, and the upper third of the market starts around $695,187. Many of the houses in those ranges are on the water. A shortlist sorted by water type and boat access is the fastest way to see what your budget gets.

Questions buyers ask

How much are waterfront homes in Merritt Island?

Zillow doesn't track waterfront separately. The island's typical single-family home is about $461,557, and waterfront homes usually sell above that, especially on open river or deep canals.

Can I keep a sailboat at a Merritt Island canal home?

Sometimes. It depends on fixed bridge clearances between the canal and the water you want to reach. Check every bridge on the route against your mast height before you buy.

Do Merritt Island waterfront homes need flood insurance?

Most are in FEMA A or AE zones, where lenders require flood insurance on federally backed loans. Get the elevation certificate and quotes during the inspection period.

How do I check a seawall before buying?

Hire a marine contractor during the inspection period to check for cracks, leaning, gaps and soil loss behind the wall, and ask the seller for permits and repair history.
