Buying a Condo in Jacksonville
Florida's softest big-city condo market right now, and how to buy into it carefully
A typical Jacksonville condo is worth about $171,895 on Zillow's home value index, down 6.4% over the past year, while single-family homes barely moved at $296,696. That makes condos the cheapest way to own in Florida's largest city, and the price drop gives buyers real negotiating room. The work is in separating condos that are simply cheaper from condos with problems in the building.

Jacksonville is a house town, which shapes the condo market
Census data shows 59.2% of Jacksonville's housing units are detached single-family homes and only 19.7% sit in buildings with 10 or more units. Condos here are a smaller, separate segment, mostly garden-style complexes on the Southside, mid-rise and high-rise buildings near the river, and oceanfront buildings at the beaches.
The typical condo now costs about $124,800 less than the typical house, roughly 58% of the single-family value. A year ago that gap was narrower, since condos fell 6.4% while houses slipped only 0.2%. For a first-time buyer, a retiree simplifying, or someone who wants a lock-and-leave home near the coast, that discount is the reason to look. With Jacksonville's population near 977,670 and a median age of 36.5, most demand goes to houses, which is part of why condos have lagged.

What the bedroom numbers say about value
- 1 bedroom: about $134,054
- 2 bedrooms: about $176,988
- 3 bedrooms: about $269,826
The second bedroom costs about $43,000 more than a one-bedroom, which in Jacksonville is a small step. The third bedroom adds about $92,800, because three-bedroom homes are mostly houses. For many buyers, a two-bedroom condo near $177,000 is the best value point in the city, with room for an office or guests at a price far below a starter house.
Zillow's lower third of Jacksonville homes tops out around $175,465, and condos make up a large part of that band.

Garden-style complexes and the reserve rules
Much of Jacksonville's condo stock was built in the 1980s and 1990s, in line with the city's median build year of 1987. A lot of it is two-story garden-style buildings. Florida's milestone inspection and Structural Integrity Reserve Study (SIRS) requirements apply to condo buildings of three or more habitable stories, so many of these complexes fall outside them.
That cuts both ways. Fees can stay lower, but nothing forces the association to save for roofs, siding, paving or plumbing. In an older complex with no reserve study, ask:
- When were the roofs last replaced, and how was it paid for?
- What is in the reserve account, and what does the budget set aside each year?
- Have there been special assessments in the last five years, and are any being discussed in the minutes?
- How much did the master insurance premium change at the last renewal?
For taller river and oceanfront buildings, the full milestone and SIRS rules apply, and owners cannot waive SIRS reserves in budgets adopted on or after December 31, 2024. Read those reports closely. Resale buyers have 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel.
VA, FHA and conventional financing on Jacksonville condos
Jacksonville has a large military community around its naval bases, and many local buyers use VA loans. A VA loan on a condo requires the project to be VA-approved, and an FHA loan requires FHA approval of the project. Conventional loans need the building to be warrantable. Check the approval status of the complex before you make an offer, because a missing approval can sink a deal late in the process.
Buildings with litigation, large unfinished repairs, or a high share of units owned by investors can fail these reviews. Cash buyers face fewer hurdles, which is one reason they win more of the cheaper condo deals.
On a $171,895 condo with 20% down, the loan is about $137,516. Florida note stamps at $0.35 per $100 are about $481, and intangible tax at 0.2% is about $275. The deed stamps of $0.70 per $100 are usually the seller's cost.
Beach condos vs river and Southside condos
The beach cities next to Jacksonville price far above the city itself. Zillow's typical all-homes values are about $636,883 in Jacksonville Beach, $686,763 in Atlantic Beach and $790,947 in Neptune Beach. Those figures include houses, but they show how much buyers pay for proximity to the ocean. An oceanfront condo is often the only way to live on the beach for less than a beach-city house.
Oceanfront buildings carry more wind and flood exposure, higher insurance costs and, often, stricter reserve demands. Check the FEMA zone, ask about the building's flood policy and its hurricane deductible, and confirm your HO-6 policy includes loss assessment coverage. Inland complexes usually have lower fees and lower insurance costs, with a drive to the beach.
Homestead on a condo, and rules that affect resale
If the condo becomes your permanent Florida residence, homestead takes up to $51,411 off the assessed value in 2026, which on a condo in this price range can cut the taxable value by close to a third. The assessment resets to market at purchase, so ignore the seller's tax bill. Amendment 3 on the November 3, 2026 ballot may change parts of the homestead rules; the result is unknown as I write.
Check pet limits, parking rules and lease restrictions in the declaration for resale reasons. If you tell me your budget and whether you lean beach, river or Southside, I can narrow the complexes to a shortlist with approval status checked.
Common questions
Should I buy a condo in Jacksonville in 2026?
Zillow shows Jacksonville condo values down 6.4% over the last year, so buyers have leverage. Buy only after checking reserves, roofs, insurance and any planned assessments in the specific complex.
How much is a condo in Jacksonville, FL?
The typical condo is about $171,895. One-bedrooms average about $134,054 and two-bedrooms about $176,988 per Zillow, with beach buildings priced well above that.
Can I use a VA loan to buy a condo in Jacksonville?
Yes, if the condo project is VA-approved. Ask your lender to check the approval before you sign, and expect the lender to review the association budget and insurance.
Are condo fees high in Jacksonville?
They range widely. Inland garden-style complexes usually have lower fees than oceanfront towers, but low fees can mean low reserves. Read the budget and reserve account before deciding.
