Buying a Condo in West Palm Beach
Why West Palm Beach condos trade at less than half the price of a house
The typical West Palm Beach condo is valued at $208,061 on Zillow's home value index, down 4.3% over the past year, while single-family homes in the city rose 2.0% to $471,470. A condo here costs about 44% of a house, one of the widest gaps I see in South Florida, and the reasons behind that discount are what you need to understand before buying.

Reading the condo discount in West Palm Beach
When condo and house values move in opposite directions, buyers are telling you something. In West Palm Beach the difference between a typical house and a typical condo is about $263,409. Some of that is space and land. A good part is the cost and uncertainty that came with Florida's condo safety laws after 2022: higher reserve contributions, milestone inspections and special assessments in older buildings.
That discount cuts both ways. A well-run building with its reserves funded and inspections done can be a fair buy at today's prices. A building that has not started that work can look cheap and still cost more than a house over five years. My job on a condo search here is mostly separating those two groups.

What a West Palm Beach condo costs by size
A one-bedroom condo or small apartment-style unit is valued around $152,871 and a two-bedroom around $251,333. Three-bedroom homes jump to about $470,695, but at that size most of the stock is single-family, so the three-bedroom condo market is thin and priced building by building.
The lower third of all homes in the city tops out near $210,711, which is roughly where the typical condo sits. In other words, condos make up much of the entry level of the local market. Buyers coming from more expensive metros often find that a two-bedroom here costs less than a one-bedroom where they live now. That is a real advantage, as long as the monthly fee and assessment history check out.

Three kinds of condo buildings in the city
- Downtown towers. Newer high-rises near Clematis Street, the waterfront and the Brightline station, with higher prices per square foot, staffed lobbies and higher fees. These are usually newer than the city's median build year of 1988 and further from their first milestone inspection.
- Garden-style complexes from the 1970s and 1980s. Two- and three-story buildings spread across the city and toward the western suburbs. These make up much of the lower-priced inventory. Three-story buildings fall under the milestone inspection and SIRS rules. Two-story buildings are outside both, though their associations still have to budget ordinary reserves.
- Large 55+ condo communities. Century Village in West Palm Beach is the best-known example, with thousands of older units. Prices are low, the age restriction narrows your resale market, and building condition varies from section to section.
Fees, reserves and assessments: the documents I read first
In a building with deferred maintenance, the monthly fee is only half the picture. Since budgets adopted on or after Dec 31, 2024, owners cannot vote to skip or reduce the reserves required by the Structural Integrity Reserve Study. Buildings that used to waive them now have to fund them, and that often means a jump in dues or a special assessment.
- Current budget and the year-over-year change
- The SIRS and how much of it is funded
- Milestone inspection report, if the building is three or more habitable stories and old enough
- Board minutes from the last 12 months, where planned assessments show up first
- The master insurance policy, its hurricane deductible and the carrier
You have 7 days, not counting weekends and legal holidays, after receiving these documents to cancel a resale contract. Use them.
Getting a loan on a West Palm Beach condo
Lenders review the building as well as the buyer. Projects with unfunded structural repairs, pending litigation, high delinquency, one investor owning many units, or inadequate insurance are often non-warrantable for Fannie Mae and Freddie Mac. That pushes buyers to portfolio loans with larger down payments or to cash. In the lower price ranges, where many units sell to cash buyers, a financed offer can lose to cash simply because the building has not been reviewed.
I ask the lender to request the condo questionnaire as soon as we are under contract, so financing problems surface inside the document review window. On a financed $251,333 two-bedroom with 20% down, the buyer's note stamps come to about $704 and the intangible tax about $402, which is small next to a single year of condo fees but easy to forget.
Ownership rules, resale and where condo buyers start
Pet limits, minimum lease terms, age restrictions and approval interviews all affect who can buy from you later. A building that only allows small pets or requires board approval for every buyer will sell more slowly, and that shows up in price. If you are a Canadian or seasonal buyer, the condo will not qualify for homestead, and the assessed value resets to market after your purchase. Florida has no state income tax, but property taxes and insurance on a second home deserve a line in your budget from day one.
Most of my condo clients here want either a walkable downtown unit or the most space for the money. Those two goals point to different buildings and different risks. Send me your budget, how often you will use the unit and whether you need financing, and I will come back with a shortlist of buildings whose budgets and inspection status I have already reviewed.
