Selling a House in West Palm Beach

Houses near their high, condos 18% off theirs: pricing a West Palm Beach home

The typical West Palm Beach home is worth about $404,711 on Zillow's index, up 2.4% over the past year and 33.4% over five years. That average hides a split: single-family homes at $471,470 are about 3% under their 2024 high, while condos at $208,061 are down 4.3% in a year and roughly 18.6% below their late-2022 peak.

Where the West Palm Beach market stands now

The all-homes index peaked at $419,752 in September 2024, dipped to about $394,500 by December 2025 and has climbed back to $404,711. For a seller, that means prices are firming again after a soft patch, and buyers who waited through 2025 are not getting the discounts they did a year ago.

The condo picture is different. The condo index topped out at $255,716 in December 2022 and has drifted lower since, sitting near $208,000 for most of 2026. Census data shows 38.5% of homes in the city are in buildings of 10 or more units, so a large share of sellers are competing in the softer half of the market. Single-family houses make up 38.4% of homes, and their index rose 2.0% in the past year.

Neighborhood spread: from $140,000 to $3.5 million

Few Florida cities have a wider range inside their limits. Zillow's neighborhood values run from about $140,065 in Golden Lakes to $3,562,135 in El Cid. The direction of travel splits along similar lines.

The historic districts south of downtown, El Cid and Flamingo Park among them, have been the strongest part of the city for five years. If you own there, recent sales in your own pocket matter more than the city average. If you own in a western condo community, expect buyers to compare you against every similar unit on the market and negotiate accordingly.

Seller costs on a $405,000 sale in West Palm Beach

Sale price (typical home value)$405,000
Deed doc stamps ($0.70 per $100)−$2,835
Owner's title policy−$2,100
Settlement, lien search and recording (estimate)−$1,200
Before commission and mortgage payoff$398,865

Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.

Setting a list price buyers will act on

Zillow's bedroom figures give a quick check: a 2-bedroom is about $251,333, a 3-bedroom $470,695, a 4-bedroom $674,736 and a 5-bedroom or larger $917,857. The lower third of the market sits under about $210,711 and the upper third starts near $777,649. A house in the middle band, three bedrooms around $450,000 to $500,000, is where buyer traffic is broadest.

Overpricing costs more in a flat market than in a rising one. Buyers set their search filters in round numbers, and a listing that misses the first two weeks of attention tends to sit. I would rather a seller start at a price backed by the last 90 days of closings and leave room to hold firm than start high and chase the market down.

Condition sets the rest of the gap. Half the homes in the city were built before 1988, so a buyer's inspector will spend time on the roof, the electrical panel, the water heater, the plumbing and the AC. A pre-listing inspection shows you that list first. Fix what is cheap and obvious, get written quotes for the bigger items, and decide before you list whether to repair them or price them in. Buyers react far better to a known issue with a quote attached than to a surprise in week two.

Paperwork that clears a West Palm Beach closing faster

With a median year built of 1988, many homes here are old enough that buyers' insurers ask for a 4-point inspection on top of the wind mitigation report. Pull your roof permit, any impact window or shutter permits, and the most recent wind mitigation form before listing. A buyer who gets a firm insurance quote in the first few days is far less likely to cancel during inspections.

Florida law requires you to disclose known defects that materially affect value and aren't readily visible, and since October 1, 2025 to complete the flood disclosure: any flood damage you know of during ownership, any flood insurance claims, and any federal flood assistance received. For condos, request the estoppel certificate, the budget, the structural integrity reserve study and any milestone inspection report early. Buyers receive association documents and can cancel within a short window after getting them, so gaps there can unwind a deal you thought was done.

Your costs at closing and the tax side

The seller customarily pays the deed doc stamps at $0.70 per $100 of price, about $2,830 on a $404,711 sale. In Palm Beach County the seller also customarily buys the owner's title policy for the buyer, unless the contract says otherwise. Property taxes are paid in arrears in Florida, so you credit the buyer at closing for the part of the year you owned the home.

Commissions are negotiable. Since August 2024, offers of compensation to buyer agents no longer appear on the MLS and you choose whether to offer one or a closing concession. Treat it as part of your net, alongside price and repairs.

Florida has no state income tax. For federal purposes, up to $250,000 of gain ($500,000 married filing jointly) is excluded on a primary residence owned and occupied two of the past five years. The all-homes index here is roughly 3.5 times its 2012 level, so owners from that era should run the numbers with a CPA. Sellers who are foreign persons face FIRPTA withholding of 15% of the price unless an exception or a withholding certificate applies. This isn't legal or tax advice.

Questions buyers ask

What is my home worth in West Palm Beach?

The typical home is about $404,711 on Zillow's index, a single-family house about $471,470 and a condo about $208,061. Because neighborhood values range from under $150,000 to over $3 million, a valuation based on recent sales in your own neighborhood is the only reliable figure.

Is it a good time to sell a condo in West Palm Beach?

Condo values are down 4.3% in a year and about 18.6% below the December 2022 peak, but the index has held near $208,000 through 2026. A well-documented building with funded reserves and no pending special assessment sells more easily than one with open questions.

How much does it cost to sell a house in West Palm Beach?

Plan for deed doc stamps of $0.70 per $100, the owner's title policy (customarily the seller's cost in Palm Beach County), prorated property taxes, any HOA or condo estoppel fee and the brokerage fees you negotiate. On a $404,711 sale the doc stamps alone are about $2,830.

Which West Palm Beach neighborhoods are rising fastest?

On Zillow's data, Northwood Shores (up 29.1%), South Side (up 25.4%), Prospect-Southland Park (up 18.3%), Old Northwood (up 14.9%), El Cid (up 14.1%) and Flamingo Park (up 14.0%) gained the most over the past 12 months.
