Buying a Condo in Delray Beach
Cheap entry prices, older buildings and the paperwork that decides the real cost
The typical Delray Beach condo is worth about $169,347 on Zillow's home value index, down 4.3% over the past year, while the typical single-family house rose 4.6% to $588,597. That gap is the whole story of the Delray condo market right now: entry prices are low, and the reason they are low sits in the association's budget and inspection reports.

Why Delray condo values slipped while houses climbed
A Delray Beach house now costs roughly 3.5 times what a typical condo does. Over twelve months the two moved about nine points apart. Houses kept rising on limited supply, and condos lost ground as owners started paying for the post-2022 safety rules.
Census data shows 30.8% of Delray homes sit in buildings with 10 or more units, and the median home was built in 1983. A large share of the city's condo stock is from the 1970s and 1980s, much of it in big associations west of I-95. When buildings of that age fund full reserves and repair their structures, the monthly fee goes up, and buyers pay less for the unit to compensate.
For you, this means a low price can be fair or can be a warning. The unit price only makes sense next to the fee, the reserve balance and any assessment already voted.

What one and two bedrooms buy in Delray Beach
Zillow puts the typical 1-bedroom at about $98,524 and the typical 2-bedroom at about $218,134. Doubling the bedroom count more than doubles the price, mostly because 2-bedroom units cluster in newer or better-located buildings, including those east of Federal Highway and closer to Atlantic Avenue and the beach.
- Under $120,000: mostly 1-bedroom and small 2-bedroom units in large older associations, many of them age-restricted. Check the age rule before you fall for a unit.
- $150,000 to $250,000: 2-bedroom units in mid-size complexes, often with a newer roof and updated reserves. This band moves fastest when the paperwork is clean.
- Above $400,000: newer buildings and units near the downtown and the ocean, where the comparison shifts toward townhouses and small houses.

Milestone inspections and SIRS in 1980s buildings
Florida now requires a milestone structural inspection for condo buildings three or more habitable stories tall, due by December 31 of the year the building turns 30 (or 25 if the local building official requires it), then every 10 years. Most Delray buildings from the early 1990s and before are already past that line.
Associations must also complete a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners can no longer vote to waive or cut those structural reserves. A building that skipped reserves for decades has to catch up through higher fees, a special assessment, a loan, or a mix.
Before I write an offer on an older Delray condo, I want three things from the association: the milestone inspection report (phase one, and phase two if it was triggered), the most recent SIRS, and the current budget showing how the reserve line compares to the study.
Seven days to read the association documents
On a resale condo, you can cancel within 7 days (weekends and legal holidays excluded) after you receive the association documents. Use that window for real reading.
- Budget and reserve schedule: compare the reserve contribution to what the SIRS recommends.
- Board minutes for the past year: this is where planned assessments, roof work and concrete repairs show up first.
- Insurance declarations: the master policy's wind deductible tells you what owners could be billed after a storm.
- Rules: pet limits, vehicle rules, age restrictions and approval requirements for future buyers. These affect how easily you can sell later.
- Estoppel certificate: confirms the seller's balance and any assessment already levied on the unit.
If an assessment has been approved, negotiate who pays it in the contract. Sellers in Delray are giving ground on this more often than two years ago.
Financing a Delray condo: warrantable or not
Conventional lenders review the building, not only you. A condo can be classed as non-warrantable if the association has low reserves, ongoing litigation, a large share of owners behind on dues, unfinished critical repairs, or a single owner holding too many units. Many older buildings landed in that category after the new structural rules.
A non-warrantable condo can still be bought with cash or a portfolio loan, usually with a bigger down payment and a higher rate. That narrows your future buyer pool too. Ask your lender to run the condo questionnaire early in the inspection period, before you pay for appraisals.
Owners who make Delray their permanent residence can apply for the Florida homestead exemption, worth up to $51,411 off assessed value in 2026, with future increases capped by Save Our Homes. Seasonal owners, who hold 11.7% of Delray's housing units according to Census data, get no exemption and pay on the full assessed value, capped at 10% a year on non-school levies.
Building insurance and hurricane deductibles
The association insures the structure, and that premium is built into your fee. Your own HO-6 policy covers the interior, your belongings and loss assessment. Hurricane deductibles in Florida are a percentage of coverage (2%, 5% or 10%) and apply once per calendar year.
Get your own HO-6 quote during the inspection period and ask the agent to add loss assessment coverage. Check the FEMA flood zone of the building too, especially east of the Intracoastal. If the numbers still work after fee, reserves, insurance and any assessment, the low Delray entry price is real, and a shortlist of buildings with clean documents is the next step.
Questions buyers ask
Is it a good time to buy a condo in Delray Beach?
Prices are softer than for houses: the typical condo is about $169,347, down 4.3% in a year per Zillow. That gives buyers room to negotiate, but only buildings with funded reserves and finished inspections are bargains.
How much are condo fees in Delray Beach?
They vary widely by building age, amenities and how far the association is from full reserve funding. Ask for the current budget and the SIRS, and compare the fee to what similar buildings charge before you decide a price is fair.
Can I get a mortgage on an older Delray Beach condo?
Often yes, if the building is warrantable. Low reserves, unfinished structural repairs or litigation can make it non-warrantable, which usually means cash or a portfolio loan with a larger down payment.
Do Delray Beach condos have age restrictions?
Many of the large older associations west of I-95 are 55+ communities. Read the declaration and rules before making an offer, because an age rule affects who can live there and who can buy from you later.
