Is Delray Beach a Good Place to Retire?
A retiree market with cheap condos, expensive houses and fees to read closely
Yes, Delray Beach is a good place to retire for most buyers, and the numbers show it: Census data puts 28.0% of residents at 65 or older, and Zillow's typical condo is about $169,347. The catch is that the affordable end is mostly older condo associations where fees and assessments matter as much as the price.

How many retirees already live here
Delray's median age is 51.3, and more than one resident in four is 65 or older. About 11.7% of homes are seasonal, owned by people who spend winters here and summers elsewhere. That mix is useful for a retiree. Clubs, activity calendars and services in the west-side communities are built around older owners, and you will rarely be the only newcomer in your building.
It also shapes the year. January through April is busy, with fuller restaurants and longer waits at medical offices. From June to October the city is much quieter, which some full-time retirees prefer.
One practical point for couples: if one spouse is under 55, most communities still allow the purchase as long as the other qualifies, but rules on younger occupants and long guest stays vary. Read the age policy in the association documents before you write an offer, especially if grandchildren will visit for weeks at a time.

What retirees actually pay for a home
Zillow's home value index gives a clear ladder for the homes retirees tend to buy:
- 1-bedroom: about $98,524, almost always a condo in an older community.
- 2-bedroom: about $218,134, typically a condo or attached villa.
- Single-family house: about $588,597.
The gap between a 2-bedroom and a house is roughly $370,000, so the condo-or-house choice decides most of your budget. Trends also differ. Condos fell 4.3% over the past year while houses rose 4.6%. Several large 55+ communities on Zillow's list lost value over five years, including Kings Point at about $91,400 (down 14.8%) and Villages of Oriole at about $160,414 (down 7.0%), while the city overall rose 19.5%. A low price in those communities reflects real costs coming due in older buildings, so price the fees and reserves before you call it a bargain.

55+ communities and the fees on a fixed income
Under the federal Housing for Older Persons Act, a 55+ community needs at least 80% of occupied units to have a resident 55 or older. Delray has many of them, mostly condos and villas built in the 1970s and 1980s, plus newer gated single-family active-adult communities at much higher prices.
For a retiree living on a pension or Social Security, the monthly fee is the number to stress-test. Older condo associations must fund reserves under Florida's post-2022 rules, and many are raising fees or levying special assessments to catch up. Before you make an offer, ask for:
- The current budget and the last two years of fee increases.
- The reserve study, plus the SIRS and milestone inspection where the building requires them.
- Board minutes from the last 12 months, where planned assessments show up first.
- Any separate recreation or club dues that sit outside the condo fee.
In single-family HOA communities, fees usually cover the gate, common areas and clubhouse. Ask whether the community also has a CDD assessment on the tax bill.
Healthcare and getting around without long drives
Delray Medical Center is in the city, on the west side close to many of the 55+ communities. Boca Raton and Boynton Beach have their own hospitals within a short drive. Tri-Rail has a Delray Beach station for trips south, and Palm Beach International Airport is the closest major airport for visits from family.
If you plan to stop driving at some point, location inside the city matters. Downtown and the blocks near Atlantic Avenue are walkable. Most west-side communities are car-dependent, though many run their own shuttles or activity buses. Ask the association what transport it offers.
Taxes and insurance for retirees
Florida has no state income tax, so pension income and retirement account withdrawals are not taxed by the state. If Delray is your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly assessment increases at 3% or CPI. That cap protects a fixed budget better than any fee schedule will. Snowbirds who keep a primary home elsewhere get no homestead here. This isn't tax advice; confirm your situation with a tax professional.
In a condo, the association insures the building and you carry an HO-6 policy for the interior. In a house, the full premium is yours. Hurricane deductibles are a percentage of dwelling coverage, often 2% to 10%, so keep that amount in savings. Ask for roof age and a wind mitigation report before you buy, and plan who will secure the home if you are away in summer.
Who Delray fits and who it doesn't
It fits retirees who want an active 55+ community with clubs and pools at a modest price, and who are willing to read association documents closely. It also fits buyers with a larger budget who want a house near the beach or downtown and can absorb insurance costs.
It fits less well if you need a low, predictable monthly cost and are looking at the cheapest older condos, because those are where assessments are most likely. It also fits less well if you want a quiet winter: the season is busy. Compare the cost of a house in nearby Greenacres at about $280,329 for all homes, or Boynton Beach at $404,476, if Delray's house prices stretch the budget. I can put together a shortlist of communities that match your income and the fees you are comfortable with.
Quick answers
What does it cost to retire in Delray Beach?
Housing is the biggest variable. Zillow's typical 2-bedroom is about $218,134 and a typical house about $588,597. Add association fees, an HO-6 or homeowner's policy and property tax. Florida has no state income tax, and homestead lowers the tax on a permanent residence.
Are there many retirement communities in Delray Beach?
Yes. Delray has a large stock of 55+ condo and villa communities, mostly built in the 1970s and 1980s on the west side, plus newer gated active-adult single-family communities at higher prices.
Why are some Delray 55+ condos so cheap?
Older buildings face higher reserve funding and inspection costs under Florida law, which raises fees and can bring special assessments. Zillow shows some large 55+ communities losing value over five years while the city rose 19.5%.
Can I get homestead if I only spend winters in Delray?
No. Homestead requires the property to be your permanent residence. A seasonal home pays tax without the exemption and has a 10% cap on assessment increases for non-school levies.
