Is Cape Coral a Good Place to Retire?

A lower-cost Gulf coast city for retirees who want a house and a boat, and can handle the upkeep

Cape Coral is a good place to retire if you want a single-family house, maybe on a canal, at a lower price than most of the Gulf coast: Zillow's index puts a typical two-bedroom home at $206,136 and a single-family home at $344,851. It is less of a retiree town than its neighbors, with 25.0% of residents 65 or older, and it asks more of owners in maintenance and storm planning.

A mixed-age city rather than a retirement town

Census data puts Cape Coral's median age at 48.6. One in four residents is 65 or older, a much smaller share than in Bonita Springs or Estero, and seasonal homes are 11.7% of the housing. Your neighbors are as likely to be working families as retirees, and most are home year-round.

For some retirees that is the appeal: a normal city with a mix of ages, schools and businesses, rather than a gated golf enclave. For others, it means fewer built-in social structures. There are clubs, churches, boating groups and community centers, but you find them yourself rather than walking to a clubhouse.

What retirees pay for a home

All homes are up just 1.1% over five years and down 2.9% over the year. That flat run is unusual in Florida, and for a retiree buying with cash or a modest mortgage, it means more choice and less pressure than in most coastal cities.

For comparison, Fort Myers is at $304,566 and North Fort Myers at $261,655, while Bonita Springs at $502,544 and Estero at $486,132 cost far more. A retiree budget that buys a villa in Bonita often buys a three-bedroom pool home in Cape Coral.

Healthcare access

Cape Coral Hospital, part of the Lee Health system, is in the city, and the larger Lee Health hospitals and specialist practices are across the river in Fort Myers. Many retirees use both. Depending on where you live in the Cape, getting to Fort Myers means one of the bridges and, in winter, real traffic, so look at the drive to your likely doctors before choosing a neighborhood.

House, condo or 55+: what fits retirement here

Nearly 80% of Cape Coral homes are single-family detached, and that is what most retirees here buy. Many streets have no HOA, so there are no monthly dues, and you can keep a boat, trailer or truck at home. Gulf-access canal homes let you fish or cruise from your backyard.

The trade-off is upkeep. You handle the lawn, pool, seawall, shutters and roof yourself, and if you travel north for the summer, someone has to check the house. Retirees who want less of that buy a condo or villa, or look at the 55+ communities in Fort Myers and North Fort Myers, since formal age-restricted communities are scarce inside the Cape.

If you expect to stop driving one day, think about distance to groceries and doctors now. Much of the Cape is spread-out residential grid with services along a few main roads.

One more point for retirees from up north: many Cape Coral houses have pools and screened lanais, which add to monthly service costs but are also where much of daily life happens here. If you would rather not maintain a pool at 75, filter for houses without one now, since removing or filling a pool later is its own project.

Fixed-income costs beyond the mortgage

Homestead, the 3% cap and storm planning

Florida has no state income tax, which suits retirees on pensions, Social Security and IRA withdrawals. A permanent Cape Coral resident can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes keeps yearly assessment increases to 3% or CPI. A part-year owner who keeps a home state elsewhere gets no exemption. Expect your first tax bill to reflect what you paid, whatever the seller was paying. Amendment 3 could rework some of these rules if voters pass it on Nov 3, 2026. This isn't legal or tax advice.

Hurricane Ian in 2022 flooded many homes in the southern and western Cape. Retirees should know their evacuation zone, have a plan for leaving early, and favor higher elevation and newer construction when the budget allows. Ask whether any house you consider took water in Ian.

Who Cape Coral suits and who it doesn't

It suits active retirees who want a house rather than a condo, value boating or fishing, want to stretch a budget on the Gulf coast, and are comfortable managing a property or paying for help.

It is a weaker fit for retirees who want a walkable town, a built-in social life at a clubhouse, very low maintenance, or minimal flood exposure. If you tell me which list sounds more like you, and whether a boat is part of the plan, a Cape Coral shortlist with insurance and assessments estimated for each home is the logical next step.
