Is Marco Island a Good Place to Retire?

Yes for retirees with a healthy budget and a plan for healthcare in Naples

Yes, for retirees who can afford it: 59.3% of Marco Island residents are 65 or older according to Census data, and the typical condo, the home most retirees here buy, is valued at about $587,751 on Zillow's home value index. The trade-offs are cost, insurance, storm exposure and the fact that hospital care is on the mainland in Naples.

An island already built around retirees

The Census numbers for Marco are some of the oldest in Florida: median age 67.9, about 59.3% of residents 65 or older, and 49.2% of housing units used seasonally. In practice, you are moving to a place where clubs, boating groups, church calendars and restaurant hours are organized around people who are retired, and where many neighbors split the year with another home.

That has two sides. Social life is easy to find in winter. In summer, a retiree living alone in a half-empty condo building can feel isolated. I suggest spending at least one August week on the island before buying for year-round living.

What retirees typically pay for a home

Zillow's numbers by home type and size:

The lower third of the whole market ends around $431,419, so a budget below that mostly means smaller or older condos. Condo values have fallen about 18% from their 2022 high, which gives buyers more room to negotiate than they had a few years ago, but it also reflects higher association costs in older buildings.

Condo fees on a fixed income

Most Marco condo towers went up decades ago (the island's median home was built in 1987), and Florida's condo safety laws now require milestone structural inspections and a Structural Integrity Reserve Study, with reserves that owners can no longer vote to skip. For a retiree, the monthly fee and the chance of a special assessment matter as much as the purchase price.

Florida gives resale condo buyers 7 days after receiving the association documents to cancel. Use those days to read them, not skim them.

Healthcare: what is on the island and what is not

NCH runs an urgent care center on Heathwood Drive on the island, with imaging and physicians trained in emergency medicine. Hospital admissions, surgery and most specialists are in Naples, a drive of roughly half an hour or more depending on traffic and season. Retirees who manage a chronic condition should map out their doctors before choosing between the island and a mainland Naples neighborhood, where Zillow's typical home is about $545,587.

Taxes, homestead and the 3% cap

Florida has no state income tax, so pensions, Social Security and retirement account withdrawals are not taxed by the state. If Marco becomes your permanent residence, the homestead exemption can reduce assessed value by up to $51,411 in 2026, and Save Our Homes limits annual assessment increases to 3% or the inflation rate. A seasonal owner whose legal home is elsewhere gets neither. A proposed change to property tax exemptions, Amendment 3, is on the November 3, 2026 ballot and needs 60% to pass, so check its result before you budget. This isn't legal or tax advice; confirm the details with a tax professional.

Hurricane plans for retirees

Hurricane Irma came ashore on Marco Island in 2017, and later storms brought surge to low parts of the island. A retiree's plan should include:

Daily life without a long commute to anything

A retiree's week on Marco tends to stay on the island: groceries, restaurants, the beach at Tigertail or along the condo strip, fishing or boating out toward the Ten Thousand Islands, and clubs that meet in season. Getting around is simple on an island this size, and many residents keep one car. What pulls you off the island is mostly medical care, larger shopping and flights, which leave from Southwest Florida International in Fort Myers. If you plan to stop driving at some point, think about that early. A condo near shops is easier to manage without a car than a house deep in a canal neighborhood.

Who Marco fits and who should look elsewhere

Marco fits retirees who want the Gulf, boating or beach walking as daily life, are comfortable with condo living or have a budget well above a million for a house, and do not mind driving to Naples for medical care. It fits less well for someone on a tight fixed income, someone who wants a gated 55+ community with a big amenity center, or someone who needs frequent specialist visits. Marco has very few age-restricted communities in the formal sense; most retirees live in ordinary condo buildings and neighborhoods. If you tell me your monthly budget including fees and insurance, I can show you which buildings and streets fit it.

Questions buyers ask

Is Marco Island expensive to retire in?

Yes compared with most of Florida. Zillow's typical Marco condo is about $587,751 and a typical house about $1,452,301, and insurance and condo fees add to the monthly cost.

Are there 55+ communities on Marco Island?

Formal age-restricted communities are rare on the island. Most retirees live in condo towers and canal neighborhoods that are simply full of retirees.

What hospital serves Marco Island?

NCH runs an urgent care center on the island; hospital care is in Naples on the mainland.

Do retirees pay state income tax in Florida?

No. Florida has no state income tax, including on pensions and Social Security. A permanent resident can also claim the homestead exemption on property taxes.
