Living in Old Naples
The original town by the Gulf, where elevation decides more than the address
Old Naples has a typical home value of $947,832 on Zillow's home value index, about 1.7 times the Naples all-homes figure, and it's the one high-priced area on Zillow's Naples list that has barely moved in five years: up 4.0%, against 20.6% for Naples overall. This is the original town, where you can walk to Fifth Avenue South, Third Street South, the Naples Pier and the beach.

The old grid between the Gulf and Naples Bay
Old Naples sits inside the City of Naples, on the strip of land between the Gulf of Mexico and Naples Bay, south of the downtown core. The streets run in a grid of numbered avenues, and many of them end at a public beach access. The Naples Pier is at the foot of 12th Avenue South. Fifth Avenue South and Third Street South are the two main shopping and restaurant streets, and Gordon Drive runs along the Gulf side.
Housing is mixed. Older one-story cottages and ranch houses still stand next to large new elevated homes that replaced them. Near the commercial streets there are condos, townhomes and small mixed-use buildings. At the southern end, Old Naples gives way to Port Royal and Aqualane Shores, which Zillow tracks separately.
Why the five-year number is so low
Zillow's index blends everything in the neighborhood, from a small older condo to a new Gulf-side house. The flat five-year trend tells you the typical home here did not keep pace with the rest of Naples, and the past year was flat as well, at -0.1%. Zillow's index can't tell you why. A likely factor is a split in the housing itself: older homes that sit low and took water in Hurricane Ian in 2022 have been harder to sell, while new, elevated homes and well-run condo buildings near Fifth Avenue have held value. When you read comps, separate those two groups before you draw any conclusion.

City of Naples rules that come with the address
Because Old Naples is inside city limits, permits, zoning and flood rules come from the City of Naples, not Collier County. The rule buyers feel most is the substantial improvement rule. If repairs or renovations to a house in a FEMA high-risk flood zone cost more than half of the building's value, the house has to be brought up to current flood standards, which often means elevating it or rebuilding. For an older low house, that rule can decide whether a renovation plan is even possible.
Before you sign, ask the city's building department how it counts improvements, whether past permits on the house count toward the threshold, and what elevation a rebuild on that lot would require.
What to check on an Old Naples house or condo
- Elevation certificate. Compare the lowest floor with the base flood elevation. This one number drives flood insurance and future rebuild cost.
- Flood history. Ask whether the house took water in Ian or any later storm, what was repaired and whether there were insurance claims.
- Roof and wind. Roof age, roof-to-wall attachment and impact windows or shutters, documented in a wind mitigation report.
- Lot and setbacks. If you might rebuild, ask what size house the lot allows under current city rules.
- For condos. Milestone inspection, SIRS and reserves, any special assessment, and the master insurance policy. Many buildings near downtown are older and three stories or more.
How Old Naples compares on price
On Zillow's list, Lake Park is at about $951,482, almost the same typical value as Old Naples, but it has gained 46.6% over five years. The Moorings, at about $1,097,105, and Pelican Bay, at about $1,314,551, are higher. Coquina Sands, just to the north along the Gulf, is about $1,890,533. To the south, Aqualane Shore is about $7,605,613 and Port Royal about $14,653,495.
So Old Naples is the least expensive way into the Gulf-side city on Zillow's numbers, mostly because its average includes so many condos and older homes. For a single-family house a few blocks from the beach, expect to pay well above the neighborhood average.
Daily life in Old Naples
The appeal is walking. Many owners bike or walk to dinner, the beach and the pier and use the car only for errands. The cost is crowds in season. From January to April, Fifth Avenue South and the beach accesses are busy, parking is tight and traffic on US 41 slows down. The City of Naples has a median age of 67.3 and 40.8% seasonal homes, according to Census data, and Old Naples follows that pattern closely. Summer is quiet, hot and wet, and some streets feel empty for months.
Noise is part of the package too. Living a block off Fifth Avenue South means restaurant traffic and events on weekend evenings. Living on a street with active rebuilding means construction crews for a year or more. Walk the block at night and on a weekday morning before you decide.
Who Old Naples suits
Old Naples suits buyers who want to walk everywhere and live close to the Gulf, retirees and second-home owners who like a small-town grid with restaurants nearby, and buyers ready to rebuild or buy new to current flood standards. It suits less well a buyer who wants a large lot for the money or who doesn't want to think about elevation. If you tell me whether you want a condo near Fifth Avenue or a house near the beach, I can sort the current listings by elevation and condition.
Quick answers
Is Old Naples a good place to live?
For buyers who want a walkable town by the Gulf and can manage flood and insurance costs, it is one of the most popular parts of Naples. Zillow puts the typical home at $947,832.
Why have Old Naples home values grown so slowly?
Zillow shows a 4.0% rise over five years. The index mixes older condos and low older homes, some damaged in Hurricane Ian, with new elevated houses, and the older stock has been the weaker part.
Is Old Naples in the City of Naples?
Yes. Permits, zoning and flood rules come from the City of Naples.
What is the 50% rule in Old Naples?
In FEMA high-risk flood zones, if improvements or repairs exceed half of the building's value, the house must be brought up to current flood standards. Ask the city how it applies the rule before you buy an older house.
