Reading the price gap by home size
The gap grows as homes get bigger. A two-bedroom costs about $355,543 in Naples and $214,882 in Fort Myers. A three-bedroom is $607,154 against $341,108. At four bedrooms Naples reaches $1,040,389 while Fort Myers is $503,575, so the Naples home costs more than double.
For detached houses, the figures are $671,601 and $352,645. For condos, $378,644 and $216,573. Even at the bottom of each market there is a large difference: Naples' lower third tops out near $312,336, which is close to the Fort Myers median.
A practical way to put it: the budget for a typical Naples condo buys a typical Fort Myers house with some cash left over. Buyers who want a house and have under $400,000 will find far more choice in Fort Myers.
Recent trend: Fort Myers softer
Naples gained 20.6% over five years. Fort Myers gained 6.7%. Over the past twelve months Naples slipped 1.4% and Fort Myers fell 4.2%, with condos down 7.5%. Fort Myers houses are down 3.2%.
Part of the softness traces back to Hurricane Ian in 2022, which hit Lee County hard, and the insurance and rebuilding costs that followed. More inventory and falling prices give buyers leverage on price and terms. They also make it more important to know the exact storm history and repair record of the home you are buying.

Naples the city versus Naples the area
The Naples figures here cover the city itself, which Census counts at 19,704 residents. The median age is 67.3, more than half the population (55.8%) is 65 or older, and 40.8% of housing units are seasonal homes. More than half of units, 52.0%, are in buildings of 10 or more units. The city is mostly condos and expensive houses close to the Gulf and the downtown streets around Fifth Avenue South and Third Street South.
Many buyers who say Naples mean the wider Collier County area east and north of the city, where prices and housing types differ. If you search by Naples mailing address, you will see a much wider range of homes than this city data reflects.
Fort Myers has 95,051 residents, a median age of 41.3 and 23.2% aged 65 and up. Seasonal homes are 11.4% of its stock. It feels like a working city with a downtown on the Caloosahatchee River, and the beaches are a drive away across the bridges to Fort Myers Beach and Sanibel.
Newer houses in Fort Myers, older condos in Naples
Fort Myers' median home was built in 2001, which is young for a Florida city. Naples' median is 1983. That shapes what you inspect.
In Fort Myers, many homes are in newer subdivisions built to post-2002 Florida Building Code standards, which tends to help on wind mitigation and insurance. Many of these communities carry HOA dues, and some have CDD assessments that appear on the property tax bill. Ask for both before comparing houses.
In Naples, older mid-rise and high-rise condo buildings bring the post-2022 condo rules into play. Buildings three stories or taller need a milestone inspection by the end of the year they reach 30 years (or 25 where the local official requires it), plus a structural integrity reserve study every 10 years. Ask for both, plus the current budget and any special assessments. As a resale buyer you can cancel within 7 days, excluding weekends and legal holidays, of receiving the association documents.
Flood and storm questions for both
Both cities sit low along the Gulf coast and both have canal and river frontage. After Ian, buyers should treat storm history as a standard question. Ask the seller whether the home flooded, whether it was repaired with permits, and whether it was raised or rebuilt. Pull the FEMA flood zone and request an elevation certificate if the seller has one.
If you finance a home in an A or V zone, your lender will make flood coverage a condition of the loan. Even outside those zones, a flood quote costs nothing and protects you from surprises. Get the homeowners and flood quotes inside the inspection period. Hurricane deductibles are typically 2%, 5% or 10% of dwelling coverage and apply once per calendar year.
Getting around and getting out
Southwest Florida International Airport sits in Fort Myers and serves both cities; from downtown Naples it is a drive of roughly 40 minutes in normal traffic. I-75 links the two, and US-41 runs closer to the coast.
Seasonal traffic is real in both. Winter months bring heavier roads, fuller restaurants and longer waits for service providers. If you plan to live there year-round, visit once in February and once in August.
Who each city fits
Naples fits buyers with a larger budget who want walkable downtown streets near the Gulf, retirees who want a community where most neighbors are 65 and older, and seasonal owners who want a building full of people on the same schedule.
Fort Myers fits buyers who want a newer house for a much lower price, families and working-age buyers, and anyone willing to take advantage of a softer market. For many relocating buyers, Fort Myers plus a drive to the beach is the trade that makes the numbers work.
