Sarasota vs St. Petersburg: Where to Buy
Sarasota costs more on average, yet a two-bedroom is a tie
On Zillow's index the typical Sarasota home is worth $410,998 and the typical St. Petersburg home $351,862, about $59,100 apart. The gap is uneven: two-bedroom homes cost almost the same in both cities, while Sarasota's condos and larger houses carry most of the premium.

Where the premium sits
Start with the size most people buy. Two-bedroom homes run $295,584 in Sarasota and $299,835 in St. Pete, so St. Pete is actually a few thousand dollars higher. Three-bedroom homes are $440,109 and $427,983, a difference of about $12,100. The gap only becomes large at four bedrooms, $700,324 against $631,702.
One-bedroom homes show the opposite: $174,363 in Sarasota and $132,503 in St. Pete. Small condos are noticeably cheaper across the bay.
By type, Sarasota condos average $263,924 against $199,382 in St. Pete, a premium of about 32%. Detached houses are $443,015 in Sarasota and $375,475 in St. Pete. Many Sarasota condo units sit on the bayfront or the keys, which pulls the citywide condo number up.
Trends over one and five years
The five-year numbers are close: Sarasota up 12.2% and St. Pete up 13.0%. Over the last year Sarasota fell 1.5% and St. Pete held flat, up 0.1%. Houses in St. Pete rose 0.6% while Sarasota houses dropped 1.4%.
Condos fell in both, 5.2% in Sarasota and 6.1% in St. Pete. Condo buyers in both cities are seeing more listings, longer days on market and sellers more willing to negotiate, especially in older buildings with pending repairs.
The house markets are steadier. A flat St. Pete house market alongside a slightly falling Sarasota one means a Sarasota seller may be a little more flexible right now, though individual listings vary more than the citywide averages suggest. Look at how long a specific home has been listed and whether the price has already been cut before deciding how hard to push.

City size and who lives there
St. Petersburg is the much larger city, with 262,732 residents against 56,970 in Sarasota. St. Pete is younger, with a median age of 43.1 against 48.2. Residents 65 and over are 21.1% of St. Pete and 29.2% of Sarasota. Seasonal homes are 5.1% of St. Pete's housing and 14.5% of Sarasota's.
The practical result: Sarasota feels more like a seasonal resort city with a strong arts scene and a busy winter. St. Pete has a larger year-round downtown, with museums such as the Dali, a long waterfront park system along Tampa Bay and the shorter drive to Tampa jobs.
Old houses in St. Pete, more towers in Sarasota
St. Pete's median year built is 1969, seven years older than Sarasota's, and 55.3% of its homes are detached houses. Sarasota's median is 1976, with 39.0% detached houses and 35.8% of units in buildings of 10 or more.
If you buy a 1950s or 1960s St. Pete house, you will likely need a 4-point inspection for insurance. Look for cast iron drain lines, older electrical panels and original plumbing, all common in houses of that age. A sewer scope is cheap compared with the cost of a failed main line.
For a Sarasota condo, the focus is the association: the milestone inspection, the structural integrity reserve study, the budget and any special assessments. Ask for the master insurance policy and its hurricane deductible. You have 7 days after receiving the documents to cancel a resale contract, not counting weekends and legal holidays.
Storms and low ground in both
Both cities had storm surge and wind damage in 2024 from Hurricanes Helene and Milton. Low-lying parts of St. Pete along the bay and Sarasota's barrier islands took water. Many sellers have since repaired or rebuilt, and some homes were elevated.
For any address, ask about flood history and repairs in writing, check the FEMA flood zone and ask for an elevation certificate. Get a flood quote even if the home sits outside a required zone. Insurance can be a larger share of monthly cost here than in inland Florida, so collect quotes early in the inspection period.
Taxes for the year after closing
Both cities use the same statewide rules. The assessed value resets at sale, so the first tax bill reflects your purchase price. A permanent resident gets homestead, worth up to $51,411 off assessed value in 2026, and the 3% or CPI cap on future increases. A second home gets neither, and its non-school assessment can rise up to 10% a year.
Sarasota's higher seasonal share means more buyers there are buying without homestead, which is worth factoring into the monthly comparison.
Connecting the two
The Sunshine Skyway Bridge links Pinellas County with Manatee County, and Sarasota is a short drive south from there. Depending on where you start, the drive between the two downtowns is usually around an hour.
St. Pete buyers can fly from St. Pete-Clearwater or Tampa International. Sarasota buyers use Sarasota Bradenton International, which sits just north of the city.
Who each city fits
Sarasota fits buyers who want a seasonal or retirement community with a bayfront downtown and barrier-island beaches, and those willing to pay more for a condo near the water.
St. Petersburg fits buyers who want a cheaper one-bedroom or condo, a larger year-round city, and an older house with character, along with the extra inspection work it requires. Two-bedroom buyers can shop both cities on equal terms.
Because the two-bedroom and three-bedroom numbers are so close, the deciding factors for most buyers end up being flood exposure, insurance quotes and the age of the systems in the specific house. A shortlist that pairs similar homes in each city, with the flood zone and roof age next to the price, makes that comparison quick.
