55+ Communities in Naples
Age-restricted living in a city where most neighbors are already retired
Naples is already a retiree city by the numbers, with 55.8% of residents aged 65 or older and a median age of 67.3 in Census data. Most formal 55+ communities with a Naples address sit outside the small city limits in greater Collier County, so the real choice is between an age-restricted community with amenities and an ordinary neighborhood that happens to be full of retirees.

What makes a Naples community legally 55+
Under the federal Housing for Older Persons Act, a community can restrict by age if at least 80% of occupied units have at least one resident who is 55 or older, and it follows published policies and age verification. The other 20% gives some flexibility, often for a younger spouse or an heir who inherits a unit. Each association sets its own rules on younger residents and visiting grandchildren, so read them rather than assuming.
In Naples many condo buildings and older villa complexes are not formally age-restricted but are effectively adult communities in winter. If the 55+ label matters to you for quiet or for resale, confirm it in the recorded documents.

The kinds of 55+ housing you will find around Naples
- New-construction active-adult communities. Del Webb Naples and GL Homes' Valencia Sky are age-restricted communities built in recent years in Collier County, with single-family and attached homes, clubhouses and resort-style pools. Tidewater by Del Webb is a short drive north in Estero, in Lee County.
- Age-restricted condos and villas. Older complexes built in the 1970s and 1980s, often lower-priced, where the building's reserves matter as much as the age rule.
- Manufactured-home communities. Mobile homes are only 0.8% of housing in the city itself, so this option is limited near Naples compared with Lee County or inland Florida. If you see one, ask whether the lot is owned or land-leased with a monthly lot fee.
New communities change phases and pricing often, so I check current builder releases before a client visits.

Prices: condos, villas and single-family in the Naples data
Zillow puts the typical Naples condo at $378,644 and the typical single-family home at $671,601. A two-bedroom home, which is what most retirees downsizing from up north want, is valued around $355,543. A three-bedroom is around $607,154. Values across the city fell 1.4% last year after a 20.6% rise over five years, so buyers have some negotiating room, especially on resales in older complexes.
New-construction 55+ homes often price above the resale median because buyers are paying for new roofs, current building code and new amenities. Resales inside the same community can be the better value once the first wave of owners begins to move.
HOA dues, CDDs and club costs to budget for
Fees in Naples active-adult communities usually cover the clubhouse, fitness center, pools, lawn care, gated entry and sometimes cable or internet. Some include golf. Others treat golf as a separate membership with its own initiation fee and annual dues. Newer communities often also have a Community Development District (CDD), which shows up as a non-ad valorem line on your property tax bill and pays for roads, water and infrastructure.
Ask for three numbers on any home: the HOA dues, the CDD amount and whether it includes a debt portion that will eventually be paid off, and any mandatory club or social membership. Those three together are your real monthly carrying cost before insurance.
Homestead, insurance and storm prep for Naples retirees
If Florida becomes your permanent home, homestead reduces assessed value by up to $51,411 in 2026, and Save Our Homes limits future assessment increases to 3% or CPI, whichever is lower. Florida also has no state income tax, which is a large part of why retirees from high-tax states land here. Many Naples buyers are seasonal, and 40.8% of the city's housing units are seasonal homes. A part-year owner who keeps a primary home elsewhere does not qualify for homestead and should budget for the higher tax bill.
Amendment 3, on the Nov 3, 2026 ballot, could change homestead and non-homestead rules. Its outcome is unknown at the time of writing. This isn't legal or tax advice, so confirm residency questions with a tax professional.
Newer active-adult homes are generally built to current wind code, which helps with premiums, and the wind mitigation report should show it. Attached villas and condos are covered partly by the association's master policy, so ask what it covers, the hurricane deductible, and whether the association has had to assess owners after past storms. Hurricane deductibles in Florida are a percentage of dwelling coverage, typically 2%, 5% or 10%, and they apply once per calendar year.
Check the FEMA flood zone on every address, including inland ones. Lenders require flood insurance in A and V zones. For part-year residents, ask whether the community offers a hurricane watch or shutter service while you are away. Some do through the HOA, others leave it to each owner, and the cost of a private service belongs in your budget.
How I compare 55+ options for a Naples buyer
I start with how you want to spend a Tuesday in July, because summer tells you more about a community than a busy February open house. Then I compare total monthly cost, distance to the hospital and the beach, and resale history inside each community. If you share your budget and whether you want golf included or optional, I will put together a shortlist of age-restricted and adult-heavy options side by side.
