Buying a House in Naples
Single-family homes in Naples, priced by bedroom and judged by elevation
A typical single-family house in Naples is valued at $671,601 on Zillow's home value index, about 0.9% below last year. Prices are flat to slightly soft right now, and the factors that move your real cost most are the lot's elevation, the roof and the insurance quote.

What a house in Naples costs by number of bedrooms
The jump between sizes is steep in Naples. A three-bedroom home is valued around $607,154, while a four-bedroom is around $1,040,389, roughly 71% more for one extra room. That gap tells you the four-bedroom stock sits mostly in newer, larger homes and in the close-to-the-beach neighborhoods, while three-bedroom homes include older ranch houses and inland subdivisions.
The middle of the market is wide too. Zillow's lower third of homes tops out near $312,336 and the upper third starts near $1,298,085, so two buyers can both say they are shopping in Naples and never see the same listing. Five-bedroom homes run around $1,840,438.

Is it a good time to buy a house in Naples
I can only tell you what the data shows. Single-family values slipped 0.9% over twelve months and all homes in the city fell 1.4%, after a 20.6% rise over five years. Sellers who bought in 2021 and 2022 have less room to cut, while long-time owners often do. On homes that have sat for a while I see more willingness to credit repairs or insurance-driven fixes than I did a couple of years ago.
If you need a primary residence and plan to hold for years, a flat market is a reasonable time to buy carefully. If your timeline is short, closing costs and the property tax reset weigh more heavily on the math.

Elevation, flood zones and what Hurricane Ian changed
Storm surge from Hurricane Ian in 2022 flooded parts of Naples near the Gulf and the bays. Since then I treat elevation as the first filter on any house west of US-41. Ask for the elevation certificate, look up the FEMA flood zone for the exact address, and get a flood insurance quote early. Lenders require flood coverage in A and V zones, and it is a separate policy from homeowners insurance.
Many older homes in low areas are being torn down and rebuilt higher. If you buy an older house planning to renovate, know that FEMA's substantial improvement rule can require bringing a home in a flood zone up to current elevation standards when the work reaches 50% of the structure's value. That can turn a remodel budget into a rebuild budget.
Roof, wind mitigation and the 4-point inspection
Naples housing has a median build year of 1983, according to Census data. Insurers usually ask for a 4-point inspection (roof, electrical, plumbing, HVAC) on older homes and give credits for a wind mitigation report showing roof straps, impact windows or shutters, and roof deck attachment. A roof near the end of its life can make a home hard to insure at a normal price.
- Get the roof permit date from county records instead of relying on the seller's memory.
- Order the wind mitigation and 4-point reports during your inspection period.
- Ask about the hurricane deductible: 2%, 5% or 10% of dwelling coverage, applied once per calendar year.
- If Citizens is the only carrier offering a quote, factor that into price.
Property taxes, homestead and HOA costs
Your assessed value resets to market value after you buy, so the seller's tax bill is a poor guide. If the house will be your permanent Florida residence, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes then caps yearly assessment increases at 3% or CPI. Buy it as a winter home and you skip the exemption entirely; only the 10% cap on non-school levies protects you. Amendment 3 on the Nov 3, 2026 ballot could change parts of this, and the result is not known as I write.
Many houses outside the old city grid sit in gated communities with HOA dues, and some carry CDD assessments on the tax bill. Ask for both before you compare two houses on price alone.
Older city lots, gated communities and nearby towns
Inside the city, only 31.2% of housing units are single-family detached homes and 52% are in large buildings, so detached houses close to the beach are scarce and priced that way. Buyers who want a yard, a pool and a garage at a lower price usually look east toward the planned communities in unincorporated Collier County. Those homes tend to be newer, built to post-2002 Florida Building Code wind standards, and easier to insure. The trade is distance: more driving to the beach and downtown, and HOA rules on paint colors, fences, parking and exterior changes.
Older houses on city lots give you fewer rules and often a better location. They also come with more inspection items, older electrical panels and plumbing, and sometimes a roof that an insurer will not accept. I usually ask clients to pick which of those two sets of problems they would rather manage before we start touring.
Marco Island runs higher, with a typical value of $848,911. Inland, Immokalee is around $275,774, and the small Gulf-side communities of Goodland ($439,296), Chokoloskee ($310,247) and Everglades ($295,404) are a different, much quieter lifestyle with longer drives to services. On a typical $671,601 purchase with 20% down, the buyer's note stamps are about $1,880 and the intangible tax about $1,075 before title and lender fees. Tell me your budget and how close to the water you need to be, and I will narrow it to streets where the elevation and insurance math works.
