What Pelican Bay is

Pelican Bay is a master-planned community in North Naples, between US 41 and the Gulf, in unincorporated Collier County. Most of its homes are condos, from Gulf-front high-rises to mid-rise buildings and low-rise villas, with single-family neighborhoods mixed in. A mangrove preserve separates most of the community from the beach, and residents reach it by boardwalk and tram.

Membership in the Pelican Bay Foundation comes with ownership and pays for the beach facilities and other shared amenities. Artis–Naples, the performing arts center, sits on the community's edge, and Waterside Shops is close by. Tax bills in Pelican Bay also carry an assessment for the county's Pelican Bay Services Division, which maintains the common landscaping and roads.

Why the average hides two markets

Zillow's $1,314,551 blends condos and houses. A smaller older condo set back from the water sells far below that figure, and a Gulf-front tower unit or a single-family home can sell far above it. Read the number as a midpoint for the community, then price a specific home against recent sales in the same building or street.

The slow five-year trend fits the condo picture across Naples. The city's typical condo is down 3.5% in a year, while houses are down 0.9%. Many Pelican Bay towers date from the 1980s and 1990s, and buildings of that age have been working through Florida's post-2022 condo rules, which pushed up fees and in some cases brought special assessments.

How Pelican Bay compares with other high-priced Naples areas

On Zillow's list, Pelican Bay sits between the two groups of the expensive coast. The Moorings, at about $1,097,105, and Old Naples, at about $947,832, are a bit lower. Park Shore, at about $1,732,109, and Coquina Sands, at about $1,890,533, are higher. Pine Ridge, nearby and inland of US 41, is about $1,145,013 and has risen 33.5% over five years, far faster than Pelican Bay's 13.5%.

In practice, buyers choosing Pelican Bay are paying for the private beach system, the planned layout and the concierge-style towers. Buyers who want to walk to a downtown usually look at Old Naples or Park Shore instead.

Houses and villas inside Pelican Bay

The single-family side of Pelican Bay gets less attention than the towers, and it works differently. Houses sit in separate neighborhoods, some behind their own gates, each with a neighborhood association on top of the foundation. The questions there are the ones for any Florida house: roof age, wind mitigation features, the flood zone and the elevation of the lowest floor, the pool equipment and the air conditioning. Villas and low-rise buildings fall in between. Some are condos, with the same reserve and insurance questions as a tower; some are fee-simple homes with shared walls and an HOA. Check the legal form of ownership on the title before you compare prices, because a condo villa and a fee-simple villa are priced and financed differently.

Owning in Pelican Bay part of the year

About 40.8% of housing units in the City of Naples are seasonal homes, and Pelican Bay, just north of the city, is shaped by the same pattern. Many owners are here from late fall to spring. A tower with a front desk and staff makes that easy: packages get held, the building is watched and storm prep is handled. A house needs a home watch service or a neighbor willing to check it after storms and during long absences. Ask the building or association what they require from owners who leave for the summer, such as water shutoff, shutters and a local contact. For a second home, the assessment has a 10% cap on non-school levies and no homestead, so budget taxes from your purchase price.

Storms and life in a high-rise

Gulf-front towers are built to strong wind standards, but a storm still means days without power for some buildings. Ask what the generator runs: elevators, water pumps, hallway lights or only life-safety systems. Ask how the garage and ground floor fared in Hurricane Ian in 2022. If you will be away in summer, find out how the building handles shutters, storm prep and post-storm inspections of units.

Who Pelican Bay suits

Pelican Bay suits buyers who want a lock-and-leave condo with beach access and services, retirees who like a planned community, and seasonal owners who want the building to take care of most things. It suits less well a buyer who wants low fixed costs or a walkable town center. If you tell me which matters more, Gulf views or lower fees, I can sort Pelican Bay's buildings into a short list.

Common questions
