Buying a House in Fort Myers
A softer market, newer houses and flood rules that matter more than the list price
The typical single-family home in Fort Myers is worth about $352,645 on Zillow's index, down 3.2% over the past year. A three-bedroom runs about $341,108, so this is one of the more affordable places on Florida's Gulf coast to buy a house, but flood elevation, community fees and insurance quotes decide whether a given house is a good deal.

Where prices stand by bedroom count
A typical three-bedroom is about $341,108 and a four-bedroom about $503,575, a step of roughly $162,000. Five bedrooms and up average about $608,626, so the jump from four to five is much smaller than from three to four. In practice, four- and five-bedroom homes in Fort Myers are often in the same newer gated communities, which is why their prices sit close together.
All homes in the city are down 4.2% over the year and up 6.7% over five. That five-year figure is modest for Florida and reflects how much of the 2021 and 2022 run-up has unwound. Buyers have more listings to choose from and more room to negotiate repairs.

Flood zone, elevation and the 50% rule
Much of Lee County is low and flat, and Hurricane Ian in 2022 pushed storm surge well inland along the rivers and canals. Before you make an offer, look up the FEMA flood zone, ask for an elevation certificate and ask whether the house flooded in Ian or later storms.
The federal flood program's substantial damage rule is worth understanding here. If repairs or improvements to a house in a flood zone add up to 50% or more of the structure's market value, the house generally has to be brought up to current flood standards, which can mean elevating it. Ask the seller and the city whether the house was declared substantially damaged, and get the permits for any post-storm repairs. A house rebuilt with permits and documented elevation is a different purchase from one patched without them.

Newer homes, HOAs and CDD assessments
Census puts the median home in Fort Myers at 2001, which means many houses were built under the Florida Building Code that took effect in 2002. Newer construction usually means better wind ratings, impact windows or shutters, and lower insurance than a 1970s house. Still order a wind mitigation inspection, since the credits only count if they're documented.
Many newer communities around Fort Myers are inside a Community Development District. A CDD is a special district that financed roads, water and amenities and repays that debt through an assessment on your property tax bill, on top of the HOA fee. Ask for both numbers and how many years remain on the CDD bond. Two houses at the same price can differ by thousands a year in these charges.
Insurance, inspections and older homes
Get real homeowners and flood quotes during the inspection period. Florida hurricane deductibles are a percentage of dwelling coverage, commonly 2%, 5% or 10%, applied once per calendar year. On a $350,000 dwelling limit, a 2% deductible is $7,000 and a 5% deductible is $17,500. If private carriers won't write the home, Citizens Property Insurance is the state's insurer of last resort.
For older homes near downtown and along the river, insurers usually want a 4-point inspection covering roof, electrical, plumbing and HVAC. Roof age is the big one. A roof near the end of its life can block coverage or add a large surcharge, and it's a fair item to negotiate given today's softer market.
Ask for the roof permit date, not the seller's memory of it. Local permit records show when a roof, windows or a water heater were replaced, and insurers price from those dates. If the house had post-storm work, the same records show whether it was inspected and closed out.
Cost of buying a home in Fort Myers
Deed stamps at $0.70 per $100 are customarily a seller cost in Lee County. Your own state charges come from the loan: note stamps of $0.35 per $100 and an intangible tax of 0.2%. On a $282,000 loan, about 80% of the typical single-family value, that's about $987 and $564. Add lender fees, title, inspections, a survey, prepaid insurance and a property tax escrow. The site's cash-to-close table runs the full estimate.
Your tax bill resets to market value after the sale, plus any CDD assessment. If Fort Myers will be your permanent residence, file for homestead to cut the assessed value by up to $51,411 in 2026 and cap future increases at 3% or CPI. Second-home owners get no exemption. Voters decide Amendment 3 on November 3, 2026; it needs 60% and would alter these exemptions, so the rules may shift after you buy. This isn't legal or tax advice.
Nearby towns that cost less or more
On the all-homes index, Fort Myers is about $304,566. Lehigh Acres at about $278,006 and North Fort Myers at about $261,655 cost less, with larger lots and longer drives. Cape Coral at about $334,660 is close in price and is built around canals. Estero at about $486,132 and Bonita Springs at about $502,544 cost more and are dominated by newer gated communities. Sanibel, at about $805,117, is in a different bracket.
