Where McGregor is and what the name covers
The area takes its name from McGregor Boulevard, the royal palm-lined road that runs southwest from downtown Fort Myers, past the Edison and Ford Winter Estates, roughly parallel to the Caloosahatchee River. The parts of Lee County along that corridor south of the city are some of the area's older established neighborhoods, with homes close to the river and to the beaches farther southwest.
One caution about names. Zillow's McGregor neighborhood has its own boundary, and locals and listing agents often use McGregor more loosely for the whole boulevard corridor, including streets inside city limits. Parts of the area are in unincorporated Lee County. Before comparing a listing with these numbers, check its subdivision and jurisdiction on the Lee County Property Appraiser's site.
How McGregor compares with the rest of Fort Myers
Zillow tracks 20 neighborhoods under Fort Myers, and McGregor lands in the middle. At about $321,347 it ranks ninth by value, almost level with Whiskey Creek at $320,635 and close to The Forum at $330,422 and San Carlos Park at $332,472.
- Cheaper nearby: Iona at about $299,809 and Cypress Lake at $183,062.
- More expensive: Punta Rassa at about $433,314 and Town & River at $769,737, the highest value on Zillow's list.
- The city as a whole: $304,566 for all homes, $352,645 for a typical single-family house and $216,573 for a typical condo.
McGregor's figure sits between the city's condo and house numbers, which suggests a mix of property types. An average like this can hide a wide spread, from older small houses and condos to larger homes near the water. Ask for recent sales on the same street as well as the neighborhood.

What the price trend tells a buyer
McGregor's 1-year change of minus 5.7% is weaker than the city's minus 4.2%. Its 5-year gain of 2.7% is well under the city's 6.7% and far behind faster-growing areas such as San Carlos Park at 15.0% or Three Oaks at 13.6%. Newer suburban areas like those drew much of the recent demand.
For a buyer, slower appreciation in an older area usually means two things. Sellers have less equity cushion and are more willing to negotiate, and buyers are weighing storm exposure and older construction more heavily than a few years ago. Neither is a forecast. It is what the numbers show today, and it gives you room to ask for repairs, credits or a lower price when an inspection turns up problems.
Compare McGregor with Iona next door, which sits about $21,538 lower at $299,809 and has fallen 0.7% over five years. Buyers choosing between the two are usually trading a bit more price for being closer to downtown Fort Myers in McGregor, against being closer to the beaches in Iona.
Older homes: inspections and insurance
The Fort Myers area's median home was built in 2001, but established corridors like McGregor include many houses from well before that. Older homes bring specific checks:
- 4-point inspection of roof, electrical, plumbing and HVAC, which insurers often require on older houses. Older electrical panels and original plumbing can make a house hard to insure until they are replaced.
- Wind mitigation report. Roof shape, roof-to-wall connections and impact windows or shutters can cut the premium sharply. Homes built before the post-2002 Florida Building Code tend to score lower.
- Roof age and type. Many insurers want a newer roof, and it is often the first thing a quote depends on.
- Permits. Check that additions, enclosed lanais, pools and post-storm repairs were permitted.
Flood zone and storm history
Homes closer to the river and to canals are more exposed to storm surge, and Hurricane Ian in 2022 pushed water into many low-lying parts of Lee County. In McGregor, check the FEMA flood zone for each address, ask for the elevation certificate and get a flood quote during the inspection period. If you are financing a home in an A or V zone, flood insurance is required.
Ask the seller directly whether water entered the house, what was replaced and whether permits were pulled. In a flood zone, a home that was substantially damaged may have had to be raised or brought up to current rules when repaired, and an unpermitted repair can show up later at resale or in an insurance claim.
Taxes, fees and the shortlist
Many McGregor streets are older subdivisions without the CDD assessments common in newer communities, and some have no HOA or a small one. Condos are the exception, with fees that cover building insurance and reserves. Check whether a condo building is three or more stories, since those fall under Florida's milestone inspection and reserve study rules.
Your McGregor tax bill will be based on your purchase price, since the assessment resets at sale. If the home is your permanent residence, homestead takes up to $51,411 off assessed value and limits increases to 3% or CPI. If you want, I can pull recent McGregor sales by street and build a shortlist that screens out houses likely to be hard to insure.
