Living in El Cid, West Palm Beach

1920s Spanish-style houses on the lagoon, south of downtown

El Cid is the most expensive neighborhood Zillow tracks in West Palm Beach, with a typical home value of $3,562,135, up 14.1% over the past year and 88.3% over five years. It is a small historic district on the Lake Worth Lagoon, and buyers pay for three things at once: water views toward Palm Beach island, 1920s architecture, and a short drive to downtown.

Where El Cid is and what the streets look like

El Cid sits just south of downtown West Palm Beach, between South Dixie Highway and Flagler Drive, with the lagoon along its eastern edge. Flamingo Drive forms part of its northern boundary. Across the water is the Town of Palm Beach.

Most of the houses went up during the Florida land boom, with the bulk of lots sold and built between 1923 and 1926, plus scattered earlier homes and infill after World War II. The style is mostly Mediterranean Revival and Mission: stucco walls, barrel tile roofs, arched openings. The district was listed on the National Register of Historic Places in 1995 with 281 historic buildings counted at the time.

The east-facing lots on Flagler Drive are the trophy addresses. Interior streets toward Dixie Highway are quieter and usually priced well below the waterfront row, though nothing here is cheap.

El Cid prices against the rest of West Palm Beach

On Zillow's home value index, the typical El Cid home is worth about 8.8 times the citywide typical value of $404,711. Over the last year the neighborhood index gained roughly $440,000, more than the full price of a typical home elsewhere in the city.

The closest comparisons in Zillow's list are other historic and waterfront areas south of downtown:

Citywide, all homes rose 33.4% over five years. El Cid rose more than two and a half times as fast. The south end of the city has been where most of the price growth concentrated, and El Cid sits at the top of that group.

One caution about the numbers: a neighborhood this small has few sales in a year, so the index moves in steps. Treat 14.1% as the direction of the market, and price any specific house off recent closed sales on comparable lots.

Buying a 100-year-old house: the inspection list

A house from the 1920s can be beautifully kept and still hide expensive problems. On every El Cid purchase I would want these checked:

Historic district rules and renovation plans

If you plan to renovate, find out early what review the property falls under. West Palm Beach has a historic preservation program, and work on the exterior of a designated property usually needs approval before permits are issued. That can cover additions, window replacement, roofing material, fences and demolition.

A second rule matters near the water. Under federal floodplain rules, if improvements to a house in a flood zone exceed 50% of its market value, the whole structure may have to be brought up to current flood standards. On a lagoon-front lot, that can change a renovation budget completely. Ask the seller for an elevation certificate and talk to the city before you write an offer that depends on a major remodel.

Insurance, flood zone and the tax bill

Waterfront lots along Flagler Drive sit low and close to the lagoon. Check the FEMA flood zone for the exact address, and get both a homeowners and a flood quote during your inspection period. At El Cid price points, the insurance conversation is about coverage limits and deductibles as much as premium. Hurricane deductibles are set as a percentage of dwelling coverage, so a 5% deductible on a high-value home is a large number.

Your tax bill starts over from the purchase price once the deed records. If El Cid will be your permanent residence, homestead in 2026 removes up to $51,411 of assessed value and holds future increases to 3% or CPI. Owners who keep El Cid as a seasonal house get neither the exemption nor the 3% cap; their non-school assessment growth is limited to 10% a year. This isn't legal or tax advice; your closing agent and the county property appraiser can confirm your situation.

Is El Cid a good place to live

For a buyer who wants an older house with character, walking access to the waterfront path along Flagler Drive, and a quick trip to downtown and the airport, El Cid is one of the few places in the city that offers all three. The trade-offs are cost, the upkeep that comes with century-old construction, storm exposure on the water, and design rules if you want to change the exterior. Buyers who want a new, low-maintenance house usually end up happier farther west.

If you want to see what is available at your budget in El Cid and the nearby historic districts, a shortlist is the fastest way to compare them side by side.
