Is Sebring a Good Place to Retire?

Low prices and local hospitals, with older homes that need a careful look

For a retiree on a budget, Sebring is one of the better-value choices in Florida: Zillow's home value index puts a two-bedroom at about $189,146 and a condo at $138,515, and the town has two hospitals. It fits people who are happy inland and far from big cities; it doesn't fit anyone who wants the beach or a short trip to a major airport.

The short version: who it suits

Sebring suits a retiree who wants to stretch savings, likes lakes and small-town life, and needs hospitals and doctors close by. Many buyers here can pay cash, which lowers monthly costs and simplifies the purchase.

It is harder for a retiree who wants a walkable coastal town, frequent flights to see family, or a large city's cultural life. Orlando and Tampa airports are each a long drive. Summers are hot and humid, and the town is quieter after the winter visitors leave.

What retirees pay for the homes they usually buy

Three price points cover most retiree purchases in Sebring:

A one-bedroom runs about $101,243 and a three-bedroom about $271,845. The lower third of the market is near $155,507. Over five years, all homes are up 24.3%.

Compared with neighbors, Avon Park is cheaper ($206,119) and Lake Placid is about the same ($236,774). The small premium over Avon Park buys you a shorter drive to the hospitals, county offices and larger stores.

Age profile and seasonal life

26.4% of Sebring residents are 65 or older, and the median age is 45.6. Seasonal homes are 7.8% of housing. The town runs year-round, with a winter bump when snowbirds arrive. Many retirees here are full-time residents who chose Sebring for cost and stayed for the routine: lakes, golf, churches, clubs and the old downtown around its central circle.

The housing is old, with a median build year of 1979. That is the single biggest issue for a retiree buyer, because it affects insurance, repairs and the condition of condo buildings.

Healthcare access

Sebring has two hospitals in the area, AdventHealth Sebring and HCA Florida Highlands Hospital. That is unusual for a town of 11,382 and a real reason retirees from smaller Highlands County towns end up here. For some specialty care, residents still travel to larger cities such as Orlando or Tampa.

Before you buy, confirm that your Medicare Advantage plan or supplement works with the local hospitals and doctors, and how far the nearest in-network specialists are for any condition you're managing.

55+ options and fees on a fixed income

Retiree housing in Sebring falls into three groups:

On a fixed income, ask for the last two budgets, the history of fee increases and any assessments under discussion. For a condo, read the milestone report and SIRS; you have 7 days after receiving the association documents to cancel a resale contract.

Planning for the later years of retirement

A house that works at 65 may not work at 80. When I walk retirees through homes in Sebring, a few questions come up again and again:

Homestead, insurance and storm prep

Florida has no state income tax on pensions, Social Security or IRA withdrawals. With homestead on your permanent residence, up to $51,411 comes off assessed value in 2026, and Save Our Homes caps assessment increases at 3% or CPI. The assessment resets at purchase, so plan from the price you pay. A property tax amendment is on the November 3, 2026 ballot; its result wasn't known when this was written.

Insurance is the cost retirees most often misjudge here. An older roof can push the premium high or limit which insurers will write the policy. Ask for the roof age, a wind mitigation report and a 4-point inspection. For manufactured homes, units built before mid-1994 are harder to insure. Sebring is inland, so storm surge isn't a concern, but hurricane winds still reach this far. Check the FEMA flood zone near lakes, keep the hurricane deductible (2%, 5% or 10% of dwelling coverage, once per calendar year) in your emergency fund, and have a plan for power outages and leaving if needed.
