Living in Torino, Port St. Lucie

A higher-priced northwest neighborhood whose premium has narrowed

Living in Torino costs more than the typical Port St. Lucie home: Zillow's home value index puts Torino at $422,175, about $38,000 above the city's $384,099. That premium was wider five years ago, since Torino grew 13.7% over that time while the city grew 20.0%, and that narrowing is the main number a buyer should understand here.

Where Torino is

Torino is on the northwest side of Port St. Lucie, where the street addresses carry the NW prefix. It is mainly a single-family area. Beyond that, I keep the local description short: neighborhood boundaries on Zillow can differ from the subdivisions and HOAs on the ground, and the right way to judge a Torino home is through recent sales on the same street and the specific association's documents.

Torino's price against the rest of the city

At $422,175, Torino sits in the upper part of Port St. Lucie's 30 Zillow neighborhoods. Higher are Southbend Lakes ($445,068), Sawgrass Lakes ($461,682) and Paar Estates ($530,582). Close by in value are Crane Landing ($417,824), Becker Ridge ($415,502), Woodland Trails ($415,211) and Sandpiper Bay ($413,029).

Torino's typical value falls between the city's typical 3-bedroom ($376,087) and 4-bedroom ($440,110) figures. That points to larger-than-average houses. The upper third of the city's market starts around $482,320, so the typical Torino home is high-middle, not top end.

Five years of slower growth

Working back from Zillow's percentages, Torino's typical value five years ago was about $371,000, and the city's was about $320,000. Torino's premium then was roughly $51,000. Today it is about $38,000. Over the past year Torino slipped 1.8% against 0.9% for the city.

Neighborhoods priced near Torino mostly grew faster. Crane Landing and Becker Ridge each rose about 23% over five years and gained 1.6% in the past year. Torino sits with the slower-growing group, alongside St. Lucie West (9.2%), Tradition (9.1%) and Southbend Lakes (17.2%).

Zillow does not explain why. For a buyer, the practical result is that Torino is relatively cheaper today against its peers than it was in 2021. That can be an opportunity, or a sign that something about the area (fees, house age, competing new construction nearby) weighs on prices. Check those specific factors before you decide which. I would pull every Torino sale from the past 12 months, note days on market and price cuts, and compare them with the same figures for Crane Landing and Becker Ridge. That shows whether buyers are resisting Torino specifically or the whole price band.

Insurance and storm costs on a Torino house

Insurance is often the second-largest housing cost after the mortgage in this part of Florida, and it varies house by house. Three things move the premium most: roof age and shape, opening protection (impact windows, shutters, a braced garage door), and the year the house was built relative to the 2002 Florida Building Code. Ask the seller for the wind mitigation form and any prior 4-point report, then get at least two quotes on the specific address before your inspection period ends.

Remember the hurricane deductible. On a house insured for $400,000, a 2% deductible is $8,000 and a 5% deductible is $20,000, paid out of pocket before the policy covers storm damage. Choose the deductible with your cash reserves in mind, not only the premium.

What to check on a Torino home

Taxes and the purchase price

The seller's current property tax bill reflects their assessed value, which may be well below what you pay if they have owned the home for years under the homestead cap. Your purchase resets the Torino home's assessed value to roughly what you paid. Estimate your bill from your price and the current millage, plus any CDD line.

File for homestead by March 1 of the year after you take ownership if the home is your permanent residence. In 2026 that can take up to $51,411 off assessed value, and Save Our Homes caps annual increases at 3% or CPI. If you are buying a second home, there is no exemption, and increases on non-school levies are capped at 10%.

On a $420,000 purchase with a $336,000 mortgage, expect about $1,176 in note stamps and $672 in intangible tax at closing, plus title, lender and inspection costs.

Torino or a neighboring area

If Torino's price is a stretch, St. Lucie West to the south has a typical value of $325,114, though with more villas and condos in the mix. If you want stronger recent price growth in a similar price band, Crane Landing and Becker Ridge are the obvious comparisons. If you want brand-new construction, Tradition and the newer communities west of it are where most building happens. Laying out a few Torino homes next to those alternatives, with fees and roof ages included, is the quickest way to decide.
