Is Port St. Lucie a Good Place to Retire?
A good fit for retirees who want a newer house and a year-round town, less so for walkers
Port St. Lucie is a good place to retire for buyers who want a newer single-family house at a mid-range Florida price: Zillow's home value index puts the typical home at $384,099 and a 2-bedroom at about $281,915. It is less of a retirement town than its neighbors, with 21.8% of residents 65 or older in Census data, so retirees here live alongside working families and get a full-time city rather than a seasonal one.

The straight answer, with the numbers behind it
Port St. Lucie's median age is 43.9, and only 4.6% of homes are seasonal or occasional-use. Stuart, a short drive south, has 29.1% of residents over 65 and 15.6% seasonal homes. That contrast tells you what kind of place each is. Port St. Lucie keeps its restaurants, shops and services open all year because most people live there all year. Retirees who want a neighborhood of mostly other retirees usually find it inside the age-restricted communities rather than across the city at large.
The housing is new by Florida standards, with a median year built of 2002, and 87.1% of homes are detached houses. That suits retirees who want a house with a garage and a yard they can have maintained, and it suits less well anyone who wants to walk to shops or live in a high-rise.

What retirees typically buy and what it costs
Retirees shopping in Port St. Lucie usually narrow it to one of three options:
- A 2-bedroom or small 3-bedroom house: about $281,915 for a typical 2-bedroom and $376,087 for a 3-bedroom on Zillow's index.
- A villa or condo: the typical condo is $188,672, down 5.6% over the year. The condo market is small, at 4.5% of homes in buildings of 10 or more units.
- A home in a 55+ community: usually a newer single-family house or villa with a clubhouse, pool and activity calendar, priced in line with or above the city's single-family average of $389,845.
Prices citywide are down 0.9% over the year after a 20.0% gain over five years, so buyers have some room to negotiate.

Retirement communities in Port St. Lucie
Port St. Lucie has several age-restricted communities, most of them on the west side of the city. Mattamy Homes has built Telaro, an active-adult community within Tradition. Others are found in the St. Lucie West area and in the newer development west of Tradition. They vary widely in price, lot size and amenities, so compare the fees and what they cover as closely as the houses.
For any 55+ community, check the HOPA rules (at least 80% of occupied homes must have a resident 55 or older), the guest policy, whether the community is still under developer control, and the HOA budget. Many also sit inside a CDD, which adds an annual assessment to your property tax bill.
Healthcare access
Two hospitals within the city matter for retirees: Cleveland Clinic Tradition Hospital on the west side and HCA Florida St. Lucie Hospital in the eastern part of the city. Larger specialty care is also available in Martin and Palm Beach counties. Before you choose a neighborhood, check drive time to the hospital and to your doctors, and confirm your Medicare plan's network includes the systems you plan to use. Plans vary by county and network.
Fixed-income costs: taxes, HOA, CDD and insurance
Florida has no state income tax on pensions, Social Security or investment withdrawals, which is a real saving for many retirees. Property tax is the bigger local cost. Assessments reset to market value when you buy, so estimate your bill from your purchase price. File for homestead by March 1 of the following year for up to $51,411 off assessed value in 2026; Save Our Homes then limits annual assessment growth to 3% or CPI. Some local governments also offer an added exemption for low-income owners 65 and over.
HOA dues and CDD assessments are often both present in west-side communities. A CDD bond assessment usually ends when the bonds are paid off, while the operations part continues. Ask for the remaining bond term.
Insurance is the cost most likely to rise. Get quotes on the exact house, ask for the wind mitigation report, and check the flood zone. Newer homes with newer roofs usually cost less to insure, which is one reason retirees on fixed incomes lean toward newer construction here.
Hurricane planning when you live alone or have health needs
Port St. Lucie is inland from the barrier island, but storms bring wind, rain and canal flooding. Retirees should know their evacuation zone, have a plan for medications and medical equipment if power is out for days, and consider impact windows or shutters they can deploy without climbing a ladder. St. Lucie County runs a special-needs registry for residents who may need help during an evacuation. Sign up before the season starts, since the county plans shelter space and transport from that list.
For a house you will own into your 80s, think about the storm work you can manage alone. Accordion shutters or impact glass beat plywood panels. A whole-house generator or a transfer switch for a portable one is worth pricing during your inspection period, along with the age of the roof and the AC.
Who Port St. Lucie fits and who it doesn't
It fits retirees who want a newer house, a full-service city open year-round, grandchildren within reach, and prices below the coast to the south. It fits less well if you want to walk to the beach, avoid driving, or live in a community that is mostly seasonal. If you are deciding between a 55+ community and a regular neighborhood here, a shortlist with fees laid out side by side makes the comparison clear.
