A small, mostly single-family town on Gainesville's northwest edge

Alachua is a small city of about 10,743 people where the typical home is worth $322,431, according to Zillow's home value index. What kind of place Alachua is

Alachua sits northwest of Gainesville in Alachua County, along Interstate 75 and US 441. It has a small historic Main Street downtown and a business park, Progress Park, that is home to life science companies and the University of Florida's Sid Martin Biotechnology Incubator. San Felasco Hammock Preserve State Park lies between Alachua and Gainesville, which is part of why the drive between the two still feels rural in places.

Census data shows the housing stock is simple: 81.1% of homes are single-family detached, only 5.1% are in buildings of ten or more units, and 3.9% are mobile homes. Seasonal homes are just 0.2%. People live here year round, and most of them own a yard.

The median age is 37.9 and 19.6% of residents are 65 or older. That is a mix of families, working people who commute to Gainesville, and retirees, without the student population that shapes much of Gainesville.

What a house costs, by size

Single-family homes average $323,696, almost identical to the all-homes figure because there are so few condos or townhomes to pull the number down. Zillow puts the typical value by bedrooms at:

The jump from three to four bedrooms is about $90,800, which usually reflects a move from older subdivisions into newer, larger houses on bigger lots. The lower third of the market sits around $211,194 and the upper third starts near $501,494, so there is a real spread between an older starter house and a newer home on acreage.

Prices fell 2.2% over the last year and are up 15.1% over five years. Buyers today have more room to negotiate on price and closing costs than they did at the 2022 peak.

Alachua compared with the towns around it

If you are relocating to the Gainesville area, Alachua is one of several small towns you will look at. Typical all-homes values from Zillow:

Alachua, High Springs and Newberry price almost the same. The choice between them comes down to which side of Gainesville you work on, lot size, and whether you want a newer subdivision or an older house in town. Gainesville looks cheaper on paper mainly because its numbers include many small condos near the university.

Pros and cons from a buyer's angle

Things buyers tend to like:

Things to weigh:

Taxes, insurance and storms in north-central Florida

Florida has no state income tax. If Alachua will be your permanent home, file for homestead, which in 2026 takes up to $51,411 off assessed value and caps future increases at 3% or CPI. On a $323,696 house that brings the assessed value down to about $272,285. Remember that the assessment resets to market value when you buy, so the seller's tax bill is a poor guide to yours.

Inland does not mean storm-free. Hurricanes and tropical storms bring wind and heavy rain this far inland. Check the FEMA flood zone for the specific address, ask about roof age, and order a wind mitigation inspection, which can lower the premium. Get an insurance quote during your inspection period, before you are committed.

Inspection points for a 1990s Alachua house

With a median build year of 1996, a large share of Alachua homes are now around 30 years old. That age matters in Florida because many insurers ask for a 4-point inspection (roof, electrical, plumbing, heating and cooling) once a house passes a certain age, often 25 to 30 years. A house with an original roof can be hard to insure at a reasonable price, so roof age is often the first thing I check on a listing from that era.

Other items to put on the list:

Newer homes skip most of this, which is part of why they price higher per square foot.

What newcomers get wrong about Alachua

The common mistakes are practical ones. Buyers assume an Alachua mailing address means city limits; it often does not, and that affects utilities, taxes and which rules apply. They budget for the purchase price but not for insurance, which in Florida is a bigger line item than many out-of-state buyers expect. And they compare homes by price alone when a house from the 1990s and one from the last few years differ a lot in roof age, windows and insurance cost.

Questions buyers ask

Is Alachua, FL a good place to live?

For buyers who want a single-family home near Gainesville without the student market, it often is. About 81% of homes are detached houses, the typical value is $322,431, and I-75 and Gainesville are close. The trade-off is fewer shops and services in town.

How far is Alachua from Gainesville?

Alachua borders Gainesville's northwest side. Depending on where you start and end, the drive is usually 15 to 30 minutes by US 441 or I-75.

Are home prices in Alachua going down?

Zillow's index shows the typical value down 2.2% over the past year and up 15.1% over five years. That describes a cooling market with more room to negotiate; it says nothing certain about next year.

Is Alachua cheaper than Gainesville?

Not on average. Alachua's typical value is $322,431 versus Gainesville's $291,789, but Gainesville's figure includes many small condos. For a comparable single-family house the gap is much smaller.
