Moving to Hialeah, FL
A large, established, year-round city where Miami-Dade ownership still costs less.
Hialeah is one of the more affordable places to own a home in central Miami-Dade, with a typical home value of about $443,765 on Zillow's home value index, against $583,705 in Miami and $548,839 in neighboring Doral. It is a big, dense, older city of about 226,165 people, so it fits a buyer who wants a year-round neighborhood close to jobs more than a resort setting.

What housing costs and how it moved
Prices in Hialeah rose 35.7% over five years and were flat over the past year, up 0.1%. Under that flat headline, the two halves of the market went different ways. The typical single-family house, about $565,104, rose 1.2%. The typical condo, about $245,397, fell 4.4%.
The jump in price between apartment-style and house-style homes is steep. Zillow puts a typical two-bedroom at $265,592 and a three-bedroom at $531,319, double the price for one more bedroom, because in Hialeah most two-bedrooms are condos and most three-bedrooms are houses. The lower third of the market tops out around $248,120. The upper third starts near $628,419, with four-bedroom homes near $655,015.

An older city, built mostly in concrete block
Census data puts Hialeah's median year built at 1975, about three decades older than Doral's. The single-family stock is largely one-story concrete block houses from the 1950s through the 1980s on a tight street grid, with condo and apartment buildings mixed in: 36.3% of units are in buildings of ten or more, and 38.0% are detached houses. Mobile homes are a small 0.9%.
Older block houses have a reputation for standing up to wind, and many have been updated. What they also tend to have is original or patched plumbing, older electrical panels, roof replacements of varying quality, and additions or garage conversions done without permits. A buyer moving here should budget for a careful inspection and a 4-point report, which insurers usually require on homes of this age.

Who lives here
Hialeah skews older than much of Miami-Dade. The median age is 45.8 and 20.3% of residents are 65 or older. Seasonal homes are only 0.1% of the housing, so this is a city of full-time residents, many of whom have owned for a long time. Long tenure has a practical effect on buyers: sellers who bought decades ago often have low tax bills that won't transfer, and some homes come to market needing updates the owner never made.
It's also a city with a strong local identity and a busy street life along its main commercial roads. Newcomers who expect a quiet, low-density suburb are sometimes surprised by how urban Hialeah feels.
Getting around
Hialeah sits northwest of downtown Miami and just north of Miami International Airport. The Palmetto Expressway runs along its western side, and Okeechobee Road cuts through the city diagonally. Metrorail has stations in Hialeah, and Tri-Rail, the commuter line running north into Broward and Palm Beach counties, stops in the city too. For a South Florida city, that is good transit coverage.
Hialeah Park, the historic racetrack, is the best-known landmark. Beaches are a drive east across the county, so plan on that if being near the ocean matters to you.
Hurricanes, flood and insurance
Hialeah is flat and low, with canals running through and around it. Check the FEMA flood zone for any address you consider and ask for an elevation certificate. In a high-risk A zone, a lender will require flood insurance, which is a separate policy. Even outside one, I'd get a quote.
Insurance on a 1970s house can cost more than buyers expect. Carriers look at roof age, wiring, plumbing and opening protection, and a wind mitigation report showing impact windows or shutters and roof straps can lower the premium. Florida homeowners policies have a hurricane deductible of 2%, 5% or 10% of dwelling coverage, applied once per calendar year. If private carriers turn a home down, Citizens Property Insurance is the state-backed fallback.
Taxes for a new Florida resident
Florida has no state income tax. Property tax is the main tax on a home, and it resets to market value when you buy, so ask your agent to estimate the bill at your purchase price rather than reading the seller's. If Hialeah becomes your permanent residence, file for homestead with the Miami-Dade Property Appraiser. In 2026 it takes up to $51,411 off assessed value, and Save Our Homes caps the annual rise in assessed value at 3% or inflation, whichever is lower. Amendment 3 on the Nov 3, 2026 ballot could change parts of this, and the outcome is unknown as I write.
What newcomers get wrong about Hialeah
- Comparing the all-homes number with a house price. The $443,765 figure includes condos. A typical house is closer to $565,104.
- Skipping the permit check. Older Hialeah homes often have additions. Verify each one on the county permit record, because an unpermitted addition can affect insurance and resale.
- Ignoring the condo slide. Condos fell 4.4% last year. That is room to negotiate, and a reason to read the association's reserves and insurance closely.
- Underestimating traffic. Distances look short on a map. Test the commute at peak hours.
Pros, in short: lower prices than most of central Miami-Dade, a settled year-round community, rail transit and a short trip to the airport. Cons: older housing that needs inspection work, dense streets and higher insurance on older homes. If those trade-offs work for you, I can send a shortlist matched to your budget.
