Buying a House in Coral Gables

A planned 1920s city with strict rules, old houses and prices still climbing

The typical single-family house in Coral Gables is worth about $2,096,593 on Zillow's home value index, up 9.8% over the past year and part of a 63.2% five-year rise for all homes. A three-bedroom runs about $1,649,430, so this is one of the most expensive places in Miami-Dade to buy a house, and the city's own rules shape what you can do with it after closing.

Prices by bedroom and where the money goes

A two-bedroom in Coral Gables is about $711,007, a three-bedroom about $1,649,430, a four-bedroom about $2,675,430 and five bedrooms and up about $5,169,567. Each step roughly doubles or adds a million dollars, which tells you that size here comes with lot size, location and often water access. Zillow's upper third of Gables homes begins around $3,556,745, while the lower third sits near $641,090 and is mostly condos and townhouses.

Condos rose only 1.3% over the year to about $567,393, while houses gained 9.8%. Demand in the Gables is concentrated on detached homes, and the limited supply of those homes is what keeps pushing values. Census counts 49.7% of units as single-family detached.

The Board of Architects and historic designation

Coral Gables was planned in the 1920s by George Merrick around Mediterranean Revival architecture, and the city still enforces design standards. Exterior changes such as additions, new windows, roof material and color, fences and even some paint choices go through architectural review. Plans for a new house or a large remodel need the Board of Architects' approval before permits are issued.

Many older homes are also designated historic, individually or inside a historic district. Designation can limit demolition and require approval for exterior changes. It does not mean you can't renovate, but it adds time and cost, and some buyers who plan to tear down and rebuild discover the plan isn't possible. Before you sign, ask the city's historical resources office whether the house is designated or eligible, and talk to an architect who works in the Gables if you plan major work.

Tree rules matter too. The city protects its canopy, and removing large trees typically needs a permit and can require replacement planting.

Inspecting a house built in 1969 or earlier

Census puts the median year built at 1969, and many Gables houses date from the 1920s through the 1950s. Older houses here can be beautifully built and still hide expensive problems.

A 4-point inspection is close to standard for homes this age. Get the insurance quote early, since the right carrier at the right price can take time to find on an older high-value house.

Waterfront Gables and flood exposure

The southern part of Coral Gables runs to Biscayne Bay, with waterfront neighborhoods such as Gables Estates and Cocoplum and canal-front streets nearby. Those homes carry the highest prices and the most flood exposure, and many sit in FEMA high-risk zones where lenders require flood insurance. North of US-1, around the older core and the Granada golf course, elevations are generally higher and fewer homes are in high-risk zones, but check each address.

Ask for an elevation certificate, flood claim history and any seawall inspection on waterfront lots. NFIP coverage tops out at $250,000 on the dwelling, so a high-value house usually needs private or excess flood coverage too. Hurricane deductibles are a percentage of dwelling coverage, so a 2% deductible on a large policy is a meaningful number.

Closing costs and taxes in Miami-Dade

Miami-Dade has its own deed stamp rate of $0.60 per $100, usually paid by the seller, with no surtax on single-family homes. By local custom, the buyer often pays for the owner's title policy in Miami-Dade, so budget for it. A borrower pays note stamps of $0.35 per $100 and intangible tax of 0.2% of the loan. On a $2,096,593 house with 25% down, the loan is about $1,572,445, which means roughly $5,504 in note stamps and $3,145 in intangible tax. Loans this size are jumbo loans with their own reserve and down payment rules.

Taxes reset to market value after the sale. If you make the house your permanent residence, homestead can take up to $51,411 off assessed value in 2026, and Save Our Homes caps later increases at 3% or CPI. With values up 63.2% in five years, a long-time owner's tax bill can be a fraction of what a new buyer pays.

Coral Gables against the rest of Miami-Dade

Using Zillow's all-homes figures, Coral Gables at $1,571,133 is close to three times the City of Miami at $583,705. Cutler Bay is about $563,335, Doral about $548,839 and Miami Beach about $530,649 on the same measure, though Miami Beach's number is pulled down by its condos. Census shows only 4.1% of Gables homes in seasonal use and a median age of 39.1, so this is a full-time residential city, not a winter market. Buyers here usually want the tree canopy, the architecture and proximity to the University of Miami, downtown Miami and the airport. If that is the brief, a shortlist sorted by historic status and flood zone narrows the search quickly.

Quick answers

How much does a house cost in Coral Gables?

Zillow's index puts the typical single-family home at about $2,096,593, up 9.8% in a year. Three-bedrooms average about $1,649,430 and four-bedrooms about $2,675,430.

Can I renovate a house in Coral Gables freely?

Exterior changes need architectural review, and historic homes need extra approval. Interior work follows normal permitting. Check a house's historic status before you plan major changes.

Who pays title insurance in Coral Gables?

In Miami-Dade the buyer customarily pays for the owner's title policy, though the contract can say otherwise. The rate itself is set by the state.

Is flood insurance required in Coral Gables?

Only if the house is in a FEMA high-risk zone and you have a mortgage. That is more common in the waterfront areas south of US-1. Many inland buyers still carry it.
