Best Neighborhoods to Buy a Home in Coral Gables
Eighteen neighborhoods sorted into four budgets, from Ponce condos to bayfront estates
Where to buy in Coral Gables comes down to budget first: Zillow's neighborhood values run from about $514,050 in North Ponce de Leon to about $23,500,845 in Gables Estates, with the city as a whole at $1,571,133. Every neighborhood on Zillow's list held flat or gained over the past year, so the choice is about price tier and setting more than about catching a dip.

Four price tiers in one city
Zillow tracks 18 neighborhoods in Coral Gables. Sorted by typical value, they fall into four groups:
- Under $1 million: North Ponce de Leon, Sunrise Harbour and Crafts.
- $1 million to $1.5 million: Biltmore, Coral Groves, Coconut Grove (Zillow's label for a Gables area), Granada and Coral Estates.
- $1.7 million to $3.1 million: King's Bay, Deering Bay, Riviera, University Estates and Biscayne Bay.
- $4 million and up: Coral Bay, Cocoplum, Snapper Creek Lakes, Old Cutler Bay and Gables Estates.
These are all-homes values. A neighborhood with many condos shows a lower number than one of detached houses, so the tiers partly reflect housing type. Zillow's boundaries and names are also its own. The area Zillow calls Coconut Grove here is inside Coral Gables and is distinct from the City of Miami neighborhood of the same name, so check the address and city before you compare.
Zillow publishes a five-year change only for North Ponce de Leon on this list, so the comparisons below lean on the one-year numbers.
Under $1 million: North Ponce, Sunrise Harbour, Crafts
- North Ponce de Leon, about $514,050, up 0.3% in a year and 43.8% over five. This is the northern part of the city along Ponce de Leon Boulevard, with many apartment and condo buildings mixed with older houses. It is the most common entry point into the Gables.
- Sunrise Harbour, about $643,026, flat over the year. The value points to mostly attached homes.
- Crafts, about $838,327, up 9.0%. The name comes from the Crafts Section, one of the city's historic areas, with older and smaller houses than most of the Gables.
North Ponce's flat year after a strong five-year run tracks the citywide condo market, which rose only 1.3%. Crafts behaved more like a house market. For a buyer under $1 million, the choice is often a condo in North Ponce versus a small older house in Crafts, with different inspection and approval issues for each.

$1 million to $1.5 million: the classic Gables house
This tier is where many buyers looking for a detached Gables house begin.
- Biltmore, about $1,059,803, up 6.2%. The area takes its name from the Biltmore Hotel and its golf course.
- Coral Groves, about $1,188,727, up 8.1%.
- Coconut Grove (Zillow's Gables label), about $1,245,381, up 3.0%.
- Granada, about $1,279,538, up 6.5%. It surrounds the Granada golf course in the older central part of the city.
- Coral Estates, about $1,432,659, up 7.2%.
All five gained between 3% and 8% over the year, below the 9.8% gain for Gables houses as a whole. These neighborhoods are mostly older houses, so expect 4-point inspections, roof and window questions and, often, historic designation. The citywide 3-bedroom value of about $1,649,430 sits just above this tier, which means many listings here are smaller 3-bedroom homes or need work.
$1.7 million to $3.1 million: larger homes and the first water
- King's Bay, about $1,777,997, up 5.0%.
- Deering Bay, about $1,783,593, up 5.7%, in the southern Gables near the bay.
- Riviera, about $2,045,319, up 10.5%, around the Riviera Country Club near the University of Miami.
- University Estates, about $2,642,209, up 7.0%.
- Biscayne Bay, about $3,056,654, up 14.0%.
Riviera and Biscayne Bay posted the biggest gains in this tier. The southern neighborhoods, King's Bay, Deering Bay and the Biscayne Bay area, bring buyers closer to the water, and with it come flood zones, seawalls and higher insurance. Riviera and University Estates are inland options with larger houses near the university. The citywide 4-bedroom value of about $2,675,430 lines up with this tier.
$4 million and up: the gated bayfront enclaves
- Coral Bay, about $4,261,019, up 5.1%.
- Cocoplum, about $7,002,608, up 15.7%, the strongest one-year gain in the city. Guard-gated, near Cocoplum Circle.
- Snapper Creek Lakes, about $7,491,123, up 8.9%.
- Old Cutler Bay, about $12,755,205, up 12.7%.
- Gables Estates, about $23,500,845, up 12.2%. Guard-gated, off Old Cutler Road on Biscayne Bay.
These neighborhoods have few sales a year, so their Zillow values can swing with a handful of transactions. Price individual homes on lot size, frontage, depth and elevation. Most lots are in FEMA high-risk flood zones, and NFIP's $250,000 dwelling cap means private or excess flood coverage at these values.
What to check in any Gables neighborhood
- Architectural review and historic status: exterior changes go through city review, and designated homes have extra limits.
- House age: the citywide median year built is 1969. Get a 4-point and wind mitigation report and an insurance quote inside the inspection period.
- Flood zone: check the FEMA zone and elevation certificate, especially south of US-1 and near canals.
- Taxes: assessed value resets after a sale. Homestead takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI.
If the Gables' tiers don't fit, nearby Miami runs about $583,705 for all homes and Cutler Bay about $563,335. Tell me your budget and whether you need water, a big lot or walkability, and I can narrow these 18 neighborhoods to the few worth touring.
