Buying a Condo in Homestead
The cheapest way into Miami-Dade ownership, with newer buildings and a soft year behind it.
A typical condo in Homestead is worth about $222,774 on Zillow's home value index, down 9.7% over the past year, compared with about $455,008 for a single-family house. A condo here costs about half of a Homestead house, and well under half of Miami's $583,705 all-homes figure, which is why buyers who work in South Dade or want a Miami-Dade address on a smaller budget end up looking here.

A younger city with younger buildings
Census data puts Homestead's median age at 32.5, with only 8.5% of residents 65 or older, and the median year built is 2001. That is a big contrast with the 1960s and 1970s condo stock in much of Miami-Dade. Much of Homestead was rebuilt after Hurricane Andrew in 1992 and expanded in the 2000s, and Miami-Dade builds to the High Velocity Hurricane Zone provisions of the Florida Building Code, the strictest wind standards in the state.
Newer construction matters for a condo buyer. It usually means impact windows or shutters, a younger roof, and fewer buildings facing their first milestone inspection soon. Some 20.5% of Homestead housing units are in buildings of ten or more units, and many condo communities here are low-rise or townhouse-style.

The odd bedroom numbers, explained
Zillow's bedroom figures for Homestead show a one-bedroom at about $316,386 and a two-bedroom at about $260,946. One-bedrooms costing more than two-bedrooms is unusual, and it usually means the one-bedroom figure rests on a small number of homes that don't look like the rest of the market, such as newer units or small detached homes. I wouldn't use it to set a budget.
The two-bedroom figure and the $222,774 typical condo value are better guides for a condo search. When you find a specific unit, price it against recent sales in its own complex and in two or three similar communities nearby.

Why condo values fell faster than houses
Homestead's all-homes index rose 32.1% over five years, one of the larger gains in the county. Over the past year, though, condos fell 9.7% while houses fell 2.7%. That pattern runs across Florida: fees, insurance and the new reserve rules have pushed many buyers toward houses, and condos have absorbed most of the price pressure.
For a buyer with a condo budget, the drop means more negotiating room. Use it, but check why a specific unit is cheap before treating the price as a deal. A soft market and a building with problems can look the same on a listing sheet.
Miami-Dade closing costs are different
Miami-Dade has its own documentary stamp rate on deeds: $0.60 per $100, plus a $0.45 surtax on anything other than a single-family home, which includes condos. On a $222,774 condo, that comes to about $2,339. The seller usually pays it, but read the contract. In Miami-Dade, the buyer typically pays for the owner's title policy, which is a state-set rate.
On the loan side, the note stamps are $0.35 per $100 and the intangible tax is 0.2% of the mortgage. With 20% down on a $222,774 condo, those total about $980. Add lender fees, an association estoppel letter, prepaid insurance and taxes. This isn't legal or tax advice.
Association checks for a 2000s complex
Even in younger buildings, read the association's finances closely. Ask for:
- The budget and the reserve balance, line by line for roofs, paint and paving.
- The Structural Integrity Reserve Study and milestone inspection, if the building has three or more habitable stories.
- The number of owners more than 60 days behind on dues.
- Any special assessment passed or under discussion.
- The master policy, its hurricane deductible and the last renewal premium.
Florida gives resale condo buyers 7 days, excluding weekends and legal holidays, to cancel after receiving the association documents. That is the week to read all of the above.
Flood zones, insurance and loans
Homestead is low and flat, and parts of South Dade sit in FEMA flood zones. Check the zone for the building. In an A zone, a lender will require flood coverage for the unit. Your HO-6 policy should include loss assessment coverage, since the master policy's hurricane deductible of 2%, 5% or 10% of insured value, applied once per calendar year, can be passed to owners after a storm.
On financing, ask your lender to review the condo questionnaire before you pay for an appraisal. Buildings with low reserves, many delinquent owners or open litigation can fail conventional or FHA standards.
Insurers price a condo unit partly on the building's wind features. Ask the association for its most recent wind mitigation report and roof permit date, and give both to your insurance agent when you request the HO-6 quote. Newer Homestead buildings often score well on those reports, and that can show up as a lower premium than a buyer coming from an older part of the county expects.
Homestead next to Cutler Bay and the rest of the county
On Zillow's all-homes index, Homestead at $437,198 costs less than Cutler Bay ($563,335), The Hammocks ($541,094) and Doral ($548,839). For buyers who will live here full time, the homestead exemption can take up to $51,411 off assessed value in 2026, and Save Our Homes caps later increases. The trade-off is distance: Homestead sits at the southern end of the county near the entrance to the Keys, so the drive to central Miami is long at rush hour. A shortlist that compares Homestead condos with what the same budget buys in Cutler Bay is a useful place to start.
