Buying a House in Homestead
The most house per dollar in Miami-Dade, with a few costs that don't show on the listing.
A typical single-family house in Homestead costs about $455,008 on Zillow's home value index, down 2.7% from a year ago, which puts a detached home here roughly $226,700 below Doral's typical house. For a buyer who needs three or four bedrooms in Miami-Dade on a mid-range budget, Homestead is usually the first place the numbers work.

What each size costs and where the budget lands
Zillow's figures for Homestead houses by bedroom count:
- Three bedrooms: about $415,236
- Four bedrooms: about $516,386
- Five or more: about $629,547
Each step up adds roughly $100,000 to $113,000. The lower third of the whole market tops out near $322,718, which in Homestead mostly means condos, townhomes and some mobile homes, while the upper third starts around $571,209.
Other Miami-Dade cities cost more for comparable space. Cutler Bay's all-homes figure is $563,335, The Hammocks is $541,094 and Miami Gardens is $474,495. In practice, buyers trade a longer drive north for a bigger house or a newer one, and that trade is most of what Homestead offers.

Two kinds of house: pre-1992 and everything after
The median Homestead home was built in 2001, but the city has two distinct housing stocks. Older houses near the historic center along Krome Avenue predate Hurricane Andrew, and many were rebuilt or heavily repaired after it. The newer subdivisions on the city's edges went up from the late 1990s onward under Miami-Dade's tougher wind code.
On an older house, expect insurers to ask for a 4-point inspection of the roof, electrical, plumbing and HVAC, and check whether post-storm repairs were permitted. On a 2000s house, the plumbing and wiring are usually fine, and the questions shift to the roof's age, the AC and the water heater. Either way, a wind mitigation report can cut the insurance premium, so order one with the home inspection.

Costs that sit outside the price
Two Homestead houses at the same price can have very different yearly costs. Look at three things before you compare them:
- CDD assessment. Many newer subdivisions were financed through a Community Development District, repaid through a line on the property tax bill for years. Ask for the amount and when the bonds pay off.
- HOA dues. Most newer communities have one, covering common areas, a pool or a gate. Get the budget and any planned assessments.
- Insurance. Roof age, impact openings and flood zone drive the quote. Get one during the inspection period.
An older house with no HOA or CDD can cost less to own each year than a newer one at a lower price. Run the full monthly number for each.
Also look at what is still being built next door. In a subdivision where the builder is still selling, your resale competes with brand-new homes and incentives for several years. In a finished community, resale buyers only compare you with other used houses. Ask how many lots remain and whether a new phase is planned on the land nearby, since that affects both your negotiating position now and your price when you sell.
Flood maps and elevation in South Dade
South Miami-Dade is low, flat and close to Biscayne Bay on the east and the Everglades on the west. Flood zones change street by street. Pull the FEMA flood map for the exact address and ask the seller for an elevation certificate. If the house is in an A zone and you are financing, your lender will require flood insurance, a separate policy from homeowners coverage.
A Florida homeowners policy also carries a hurricane deductible of 2%, 5% or 10% of the dwelling coverage, applied once per calendar year. On a house insured near $455,008, a 5% deductible is about $22,750. Keep that amount in reserve after closing. If private carriers decline the house, Citizens Property Insurance writes coverage as the state's insurer of last resort.
Closing costs and property tax on a Homestead purchase
Miami-Dade's deed stamp tax on a single-family house is $0.60 per $100, about $2,730 at $455,008, and sellers typically pay it. Miami-Dade buyers customarily pay for the owner's title policy, which is priced at a state-set rate. With 20% down, a $364,006 loan carries note stamps and intangible tax of about $2,002. Add lender fees, the survey, inspections and prepaid escrow for taxes and insurance.
The property tax assessment resets to market value when you buy. If the house becomes your full-time residence, file for the homestead exemption, up to $51,411 off assessed value in 2026, and Save Our Homes caps increases at 3% or inflation after that. A second home gets neither. Florida has no state income tax. This isn't legal or tax advice.
Is Homestead a good place to buy a house right now
The data shows a market that ran up 32.1% over five years and gave back 3.0% over the last one. For buyers, that means more listings to pick from, more sellers open to credits, and builders adding incentives nearby. It doesn't tell you where prices go next, and I wouldn't buy here on a guess either way.
Homestead makes the most sense if you need space, want a newer house, and either work in South Dade or can handle the commute. It makes less sense if your job is in downtown Miami or Broward and you'd be driving it every day. Send me your bedroom count and budget, and I'll pull a shortlist that includes the CDD and HOA cost on each house.
What buyers ask me
How much is a house in Homestead, FL?
Zillow's typical single-family value is about $455,008. Three-bedrooms run near $415,236 and four-bedrooms near $516,386.
Is Homestead a good place to buy a house?
For buyers who need space at a lower price in Miami-Dade, yes, as long as the commute works. Prices fell 2.7% for houses last year, which gives buyers some leverage.
Do Homestead houses have CDD fees?
Many newer subdivisions do. The CDD assessment appears on the property tax bill, so ask for the annual amount before you make an offer.
What does a 2% hurricane deductible mean on a Homestead house?
It means you pay 2% of the dwelling coverage before the policy pays for hurricane damage, once per calendar year. On $455,008 of coverage, that is about $9,100.
