Best Neighborhoods to Buy a Home in Hialeah
Thirty Zillow neighborhoods, most of them in the $500,000s and $600,000s, nearly all up last year.
Hialeah's neighborhoods run from about $312,241 in Mango Hill to about $951,496 in West Lakes Estates on Zillow's home value index, and 28 of the 30 that Zillow tracks gained value over the past year. Most sit between $500,000 and $700,000, well above the city's all-homes figure of $443,765, because Hialeah's cheaper condos pull the citywide number down.

Why the neighborhood numbers run above the city's
The city's $443,765 figure blends a typical condo at $245,397 with a typical house at $565,104. Most of Zillow's Hialeah neighborhoods are mainly single-family streets, so their values land closer to the house figure. A neighborhood priced at $540,000 is not expensive for Hialeah. It is a typical house neighborhood.
Zillow doesn't publish five-year changes for these Hialeah neighborhoods, so the groups below use price level and the one-year change. Citywide, values rose 35.7% over five years. The neighborhoods also share a profile: Hialeah's median year built is 1975, and most streets are lined with one-story block houses from the postwar decades through the 1980s.
Under $460,000: where condos and smaller homes cluster
- Mango Hill: $312,241, down 2.5% in a year
- Baraco: $384,140, up 0.2%
- Flamingo Lake: $453,508, up 2.3%
Values this far below the city's typical house price usually mean a larger share of condos, townhomes or smaller houses inside the boundary. Mango Hill is one of only two neighborhoods on the list that lost value, which fits the citywide condo slide of 4.4%. For a first-time buyer, this is the band where a sub-$400,000 purchase is realistic. Read the condo association documents closely if that's what you're buying.

$500,000 to $600,000: the largest group
Thirteen neighborhoods fall here, close to Hialeah's typical three-bedroom value of $531,319:
- Essex Village $510,427 (+1.3%), Seminola $512,886 (+1.5%), Robles Gardens $525,045 (+0.5%)
- Ingleside Park $531,118 (+0.9%), Sun-Tan Village $537,311 (+0.9%), Hialeah Homesites $539,956 (+3.3%)
- Hialeah Park $540,992 (+2.3%), West Palm Gardens $556,018 (+0.1%), Lakes of Avalon $564,523 (+0.7%)
- Linden Gardens $569,141 (+3.9%), West Hialeah Heights $588,459 (+3.7%), Westhaven Park $595,616 (+0.5%), Deer Park $598,824 (+3.4%)
Inside this band, the one-year changes split into a slow group under 1% and a faster group above 3%: Linden Gardens, West Hialeah Heights, Deer Park and Hialeah Homesites. One year is a short window, and small neighborhoods can swing on a few sales, so I treat these as a hint about demand, not a forecast.
$600,000 to $700,000: larger houses and lake streets
- Westhaven Heights $615,600 (+3.6%), Marbella Park $619,882 (+0.2%), Spanish Lakes $621,046 (-0.6%)
- Country Lake Park $626,045 (+0.3%), Palm Springs Estates $644,936 (+2.4%), Meadows Park $645,998 (+3.6%)
- Country Lake Manors $650,260 (+1.7%), Hialeah Estates $667,931 (+2.6%), Palm Lakes $669,054 (+2.6%)
This band brackets the city's typical four-bedroom at $655,015. Several names here refer to lakes, and lakefront lots usually command more than interior ones on the same street. Spanish Lakes is the only neighborhood in this band that slipped last year, by 0.6%, which is small enough to be noise but worth asking about when you compare recent sales.
Above $700,000: the top of the Hialeah market
- Palm Springs Lakes: $714,258, up 3.0%
- West Esplanade: $718,591, up 2.6%
- Ulelah: $737,895, up 5.0%
- Century Gardens: $871,992, up 3.4%
- West Lakes Estates: $951,496, up 5.7%
West Lakes Estates and Ulelah posted the two biggest one-year gains in the city. Every neighborhood in this group rose, which is the opposite of the condo-heavy bottom of the list. Hialeah's five-bedroom figure is $742,681, so the two most expensive neighborhoods sit above even that, and in my experience a premium that size comes from lot size, water or how recently the house was rebuilt. Price individual homes against their own street's sales before reading too much into the neighborhood average.
Offers and checks in any Hialeah neighborhood
The one-year changes help most at the negotiating table. In a neighborhood that gained 3% to 5%, like Ulelah, West Lakes Estates or Linden Gardens, sellers have recent sales to point to, and a well-kept house priced in line with them may not sit long. Expect less room on price and move quickly on the inspection.
In a neighborhood that was flat or slightly down, such as Marbella Park, Spanish Lakes or West Palm Gardens, ask how long the house has been listed and whether the price has already been cut. Days on market and price history tell you more about a single seller's flexibility than any index does.
Either way, the appraisal has to support the price if you're financing. In a neighborhood with few recent sales, appraisers may reach into nearby areas for comparables, so look at the same comparables yourself before you set your offer.
- Permits. Additions and garage conversions are common. Check every one against the city and county permit record.
- Plumbing and electrical. On homes from this era, ask for a camera scope of the drain line and a look at the panel.
- Insurance. Get a quote with a 4-point and wind mitigation report before your inspection period ends.
- Flood zone. Lake and canal streets are more likely to be in an A zone. Look up the FEMA map for the address.
- Taxes. The assessment resets to market value after purchase. A full-time resident can claim homestead, up to $51,411 off assessed value in 2026.
I don't rank neighborhoods by schools or safety. The best one for you is the one in your budget, near your commute, with a house whose systems have been updated with permits. Send me your price range and I'll pull a shortlist across two or three neighborhoods that fit it.
