Where Dania Beach is and what it is like

Dania Beach sits in east Broward between Fort Lauderdale and Hollywood. Fort Lauderdale-Hollywood International Airport borders the city, Port Everglades lies just to the north, and I-95 and US-1 both run through it. The city has its own stretch of ocean beach with a fishing pier, and Dr. Von D. Mizell-Eula Johnson State Park sits on the barrier island at its northern end. Dania Pointe, a newer shopping and mixed-use development near I-95, is one of the larger recent projects.

It is a small city, about 32,180 residents in Census data, and the housing reflects decades of piecemeal growth rather than one master plan. Expect older single-family streets, condo and co-op buildings, mobile home parks and pockets of new construction within a few blocks of each other.

Prices and who is buying

Zillow puts the typical condo at about $212,057, down 2.9% over the year, and the typical single-family house at about $499,115, down 1.5%. By size:

The lower third of the market sits near $196,809 and the upper third starts around $587,140. Against nearby all-homes values, Dania Beach is well below Hollywood (about $442,331) and Fort Lauderdale (about $509,743), and close to Pompano Beach (about $350,137).

The median age is 41.8 and 18.5% of residents are 65 or older. Seasonal homes make up 9.2% of housing, more than most of inland Broward, so some condo buildings run partly empty in summer and part-year owners are a noticeable share of sellers.

Pros and cons of living in Dania Beach

Flood, insurance and storm planning

Dania Beach is low and close to the water. Look up the FEMA zone of the exact address. In A and V zones a lender requires flood insurance, which is a separate policy from homeowner's coverage, through the NFIP or a private carrier. Ask the seller for an elevation certificate and any flood claim history, and get the flood quote during your inspection period.

For homeowner's coverage, roof age and wind mitigation features drive the price. Hurricane deductibles are set as a percentage of dwelling coverage, typically 2%, 5% or 10%, and apply once per calendar year. Check the evacuation zone too; coastal Broward addresses are often in zones ordered to leave first. If no private insurer will write a property, Citizens Property Insurance is the state's insurer of last resort.

What newcomers to Dania Beach often miss

The first is the airport. Buyers tour a house on a quiet afternoon and only hear the jets after closing. Drive the street at rush hour and early morning, and check the airport's published noise contours.

The second is the land under a mobile home. A low asking price can hide a land lease with rising lot rent and park rules on age, pets and resale. Read the prospectus or lease before you make an offer.

The third is the condo's documents. A resale buyer has 7 days, excluding weekends and legal holidays, to cancel after receiving the association's papers. In a building from the 1970s, read the milestone report, the reserve study, the minutes and any special assessment notices in that window.

The fourth is the tax bill. The assessment resets after you buy, so the seller's homestead-protected bill is no guide. If you want a list of Dania Beach homes screened for flood zone, building age and noise, a shortlist is the place to start.

For buyers who want a coastal Broward location near the airport, I-95 and the beach at a lower price, it can be. Expect older buildings, aircraft noise in parts of the city and high flood exposure.
