Where Fernandina Beach is and how you get around

Fernandina Beach is the only city on Amelia Island, in Nassau County, at the far northeast corner of Florida next to the Georgia line. The historic downtown runs along Centre Street to the harbor on the Amelia River, and the Atlantic beaches are on the other side of the island. Fort Clinch State Park takes up the island's north end.

A1A, which becomes SR 200 on the mainland, is the main road off the island and leads west to I-95 at Yulee. Jacksonville International Airport is on the north side of Jacksonville, close enough for regular flying. Most people commuting to jobs in Jacksonville use that same route, and traffic on it is the most common complaint I hear about daily life here.

The town also has a working side: a port and two pulp and paper mills, which are long-time local employers. Baptist Medical Center Nassau is the hospital in town.

What it costs to buy, and how prices moved

Prices rose 25.2% over five years and moved 0.3% in the past year. The typical single-family home is about $609,095. Condos are unusual here: at about $626,854 they are worth slightly more than the typical house, because many of them sit on or near the beach. Condo values dipped 1.7% over the last year while houses rose 0.7%.

The spread between the cheaper and pricier homes is wide. The lower third tops out near $399,535 and the upper third starts around $1,081,916, which reflects the gap between inland streets and ocean-side or marsh-view property. Across the bridge, Yulee's typical home is about $389,001, Callahan about $400,875 and Hilliard about $346,092.

Who lives here: an older, part-time population

Census data puts the median age at 58.6, and 37.8% of residents are 65 or older. That is a retirement-heavy town. Seasonal homes are 14.9% of housing units. The population is about 13,420, so the town feels small, and services follow the calendar a little: busier in spring and fall, quieter in the heat of summer.

For a family moving here, that age profile shows up in daily life. There are fewer young families on most streets, and many working-age households live on the mainland side of the county where prices are lower. For a retiree, it means plenty of peers and a town organized around them.

The housing stock

About 66.9% of homes are detached single-family houses. Only 7.8% of units are in buildings with 10 or more units, and mobile homes are just 0.3%. Median year built is 1986, so much of the stock is a few decades old, with a historic core downtown that is far older and newer subdivisions farther south on the island.

Older homes downtown can be wood frame, and the historic district has its own design review for exterior changes. Homes from the 1980s and 1990s need the usual Florida checks: roof age, original plumbing, electrical panel brand and windows. Insurers will often want a 4-point inspection on homes past a certain age, plus a wind mitigation report.

Condos on the island are a smaller part of the market than in most Florida beach towns, and many are in low-rise complexes near the ocean. If you buy one, ask for the association's reserve study, its insurance policy and deductible, and the last two years of board minutes. Florida gives resale condo buyers 7 days, excluding weekends and legal holidays, to cancel after they receive the association documents, and that window is when to read them.

Storms, flood zones and insurance on a barrier island

Amelia Island is a barrier island, with the ocean on one side and marsh and river on the other. Flood risk changes a lot from one street to the next. Some interior areas sit higher, while low-lying land near the marsh and the beach can be in high-risk FEMA zones where lenders require flood insurance.

Look up the FEMA zone for the exact address, ask for an elevation certificate, and get homeowners, wind and flood quotes while you are still inside the inspection period. Northeast Florida has seen fewer direct hurricane landfalls than the southern half of the state, but nor'easters and storm surge still matter, and evacuation from the island runs over a limited number of bridges.

Taxes, and what newcomers misjudge

Florida has no state income tax. A permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, with assessment increases capped at 3% or CPI. The cap only starts after you buy, because the assessment resets to market value when a home sells. This isn't legal or tax advice.

If that trade-off between island and mainland is the question, a shortlist that shows both side by side is the useful next step.
