New Construction Homes in Ocala

Master-planned subdivision or scattered lot: two ways to buy new in Marion County

Ocala has one of Florida's larger supplies of new homes at entry-level prices, and most of it falls into two types: master-planned subdivisions with amenities, and single homes built on old pre-platted lots. Zillow values the typical Ocala single-family home at $266,339, down 2.4% over the past year, while the city's median home was built in 1984, so a new house here competes against resales that are often 40 years old.

Scattered-lot homes in older platted subdivisions

Much of the lowest-priced new construction around Ocala is in subdivisions that were platted decades ago, with thousands of lots and paved streets but only some of the houses built. Builders buy lots one at a time and build standard plans on them. The price is attractive, and many of these areas have no HOA or a small one.

What you give up is a planned neighborhood. The house next door may be 30 years old, the lot across the street may stay empty for years, and there is often no pool or clubhouse. Check the utilities before anything else: many lots use a private well and septic system rather than central water and sewer, which changes maintenance costs and inspections. Ask about drainage on the specific lot, and look at county records for future road or commercial plans nearby.

Master-planned communities: amenities, HOA and CDD

The newer planned communities offer amenity centers, sidewalks, retention ponds and a consistent streetscape. They also cost more each month. Ask for the HOA fee, what it covers, and whether a Community Development District assessment appears on the tax bill. A CDD repays bonds that funded roads, drainage and utilities, so ask how many years remain and whether the debt can be paid off early.

Tax bills on brand-new homes often start low and then jump. Florida assesses property as of January 1, so a home unfinished on that date may be billed mostly for the land in its first year. Budget from the expected value of the finished house. If it is your permanent home, file for homestead, worth up to $51,411 off assessed value in 2026, with future increases capped at 3% or CPI.

New versus resale at Ocala's price points

Zillow values a three-bedroom Ocala home at around $256,703 and a four-bedroom at around $330,413. The lower third of the market tops out near $191,785, and the upper third starts near $391,373. Many entry-level new homes are priced in the middle of that range, close to resales of similar size.

When a new home and a 1980s resale are priced alike, the new one usually wins on insurance, energy costs, roof life and warranty. The resale usually wins on lot size, mature trees, an established street and no CDD. The five-year gain of 20.2% followed by a 2.4% dip has left plenty of both on the market, so compare total yearly costs rather than the price on the sign. Nearby, Belleview ($251,707) and Dunnellon ($266,915) price close to Ocala, while Summerfield ($283,790) runs a little higher.

Incentives, lenders, warranties and inspections

Builder incentives such as closing cost credits or rate buydowns usually require the builder's preferred lender. You can use any lender, but you may lose the incentive. Compare a loan estimate from the builder's lender with one from an outside lender. Ask for a written total that includes lot premiums and design options, since the base price leaves those out.

Most builders offer a 1-2-10 warranty: one year for workmanship, two for major systems and ten for structure. Hire your own inspector before drywall and again before closing. In Marion County, also ask whether the builder did any ground testing for the lot, since sinkholes are a known risk in parts of the county. Florida homeowners policies cover catastrophic ground cover collapse; broader sinkhole coverage is optional and priced separately.

Deposits, timelines and having your own agent

Deposits on to-be-built homes are usually larger than on resales, and some become non-refundable once construction starts. Read how the deposit is held and when you can still cancel. Build times vary by builder and season. Quick move-in homes trade design choices for a faster closing.

Get an insurance quote for the specific address during your contract period, and check the FEMA flood zone even though Ocala is inland. Low areas near lakes and wetlands can be in A zones, where lenders require flood insurance. The builder's sales consultant represents the builder. Your own agent is usually paid at no added cost to you and can compare contracts, fees and nearby resales. Tell me your budget and whether you prefer a planned community or a scattered lot, and I will set up a shortlist with both options priced out.
