New Construction Homes in Boynton Beach

Two very different new-build markets share one Boynton address

Most new single-family construction with a Boynton Beach address sits west of the city in unincorporated Palm Beach County, where builders compete with resale four-bedroom homes that Zillow's home value index puts at about $660,029. Inside the city, new construction is mostly townhomes, condos and infill near the older core.

West Boynton and the city are separate markets

The city of Boynton Beach has about 81,435 residents, and its median home was built in 1984, according to Census data. Only 40.9% of homes inside city limits are single-family detached, and 29.5% are in buildings of 10 or more units. The large planned communities west of the Turnpike, many of them gated and some age-restricted, mostly fall outside the city but use Boynton Beach mailing addresses.

That difference changes who issues permits, which utility serves the home, and whether a CDD or special taxing district applies. It also changes the product: in the west, larger single-family homes on lake lots with a clubhouse; closer to the coast, townhomes and mid-rise condos on smaller sites.

Pricing new homes against Boynton resales

Boynton's all-homes value is $404,476, up 0.8% for the year and 19.4% over five years. Single-family homes average $477,830 and rose 1.6%, while condos average $218,496 and fell 3.9%. By size, a three-bedroom is about $457,848, a four-bedroom $660,029 and a five-bedroom $964,482.

New single-family homes in the western communities usually list above those averages because they are newer, larger and come with amenities. New townhomes and condos near the city core compete with a resale condo market that is cheap and getting cheaper. For a buyer choosing between a new townhome and an older condo, the gap in insurance, reserves and assessment risk often matters more than the gap in price.

55+ communities versus all-ages communities

A large share of west Boynton's newer gated communities are age-restricted. If you are under 55, or plan to have family living with you, confirm before touring. Federal law lets a community restrict residency when at least 80% of occupied homes have a resident 55 or older and it verifies ages. All-ages communities nearby often look similar from the gate but have different fee structures, more families and a wider resale market.

Resale demand is the main difference. A 55+ home can only be sold to qualifying households, while an all-ages home can be sold to anyone. That does not make one better, but it should be a deliberate choice.

Fees, CDDs and what the HOA covers

New communities in west Boynton usually charge a monthly HOA fee that covers the gate, clubhouse, pools, landscaping of common areas and sometimes lawn care for each home. Some communities also have a master association or a special district assessment on the tax bill. In the city, a new townhome association may be small, with a thin reserve fund in the early years.

Incentives, lenders and the builder contract

Boynton builders typically offer incentives such as closing-cost credits, rate buydowns or design upgrades, often tied to their preferred lender and title company. You can choose any lender. Compare two Loan Estimates side by side, including points, fees and the rate after any temporary buydown ends.

The purchase contract is the builder's own form. It sets the deposit schedule, how completion dates can move, and what you can change after signing. Read it before you put money down, and ask which portion of the deposit is held in escrow. The builder's sales rep represents the builder; registering your own agent on the first visit gives you someone who reads that contract on your behalf.

Inspections, warranty and insurance

Even with county inspections, hire your own inspector at the pre-drywall stage and before closing. Look at roof attachment, window and door installation, and drainage around the lot. Most builders provide a 1-2-10 warranty structure: one year for workmanship, two for mechanical systems, ten for structural defects. Keep a written list of issues found in the first year and submit it before the deadline.

New homes usually insure for less than Boynton's older stock, since they meet current wind code and have new roofs. Flood risk still depends on the lot; check the FEMA zone and get a quote before closing. On a home insured near the $477,830 single-family average, a 2% hurricane deductible means roughly the first $9,557 of storm damage is yours, so pick the deductible with your cash reserves in mind.

Ask the builder for the wind mitigation form and the elevation certificate at closing. Your insurer will want both, and getting them from the builder is easier than ordering them later.

Homestead and nearby comparisons

As a full-time resident, you can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes then capping assessment increases. On a new home, expect the first full tax bill to be higher than the one on the vacant lot. Nearby, Delray Beach averages $345,071, Lake Worth Beach $442,035, Greenacres $280,329 and Boca Raton $580,267. Wellington, at $661,404, is a common comparison for buyers who want newer single-family homes in western Palm Beach County.
