Is Boynton Beach a Good Place to Retire?
One of Palm Beach County's most established retirement markets, at a middle price
Yes, Boynton Beach is a strong place to retire for buyers who want coastal Palm Beach County at a moderate price: 22.5% of residents are 65 or older (Census), and a typical condo costs about $218,496 on Zillow's home value index. The catch is the same one retirees face across South Florida, rising condo fees and insurance, so the right home here is the one whose monthly cost you can carry for twenty years.

Boynton's retirement profile in numbers
Of about 81,435 residents, more than one in five is 65 or older, and the median age is 42.5. Seasonal homes are 8.9% of housing. The retiree population is concentrated in the far west, where large age-restricted communities line the roads toward the Turnpike and beyond, and in the condo complexes east and west of I-95.
That concentration matters for daily life. Medical offices, community clubs, golf, pickleball and organized activities are already built around older residents, and newcomers don't have to create a social life from scratch.

What a retiree's budget buys
- Under $150,000: mostly 1-bedroom condos in older buildings. Zillow's typical 1-bedroom is about $136,022.
- About $200,000 to $300,000: 2-bedroom condos and villas. The typical 2-bedroom is about $271,882, and Leisureville, a long-established 55+ community with condos, townhomes and single-family homes, has a Zillow typical value of about $292,680.
- About $450,000 to $575,000: single-family homes and newer age-restricted houses in the west. The citywide single-family value is about $477,830, and Valencia Lakes, an age-restricted community, runs about $522,150.
Single-family values rose 1.6% over the year, while condos fell 3.9%. For retirees who will eventually sell or pass the home to family, that difference is worth weighing against the convenience of condo living.

Types of 55+ housing in and around Boynton
A legally age-restricted community follows the Housing for Older Persons Act: at least 80% of occupied units must have a resident aged 55 or older, and the community must publish and follow age-verification rules. Around Boynton you will find:
- Gated active-adult communities of single-family homes and villas in west Boynton, many built by large builders from the 1990s on, with clubhouses, pools and activity calendars.
- Older 55+ condo and villa communities closer to I-95, generally cheaper to buy, with older buildings and older systems.
- Golf and country clubs, some age-restricted and some open to all ages, often with mandatory membership.
- Manufactured-home parks. Census counts 1.6% of homes as mobile homes, a small share. Know whether the land is owned or leased before you buy.
Read the documents to confirm a community is legally 55+. Some marketing calls a community adult when it isn't restricted at all.
Club membership and fixed income
Mandatory club membership can change the math. Hunters Run, a large gated golf community, requires membership, and its Zillow typical value of about $238,771 is down 8.6% over the year and 7.7% over five years, while Boynton as a whole rose 19.4% over five years. The data doesn't explain the cause, but it shows how a purchase price that looks low can sit inside a community with high fixed costs.
For any club community, ask for the current initiation or capital contribution, annual dues, food minimums and any planned assessments. For any condo, ask for the budget, the Structural Integrity Reserve Study and the milestone inspection status if the building is three stories or more. Under current Florida law, associations must fully fund structural reserves and cannot waive them, so fees in older buildings have been rising. You get 7 days, excluding weekends and legal holidays, after receiving resale condo documents to cancel.
Healthcare access
Bethesda Hospital East, part of Baptist Health South Florida, is in Boynton Beach, and Boca Raton's hospital and specialists are a short drive south. Before choosing a community, check how far the drive is to your primary care doctor and to the hospital at peak season traffic, and confirm your doctors are in your Medicare plan's network.
Homestead and the 3% cap
Retirees who make Boynton their permanent home should file for homestead. In 2026 it removes up to $51,411 from the assessed value, and the Save Our Homes cap keeps increases in the homestead assessment to 3% or CPI each year. Over two decades of retirement, that cap can keep property taxes far below what a new buyer of the same home would pay. Florida also has no state income tax, so Social Security, pensions and IRA withdrawals aren't taxed by the state. This isn't tax advice; check with your advisor, especially if you are moving from Canada or keeping a home in another state.
Storm prep for retirees
Hurricane season runs June through November. Before your first season, know your evacuation zone, which is more likely to matter east of I-95 near the Intracoastal and ocean. In a condo, learn how the building handles shutters and elevator shutdown. In a house, check that shutters or impact windows are in place and that you can operate them yourself. Keep your hurricane deductible, which is a percentage of dwelling coverage, in savings.
Who Boynton suits, and who should look elsewhere
Boynton suits retirees who want an established community of peers, a broad price range from about $136,000 condos to newer single-family homes, a hospital in town and the ocean nearby. It suits less well if you want a walkable downtown lifestyle or the very lowest prices: Greenacres at about $280,329 and Delray Beach at about $345,071 are cheaper on Zillow's all-homes index. Comparing two or three communities by their full monthly cost, dues included, is the best way to choose, and a shortlist built that way is where I'd start.
