The housing mix: condos, villas and houses
Boynton is a mixed market. Census data counts 40.9% of homes as single-family detached and 29.5% in buildings of 10 or more units, with the rest in townhomes, villas and small complexes. The median home was built in 1984.
Zillow's prices by size:
- 1 bedroom: about $136,022, mostly older condos.
- 2 bedrooms: about $271,882, condos, villas and some small houses.
- 3 bedrooms: about $457,848, mostly single-family.
- 4 bedrooms: about $660,029.
- 5+ bedrooms: about $964,482.
The typical condo is about $218,496, down 3.9% over the year, while single-family homes average about $477,830, up 1.6%. That divergence is common across South Florida right now, as condo owners absorb higher fees and new reserve requirements.

East Boynton, west Boynton and the mailing address
Boynton divides roughly along I-95.
- East of I-95: the older parts of the city, the downtown redevelopment area near Ocean Avenue and US 1, the Intracoastal, and the marina. Older houses, smaller lots, more condos and townhomes near the water.
- West of I-95 to the Turnpike: 1980s and 1990s subdivisions, golf communities and condo complexes. Most of Zillow's Boynton neighborhoods fall between about $300,000 and $575,000.
- Far west: large gated and age-restricted communities, many of them in unincorporated Palm Beach County with a Boynton Beach mailing address. City taxes and services don't apply there, though county ones do.

How wide the neighborhood spread is
Zillow tracks about 30 Boynton neighborhoods, and the range tells a newcomer what is realistic. At the low end are areas dominated by condos and villas, such as Pinepoint Villas at about $134,175 and High Point at about $143,423. At the top are Nautica Sound at about $572,871, Skylake at about $568,313 and Mangrove Walk at about $559,440. Leisureville, a long-established 55+ community, sits at about $292,680.
Five-year growth also varies. Royal Palm gained about 42.2%, Ridgewood about 39.9% and Golfview Harbor about 39.1%, while Hunters Run, a gated golf community with mandatory club membership, is down about 7.7% over five years and 8.6% over one. That last figure is a reminder that a community's fees and club finances can weigh on values as much as location does.
Zillow's neighborhood names and boundaries won't always match what a listing or a local calls an area, so treat these as rough guides. The lower third of Boynton's whole market tops out around $239,046 and the upper third starts around $677,781.
Who lives here
Boynton has about 81,435 residents and a median age of 42.5. Census data shows 22.5% of residents are 65 or older and 8.9% of homes are seasonal. In practice, east Boynton and the newer western subdivisions have plenty of working families, while the far-west communities skew toward retirees and seasonal owners.
Compared with Boca Raton, Boynton is slightly younger and less seasonal, with a more working-town feel.
Beaches, the inlet and getting around
The city's beach access is across the Intracoastal on the barrier island, and the Boynton Inlet gives boaters a direct route to the ocean. The Arthur R. Marshall Loxahatchee National Wildlife Refuge sits on the western edge of the Boynton area for anyone who wants trails and Everglades marsh.
I-95 and Florida's Turnpike both run through the city, and Tri-Rail stops in Boynton Beach. Palm Beach International Airport is to the north and Fort Lauderdale-Hollywood International to the south. East-west roads such as Boynton Beach Boulevard and Gateway Boulevard get heavy in season.
For healthcare, Bethesda Hospital East, part of Baptist Health, is in the city.
Insurance and storms
East of I-95, closer to the water, more lots sit in FEMA high-risk flood zones (A, AE and some VE near the ocean), where lenders require flood insurance. West Boynton is inland but low and full of lakes and canals, so check every address.
Homeowners insurance depends on roof age and wind mitigation. Many 1980s houses have had a roof replacement or two, while condos depend on the association's master policy. Get real quotes during your inspection period. A 4-point inspection is common for homes in the city's older stock.
Taxes and homestead
Florida has no state income tax. If Boynton becomes your permanent home, file for homestead: in 2026 it takes up to $51,411 off assessed value, and annual increases in the homestead assessment are capped at 3% or CPI. Remember that the assessment resets to market value after the sale, so your first bill can be well above the seller's. Seasonal owners don't qualify for homestead and get a 10% cap on non-school levies instead.
Pros, cons and what newcomers misjudge
Pros: coastal location at a lower price than Boca, Jupiter or Palm Beach Gardens; a wide spread of housing types; ocean access through the inlet; train and highway access.
Cons: older condo buildings facing higher fees and assessments; traffic on the main east-west roads; a slower price trend than some neighbors.
The most common newcomer mistake is comparing Boynton only with Boca. Delray Beach at about $345,071 and Greenacres at about $280,329 are cheaper on Zillow's all-homes index, and Lake Worth Beach at about $442,035 is a little higher. Each has a different housing mix. Once you have picked east or west and condo or house, a shortlist built on those two choices is the fastest way forward.
