New Construction Homes in Ormond Beach
Single-story plans, sale timing and the mainland vs beachside question
New construction homes in Ormond Beach sit mostly on the mainland, and they compete with a resale market where the typical single-family home is valued at $379,502 on Zillow's home value index. A third of residents (33.5%, per Census data) are 65 or older, so a lot of new-home demand here comes from people downsizing or relocating for retirement, and the plans and contracts reflect that.

Where new homes go up in Ormond Beach
Ormond Beach is split by the Halifax River. The beachside, on the barrier island, is largely built out with older single-family homes and condo buildings, so new construction there is mostly rebuilds. The newer subdivisions sit on the mainland, away from the river, where larger parcels were still available.
Census data shows 64.9% of housing is detached single-family, 9.2% is mobile or manufactured homes and the median year built is 1984. A new mainland subdivision house and a 1980s beachside home are very different purchases. One gets you current construction, a garage and an HOA; the other gets you walking distance to the ocean and an older structure that needs a closer look at roof, windows and plumbing.

Plans that work for downsizers
The median age in Ormond Beach is 53.6, and many buyers want a home they can stay in for a long time. When touring models, I'd look past the decor at the things that are hard to change later:
- Single-story layout with the primary suite on the main level.
- Door and hallway widths, and whether wider openings are a standard or an option.
- Shower design. A low-threshold or curbless shower is easiest to get at the design stage.
- Garage-to-house step. Some plans have one or two steps up from the garage; ask about grading options.
- Lot size and maintenance. Smaller lots or HOA-maintained lawns cut upkeep.
Builders charge for structural options early in the process, so decide on these before the contract is signed, not at the design center.

Timing a build with the sale of your current home
Many Ormond Beach buyers are selling a house somewhere else, often out of state. That's where a to-be-built home and a quick move-in home behave very differently.
- To-be-built. Construction takes several months or longer. That gives you time to sell, but your closing date can move, and you may need to carry two homes or rent short-term if the timelines don't line up. Ask how the builder handles delays and how long your mortgage rate can be locked.
- Quick move-in. The home is finished or nearly finished. Builders rarely accept a contingency on selling your current home, so you may need to sell first or qualify for both.
For cash buyers using sale proceeds, I'd still put a closing date range in writing and understand what the deposit covers if the sale up north falls through.
Prices: new vs resale in Ormond Beach
Zillow values a typical 3-bedroom at about $381,429 and a 4-bedroom at about $521,586. The market is down 0.7% over the past year and up 12.0% over five years. Condos, which are mostly on the beachside, run about $270,331 and fell 5.1% last year.
A new 3-bedroom on the mainland will often price above the 3-bedroom midpoint, but the older resale may need a roof, impact protection or HVAC soon, and insurers may require a 4-point inspection on it. The new house usually scores better on a wind mitigation report. I compare both over the first five years, including insurance, HOA, any CDD and expected repairs.
The 9.2% manufactured-home share is a separate market. A new manufactured home in a land-lease community costs far less upfront, but you pay monthly lot rent, financing works differently from a regular mortgage, and lot rent can rise over time. On an owned lot, you own the land and the home together. If budget is pushing you toward that route, read the lease or HOA documents as carefully as you'd read a builder contract.
For flood, check the FEMA zone for each address whether it's near the river or inland, and get the homeowners and flood quotes during the inspection period.
55+ new construction and HOA rules
Some new communities in Volusia County are age-restricted. Under the federal Housing for Older Persons Act, a 55+ community needs at least 80% of its occupied homes to have at least one resident 55 or older. Read the association's age policy, including rules on younger spouses, adult children and guests. Also read the HOA budget, which covers amenities like a clubhouse or pool, and check for any separate amenity membership.
On new construction, the developer usually controls the HOA board until a set share of homes is sold. Ask what the dues are now and what the budget assumes once the developer hands over control, because dues often change after turnover.
Taxes, warranties and nearby alternatives
If Ormond Beach becomes your permanent residence, homestead can cut assessed value by up to $51,411 in 2026, with yearly increases capped at 3% or CPI. File after you close and move in. Florida has no state income tax, which matters to many retirees relocating. Builders usually provide a 1-2-10 warranty: one year for workmanship, two for systems, ten for structure. Get an independent inspection before drywall and before closing.
Zillow's all-homes values nearby run around $339,343 in Port Orange, $337,546 in DeLand and $453,639 in New Smyrna Beach, against $364,484 in Ormond Beach. Tell me whether you want beachside, mainland or 55+, and I'll put together a shortlist that includes both new builds and well-kept resales.
Common questions
Are there new homes on the beachside in Ormond Beach?
Very few. The barrier island is largely built out, so new homes there are mostly rebuilds on existing lots. New subdivisions are on the mainland.
Can I buy a new home in Ormond Beach before selling my current one?
Yes, but builders rarely accept a home-sale contingency. You'll need to qualify while carrying both homes, pay cash, or time a to-be-built home so it finishes after your sale closes.
Are there 55+ new construction communities near Ormond Beach?
Volusia County has age-restricted communities, some with new construction. Check the community's age policy and HOA budget before you sign.
How much is a new house in Ormond Beach?
It depends on size and community. As a reference, Zillow's index puts the typical 3-bedroom resale at about $381,429 and 4-bedroom at about $521,586, and new homes usually price above resale midpoints.
