The layout: beachside, the river and west of I-95

Ormond Beach has three parts that feel and price differently. The beachside sits on the barrier island along A1A, with oceanfront condos and older single-family streets. The Halifax River separates it from the mainland, where older neighborhoods line the river and the downtown stretch of Granada Boulevard. West of I-95, larger planned subdivisions such as Hunter's Ridge, Breakaway Trails and The Trails area are newer and more suburban.

Granada Boulevard is the main east-west road, crossing the river to the beach. US-1, I-95 and A1A run north to south. Daytona Beach International Airport is a short drive south, and Orlando is inland by I-4. Tomoka State Park sits on the north side of the city, and the Ormond Scenic Loop and Trail runs through oak-canopied roads and marsh to the north.

The city is known historically as the Birthplace of Speed, after early automobile races on the hard-packed beach, and John D. Rockefeller's former winter home, The Casements, stands by the river on Granada.

What housing costs in Ormond Beach

Zillow's figures: typical single-family home about $379,502, down 0.6% over the year, and typical condo about $270,331, down 5.1%. By size, a 2-bedroom is about $269,303, a 3-bedroom about $381,429, a 4-bedroom about $521,586 and a 5-bedroom or larger about $711,606. The lower third of the market starts under roughly $257,081 and the upper third near $558,318.

The jump from 3 to 4 bedrooms, about $140,000, is large. Four-bedroom homes are concentrated in the newer subdivisions west of I-95 and in riverfront and beachside neighborhoods, so that step also tends to be a step up in location and age.

For context, Zillow puts Daytona Beach at about $251,316, Holly Hill at about $199,089 and Port Orange at about $339,343. New Smyrna Beach is higher at about $453,639. Many buyers who want an Ormond address but find it tight look at Holly Hill or Daytona just south.

The housing stock and who lives here

Census data shows 64.9% of homes are single-family detached, 12.6% are in buildings of 10 or more units and 9.2% are mobile or manufactured. The median home was built in 1984, older than much of Volusia County's newer suburbs. Many mainland neighborhoods date to the 1960s through 1980s, with newer construction mostly west of I-95.

The population is about 43,976, with a median age of 53.6 and 33.5% of residents 65 or older. Only 5.3% of homes are seasonal, which is low for a beach city. Ormond Beach is mostly a year-round community of retirees, families and people who work in the Daytona area. That gives it a steadier feel through the year than towns where a fifth of homes sit empty in summer.

Hospitals, services and first-month paperwork

Major hospitals for the area are in neighboring Daytona Beach, including Halifax Health Medical Center and AdventHealth Daytona Beach. AdventHealth also runs urgent care in Ormond Beach, and the city's planning board approved a freestanding AdventHealth emergency department on North US-1 in 2025; check its status if that matters to your search. Shopping and services cluster along Granada Boulevard, US-1 and the West Granada corridor near I-95.

For a household moving from out of state, the practical list is short: register vehicles and get a Florida driver license, file for homestead with the Volusia County property appraiser by the March 1 deadline after you move in, and confirm doctors are in your new insurance network. Families should look up school assignment for the specific address directly with Volusia County Schools, because boundaries do not follow neighborhood names.

Insurance, flood and an older housing stock

With a 1984 median build year, insurance is a bigger factor here than the price suggests. Expect insurers to want a 4-point inspection on older homes, and get a wind mitigation report to show roof attachment, roof shape and opening protection. Roof age often decides the premium or whether a carrier will write the policy at all.

Flood zones follow the water: the beachside, the Halifax riverfront and low areas near the Tomoka River and creeks. Check the FEMA zone for the exact address, ask for an elevation certificate, and get a flood quote even if the lender does not require one. Get every quote during your inspection period.

Taxes and the mistakes newcomers make

Florida has no state income tax. As a permanent resident, you can claim homestead for up to $51,411 off assessed value in 2026, and the Save Our Homes cap then limits annual increases to 3% or CPI. Your assessment resets to market value when you buy, so long-time owners nearby may pay far less than you will.

For most people moving here, the first decision is which of the three areas fits, and a shortlist with one home from each makes the trade-offs easy to see.

Questions buyers ask

Is Ormond Beach a good place to live?

For buyers who want a quieter coastal city with mostly single-family homes, yes. Zillow's typical home is about $364,484, between Daytona Beach and New Smyrna Beach.

What are the cons of living in Ormond Beach?

An older housing stock with higher insurance costs, flood exposure on the beachside and along the river, a car-dependent layout, and major hospitals located in Daytona Beach rather than in town.

Is Ormond Beach expensive?

Moderately for Volusia County. The typical home is about $364,484, compared with about $251,316 in Daytona Beach and $453,639 in New Smyrna Beach.

What part of Ormond Beach is best to live in?

It depends on priorities. Beachside suits ocean access, the river neighborhoods suit established older homes, and west of I-95 suits buyers wanting newer homes in planned subdivisions.
