Only some of these carry a legal age restriction. Under the Housing for Older Persons Act, a community qualifies when at least 80% of occupied homes have a resident 55 or older and it publishes and enforces age rules. Ask for those documents early.

Latitude Margaritaville and other new 55+ builds nearby

The largest new age-restricted community in the area is Latitude Margaritaville Daytona Beach, built by Minto off LPGA Boulevard in Daytona Beach, a short drive from Ormond. It is a large-scale 55+ development with resort-style amenities and a resident beach club on the ocean.

Comparing a new community like that with a 1980s Ormond resale home comes down to a few lines on the budget:

Builder incentives often depend on using the builder's lender. Compare the incentive against the rate and fees from your own lender before deciding. Bring your own agent on the first model visit; the on-site sales staff represent the builder.

Ormond Beach prices by home size and side of the river

Zillow's home value index puts the typical Ormond Beach home at about $364,484, down 0.7% over the past year and up 12.0% over five years. A 1-bedroom is about $178,244, a 2-bedroom about $269,303 and a 3-bedroom about $381,429. The typical single-family home is about $379,502 and the typical condo about $270,331, down 5.1% in a year.

Prices change a lot by location. Beachside and riverfront homes run well above the citywide figures, while inland subdivisions west of I-95 often sit closer to them. Holly Hill, just south, is far lower at about $199,089, and Daytona Beach is about $251,316. Port Orange is about $339,343.

Bedroom count drives the price more than anything else here. Moving from a 2-bedroom to a 3-bedroom adds roughly $112,000 at the typical values, and a 4-bedroom is about $521,586. Many retirees settle on a 2-bedroom with a den or a small 3-bedroom so guests have a room. The lower third of the Ormond market ends near $257,081, and the upper third starts around $558,318.

Manufactured homes in Ormond: owned land or lot rent

With 9.2% of homes manufactured, Ormond Beach has a real budget option for retirees. The first question on any listing is who owns the land. If you own the lot, you pay property tax and an HOA fee, if any. If the park owns the land, you pay monthly lot rent, and the park's prospectus spells out how increases work under Florida law.

Ask for five years of rent or fee history. Check the home's year built and HUD wind zone, since homes built before the 1994 wind standards can be hard to insure. Get the insurance quote in your inspection window.

Inspecting a 1980s Ormond Beach home

Older homes in Ormond often need a 4-point inspection for insurance, covering roof, electrical, plumbing and HVAC. Insurers also look for certain older electrical panels and plumbing materials, so a cheaper home can come with a larger insurance bill or a required repair. A wind mitigation inspection can lower the premium on a home with a newer roof and proper roof-to-wall connections.

Check the FEMA flood zone for any home near the Halifax River, the Tomoka River or low ground. Flood insurance is a separate policy and is required by lenders in A and V zones.

On a beachside condo, add the condo checks: milestone inspection status for buildings of three or more habitable stories, the reserve study, recent special assessments and the master insurance policy. You have 7 days after getting the association documents to cancel a resale contract, so schedule time to read them.

Taxes for full-time and part-time Ormond residents

Because so many Ormond Beach retirees live here year-round, homestead does a lot of work. In 2026 it can take up to $51,411 off the assessed value of a permanent residence, and Save Our Homes caps yearly assessment increases at 3% or inflation. Florida has no state income tax. The assessment resets to market value after a sale, so plan on a tax bill based on your price.

Snowbirds who keep their main residence up north or in Canada pay on the full assessed value, with increases on non-school levies limited to 10% a year. If you're moving full-time and want a shortlist that compares resale homes in Ormond with new 55+ builds nearby on total monthly cost, that is the comparison I usually set up first.
