Three parts of the city, three sets of questions

Daytona Beach is split by the Halifax River and by I-95, and each part buys differently.

The city-wide average blends all three. A $296,000 house beachside, on the mainland and in a new subdivision out west are very different homes with very different carrying costs.

Price by bedroom count

Zillow's typical values by bedroom in Daytona Beach:

The step from three to four bedrooms adds about $84,000, and most four-bedroom homes are in the newer western subdivisions. If you need three bedrooms, the mainland and older beachside streets give you the most options under $300,000. Census data puts the median home in the city at 1981 construction, so most of those three-bedroom houses are 40 years old or more.

Storm history and the beachside inspection

Hurricanes Ian and Nicole in 2022 caused serious beach erosion and damage along the Volusia County coast, including seawalls and oceanfront property. On the beachside, ask the seller what damage the house took in those storms, what was repaired, and whether permits and insurance claims were closed out. Check the FEMA flood zone for the address; much of the barrier island and the riverfront are in high-risk zones where lenders require flood coverage.

For any older house, during the inspection period, order:

Then get a real insurance quote. Hurricane deductibles are a percentage of dwelling coverage and apply once per calendar year; at 2% on $300,000 of coverage, that is $6,000.

What five years of data say about this market

Zillow shows Daytona Beach's all-homes value at about $251,316, up 11.3% over five years. That is a smaller gain than most Florida coastal cities saw in the same period. Condos pulled the average down: the typical condo value is about $153,811, down 6.5% over the past year, while single-family houses held close to flat.

For a house buyer, the takeaway is that Daytona Beach did not see the run-up of some other coastal cities, so today's prices sit closer to where they were five years ago. I don't predict where prices go next. What the data does show is a market where sellers have limited pricing power and buyers can ask for repairs or credits after inspection.

The wide gap between the lower third (under about $135,077) and the upper third (above about $443,981) also matters. The low end is mostly condos, manufactured homes and small older houses, while the high end is newer construction and beachside or riverfront homes. A buyer at $300,000 is shopping the middle of a market with real choice on both sides.

Nearby towns at different price points

Many buyers end up comparing Daytona Beach with the towns around it. Zillow's typical all-homes values:

Port Orange and Ormond Beach border the city on the south and north and are common picks for buyers who want newer houses close to the beach. Deltona, Deland and Orange City sit inland toward I-4, closer to the Orlando side of the region.

Taxes, homestead and the monthly number

Census data shows 22.5% of Daytona Beach residents are 65 or older, and many buyers here are retirees moving full time. A permanent residence qualifies for homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes capping yearly assessment increases at 3% or CPI. Snowbirds and second-home buyers get no exemption and a 10% cap on non-school levies. The assessment resets to market value after a sale, so the seller's tax bill will not be yours. Voters decide Amendment 3 on November 3, 2026, and it could change some homestead and non-homestead rules. This isn't legal or tax advice.

Add HOA and CDD charges if you buy west of I-95, and flood insurance if the house is in a high-risk zone. Census data also shows 3.3% of the city's homes are mobile or manufactured, often in age-restricted parks with their own rules and lot arrangements. If you share your budget and which part of the city appeals to you, I can put together a shortlist that fits.
