Buying a Condo in Daytona Beach
Low prices, older towers, and the documents that decide the deal
A typical condo in Daytona Beach is valued at about $153,811 on Zillow's home value index, down 6.5% over the past year, roughly half the price of a typical single-family house in the city at $296,223. That discount is real, but in an older condo market it often reflects what the building needs, so the association documents matter as much as the unit.

Why condo prices fell while houses held
Single-family values in Daytona Beach are nearly flat, down 0.5% over the year. Condos dropped 6.5%. Much of that gap comes from Florida's condo safety rules passed after 2022. Buildings three or more habitable stories need a milestone structural inspection by the end of the year they turn 30 (or 25 if the local building official requires it), and then every 10 years. Associations must complete a Structural Integrity Reserve Study and, for budgets adopted on or after December 31, 2024, can no longer waive or reduce those reserves.
With a Census median year built of 1981 for the city's housing, many towers are well past 30. Owners in buildings that had underfunded reserves are now paying higher monthly fees, special assessments, or both. Sellers in those buildings have cut prices to compete.

The documents to read before you fall for a view
Since July 1, 2025, a resale condo buyer in Florida can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. Use that week fully.
- The most recent milestone inspection report and whether any repairs it called for are finished.
- The Structural Integrity Reserve Study and the current funding level of those reserves.
- The current budget and the last two or three years of budgets, to see how fast fees have risen.
- Board meeting minutes for the past year, where upcoming assessments are usually discussed before they are voted.
- Any pending or approved special assessment, its amount per unit, and who pays it at closing.
- The master insurance policy, its deductible and what it covers.
A unit listed well below its neighbors right after a large assessment vote is usually priced that way for a reason.

Beachside towers versus mainland complexes
About 28.9% of Daytona's housing units sit in buildings with 10 or more units, and most of those large buildings are on the beachside along the barrier island. Oceanfront towers carry the highest exposure to wind, salt and surge, and the 2022 hurricanes damaged seawalls and oceanfront property on the Volusia coast. Riverfront buildings on the Halifax River and garden-style complexes on the mainland usually have lower insurance costs and fewer concrete restoration issues, though they offer different views and lifestyle.
- For oceanfront buildings, ask about seawall condition and any recent repairs.
- Check the FEMA flood zone and the building's flood policy.
- Ask about concrete restoration, balcony and roof work completed or planned.
Inspecting the unit itself
The building documents cover the structure; the unit inspection covers what you will pay for directly. In 1970s and 1980s buildings, look at the age of the air handler and water heater, the condition of sliding doors and windows, signs of past leaks under sinks and around the balcony door, and the electrical panel. Ask whether windows and sliders meet the building's impact or shutter requirements, since some associations require owners to replace them on a schedule.
Get a quote for your HO-6 unit policy during the inspection period. The premium depends on what the master policy leaves to you, such as interior walls, flooring and cabinets, and on the master policy's deductible, which owners can be assessed for after a storm. Ask the association how it covered its deductible after the last major storm. That one answer tells you a lot about how the board manages money.
Financing: warrantable or not
Many lenders will only make a standard conventional loan in a condo building that meets agency guidelines, known as a warrantable condo. Buildings with significant deferred maintenance, pending litigation, low reserves, or one entity owning many units can fail those tests. A non-warrantable building usually means a larger down payment, a portfolio loan with different terms, or a cash purchase. That shrinks the pool of future buyers too, which affects resale.
Ask your lender to review the condo questionnaire early in the process, before you spend money on an inspection.
Prices by size and how they compare nearby
Zillow's 1-bedroom figure for the city is about $116,791 and a 2-bedroom about $222,185. Those figures blend condos and houses, but they set expectations for budget. Ormond Beach to the north has a typical condo value of about $270,331, about $116,520 more than Daytona's. Buyers who want a condo with newer construction or a calmer setting often compare the two before deciding. Holly Hill, at about $199,089 for all homes, is another lower-priced option nearby.
Rules, pets and the monthly number
Condo rules affect how you live and how easily you sell later. Check pet limits by number, size and breed, rules on lease length, renovations and hours for contractors, and parking for a second car or a boat. For the monthly budget, add the association fee, your unit's HO-6 insurance, property tax after the sale reset, and a reserve of your own for assessments. If the condo will be your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. Second-home buyers get no exemption. When I review a condo for a buyer, I read the minutes and the reserve study before the listing photos.
What buyers ask me
Are condos in Daytona Beach a good buy right now?
Prices are down 6.5% over the year to about $153,811 on Zillow's index, which gives buyers room. The value depends on the building's reserves, inspections and assessments, so read the documents before deciding.
What is a milestone inspection in Florida?
A structural inspection required for condo buildings three or more habitable stories by the end of the year they turn 30, or 25 if the local official requires it, and every 10 years after that.
Can I cancel a condo purchase in Florida after signing?
For a resale condo, you can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. New-construction condos have a 15-day window.
Why are some Daytona Beach condos so cheap?
Older buildings may face large special assessments for repairs and reserves, or be non-warrantable so most buyers need cash. Check both before making an offer.
Do I need flood insurance for a Daytona Beach condo?
The building's master policy may include flood coverage for the structure, but you may still want contents coverage. Check the FEMA zone and the master policy.
