A planned suburb built lot by lot
Deltona began in the 1960s as a planned community laid out by the Deltona Corporation, and much of the city was platted into individual lots long before houses went up on them. Building filled in over decades, which is why streets often mix homes from the 1970s, 1990s and 2020s side by side. The Census median year built is 1988.
The housing is almost entirely detached houses: 93.9% single-family, 1.1% of units in buildings of 10 or more, and 0.4% mobile homes. If you want a yard and a garage at a moderate price, that is what Deltona sells. If you want a condo or a walkable downtown, it has very little of either.

Who lives in Deltona
The median age is 38.5 and only 16.4% of residents are 65 or older, which makes Deltona one of the younger cities in the area. Daytona Beach's median is 40.3 and Ormond Beach's 53.6. Seasonal homes are only 1.4% of the housing, so the streets are full year-round and the town runs on commuters, families and working households.
That shapes daily life. Traffic peaks around school and work hours, weekends are busy at parks and stores, and the town does not empty out in summer the way coastal towns can.

What houses cost and how that changed
Zillow's single-family index in Deltona is about $298,949, essentially unchanged over the past year at -0.1%. Over five years the overall index rose 19.3%, faster than Daytona Beach's 11.3% and Ormond Beach's 12.0% over the same period.
- 2-bedroom: about $223,461
- 3-bedroom: about $293,756
- 4-bedroom: about $348,929
- 5-bedroom: about $408,324
The range is narrow. The lower third of homes sits below about $247,426 and the upper third begins near $354,774. Most Deltona listings fall within roughly $107,000 of each other, which makes comparing houses simpler than in a beach town with towers and cottages.
Commuting and getting around
Interstate 4 runs along Deltona's edge, which is the main reason people live here: it connects west to Sanford and Orlando and east to Daytona Beach and I-95. Orlando Sanford International Airport sits just across Lake Monroe, and the SunRail commuter line has its northern end at DeBary next door. Orlando International Airport is farther and depends heavily on I-4 traffic.
Inside the city, almost everything is by car. The beach is a drive east across the county, so Deltona suits people who visit the coast on weekends more than those who want it daily.
Picking a location inside the city
Deltona covers a large area, and where you land changes the commute more than the house does. Homes closer to the I-4 interchanges cut the daily drive to Sanford or Orlando by a noticeable margin, while streets deeper in the city trade that for quieter traffic. Lakefront lots carry a higher price and need a closer look at flood zone and drainage.
- Drive the commute from the exact street at the hour you would leave for work.
- Look at the house on a rainy afternoon if you can, to see how the street drains.
- Check what is planned on nearby vacant lots, since infill building is still common.
- Ask how far the nearest grocery store and pharmacy are, since distances add up in a city this spread out.
When I help a family relocate here, we usually narrow the city down by commute first and only then start comparing houses.
Storms, drainage and insurance inland
Being inland removes storm surge, but Deltona still sees hurricane-force winds and heavy rain. The city has many lakes and low spots, and drainage varies by street.
- Check the FEMA flood zone, and ask the seller about any past water intrusion.
- For a house from the 1980s or earlier, expect insurers to ask for a 4-point inspection.
- Get a wind mitigation inspection; roof shape, roof-to-wall connections and shutters can lower the premium.
- Ask the insurer about sinkhole coverage and catastrophic ground cover collapse coverage, which central Florida policies treat separately.
Taxes for a household moving in
Florida has no state income tax, which makes a direct difference for working households moving from states that tax wages. Property tax is the main local cost. Once Deltona is your permanent residence, file for homestead with the Volusia County Property Appraiser. In 2026 it reduces assessed value by up to $51,411, and Save Our Homes holds future yearly increases to 3% or CPI. Your new tax bill starts from the purchase price, so a long-time owner's bill is not a guide to yours.
Pros, cons and common surprises
Pros: moderate prices, mostly single-family homes, central location between Orlando and the coast, an airport just across the lake, and no state income tax. Cons: car-dependent layout, I-4 traffic, few walkable areas, and an older housing stock with uneven quality street to street.
What surprises newcomers most is how much a house's age and infrastructure vary on the same block. One house may be a 2022 build and the next a 1979 home with an older roof. Ask whether the home is on central sewer or septic, and whether there is an HOA, since many older Deltona streets have none. Nearby, Orange City at about $291,509 is similar in price, while DeBary at about $378,912 and DeLand at about $337,546 cost more. A shortlist that mixes one newer and one older house on the same street makes those differences easy to see.
