New Construction Homes in West Melbourne

How to compare a builder's price sheet with the resale houses down the street

A typical resale single-family house in West Melbourne is worth about $385,972 on Zillow's home value index, down 0.7% over the past year, and that is the number every new-build price sheet here has to beat. With the city's median home already built in 2003, a buyer choosing new construction is often comparing a brand-new house with one that is only 10 to 20 years old.

Resale benchmarks to hold against a builder's base price

Use Zillow's bedroom values as your reference points:

Zillow places the upper third of West Melbourne's market from about $474,551. New construction usually lands in the middle and upper part of that range once options are added. A builder's advertised base price rarely includes the lot premium, the upgraded flooring, the kitchen package, window treatments, a screened lanai or a pool. On a typical build, I add those up line by line, then compare the finished number with a recent resale of similar size and age in the same part of town.

With values roughly flat over the last year, the gap between new and resale matters more than it did in 2021 and 2022, when nearly everything went up.

Census data shows 68.7% of West Melbourne homes are single-family detached, so the resale supply of houses is deep enough to give you real alternatives.

Who is building in West Melbourne

National and regional builders both work in Brevard County. D.R. Horton, for example, has marketed a West Melbourne community called Heritage Lakes. Inventory changes quickly as phases sell out and new ones open, so treat any list of communities as a starting point and confirm what is selling right now, at what price and with which incentives. Ask each builder for the number of homes left in the phase, the expected build time, and whether quick move-in homes are available. A finished spec home often carries the biggest discount, because the builder is paying to carry it.

Builder incentives and the preferred lender

Most incentives come with a condition: use the builder's affiliated lender or title company. The incentive may be a rate buydown, closing cost credit or a free upgrade package. You are always free to use any lender you choose, but you may give up the incentive by doing so.

Builders also tend to sweeten terms near the end of a quarter or when a phase is almost sold. If your timing is flexible, ask what the builder would do on a home that is already framed, and get every promise written into the contract or an addendum. A verbal promise from a sales office does not survive a change of staff.

CDDs, HOAs and the real tax bill

Many new Florida subdivisions are financed by a Community Development District. The CDD issues bonds to pay for roads, water, drainage and amenities, and homeowners repay them through an assessment that appears on the county property tax bill, often for 20 to 30 years. Some communities let you pay the debt portion off early. Ask the builder for the annual CDD amount, how much is debt service versus maintenance, and the payoff figure.

On top of that comes the HOA fee for common areas, gates, pools or lawn care. If the house will be your primary residence, file for homestead: in 2026 it can take up to $51,411 off assessed value, and Save Our Homes caps later yearly increases at 3% or CPI. In the first year your tax bill may cover the lot only, so budget for the full house value from year two.

Deposits, timelines, warranties and your own inspector

Builders usually ask for a deposit at contract and more at option selection. Read where the deposit is held and when it becomes non-refundable. Build times from contract to closing commonly run several months to a year, depending on the phase and permits. The contract will usually let the builder extend that date.

The standard new-home warranty is a 1-2-10 structure: one year for workmanship and materials, two years for systems such as plumbing, electrical and HVAC, and ten years for major structural defects. Read who backs the 10-year part and how to file a claim.

Hire your own inspector twice: before drywall goes up, to see framing, straps, plumbing and wiring, and again before closing. Then schedule an 11-month check before the first-year warranty runs out. Builder superintendents work hard, but they also work for the builder.

Insurance and the agent question

New homes built to the current Florida Building Code usually insure for less than older houses: new roofs, hurricane straps and impact-rated openings earn wind mitigation credits, and 4-point inspections are not needed. Get quotes before you finalize options, because impact windows or a hip roof can change the premium. Check the lot's FEMA flood zone too; ponds and wetlands near new phases can put individual lots in a high-risk zone.

The sales rep in the model home represents the builder. Your own agent can review the contract, the CDD disclosure and the incentive terms, and can compare the build with resale options. Register your agent on the first visit; many builders refuse agent involvement if you walked in alone first. If you want new and resale West Melbourne houses lined up on one sheet, start with a shortlist.

Common questions

Are new homes in West Melbourne more expensive than resale?

Usually, once options and lot premiums are added. Resale benchmarks on Zillow are about $348,954 for 3 bedrooms and $425,735 for 4 bedrooms, so price a finished new home against those.

What is a CDD fee in West Melbourne?

A Community Development District assessment that repays bonds used to build a subdivision's infrastructure. It appears on the property tax bill, often for decades, on top of any HOA fee.

Do I have to use the builder's lender?

No. You can use any lender, but builder incentives usually require their affiliated lender. Compare a full loan estimate from an outside lender before deciding.

Should I get an inspection on a brand-new house?

Yes. A pre-drywall inspection, a final inspection before closing, and an 11-month warranty inspection catch problems while the builder still has to fix them.
