55+ Communities in Micco

A retiree town of manufactured homes at the south end of Brevard

Micco is one of the most retiree-focused places in Florida: Census data shows 61.4% of residents are 65 or older and 67.3% of homes are mobile or manufactured. Zillow's typical home here is about $207,290, far below Brevard's larger cities, which is why most buyers come for a low-cost manufactured home in a retiree community.

What Micco is and where it sits

Micco is an unincorporated area at the southern end of Brevard County, along US 1 and the Indian River, just north of Sebastian in Indian River County. It has no city government; Brevard County handles zoning and permits.

The Census numbers explain the place. The median age is 68.2. Only 26.0% of homes are single-family detached, and just 1.2% are in buildings of 10 or more units. About 17.4% of homes are seasonal, so many owners spend only the winter here. The median home was built in 1987.

Daily errands mostly mean a drive. Sebastian, to the south, and Palm Bay, to the north, have the nearest large grocery stores and medical offices, and I-95 runs a few miles inland. Buyers who still drive comfortably tend to be happiest here; anyone planning to stop driving should weigh that early.

Barefoot Bay and other manufactured-home communities

Most of Micco's housing is in Barefoot Bay, a large deed-restricted manufactured-home community that lies entirely within Micco and is often described as the largest of its kind in Florida. It has its own recreation district, which runs the community's amenities and collects an annual assessment from property owners, and most residents are retirees and seasonal residents.

Don't assume Barefoot Bay as a whole is a legally age-restricted 55+ community. Ask about the specific section and the deed restrictions that apply to the home you are looking at, and get the rules in writing.

There are also smaller manufactured-home communities along US 1. Pelican Bay, for example, is listed as a 55+ manufactured-home community in Micco. For any of them, confirm the age policy, whether the lot is owned or leased and what the monthly fees include.

What the 55+ label legally means

Under the federal Housing for Older Persons Act, a community may exclude younger buyers only if at least 80% of its occupied homes have at least one resident aged 55 or older, it publishes policies showing its intent to be 55+, and it verifies ages. Communities that market themselves to retirees without meeting this test can't refuse buyers by age.

For you as a buyer, the label matters twice: once for the neighbors you will have, and again when you sell, because a true 55+ rule narrows the pool of buyers for your home.

Prices: what the Micco numbers show

Zillow's home value index puts the typical Micco home at about $207,290, down 0.6% over the past year and up only 6.8% over five years. The index peaked in December 2022 at about $245,508 and has fallen about 15.6% since. That is a deeper pullback than Melbourne, Palm Bay or Merritt Island, and it is typical of manufactured-home markets after the 2021 and 2022 run-up.

The upper end comes from site-built houses and riverfront lots, not from manufactured homes. For comparison, the typical home in Palm Bay is about $303,347 and in Melbourne about $357,832. Prices in Micco are low, and with a five-year gain of only 6.8%, it makes sense to buy here with a long stay in mind.

Owned land versus lot rent, and how that changes the math

In Micco, buyers meet both arrangements. Where you own the land, your costs are property taxes, insurance and any HOA or district assessment, and the land itself can hold value. Where you lease the land, you pay lot rent every month to the park owner on top of insurance, and increases are set by the park, within the terms of your lease and Florida's mobile home park law.

When comparing two homes, add up five years of costs for each: price, taxes or lot rent, fees, insurance and expected repairs. A cheaper home on leased land can end up costing more than a dearer one on an owned lot.

Financing differs too. Manufactured homes on owned land can qualify for a regular mortgage if the home is permanently affixed and titled as real property. Homes on leased land are often financed as personal property or bought for cash.

Insurance, storms and homestead for manufactured homes

Insurance is the cost Micco buyers most often underestimate. Insurers look at the home's year of manufacture, the tie-down system, the roof covering and any additions such as screen rooms or carports. Homes built after July 1994 met stronger federal wind standards, and insurers price them very differently from older ones. Get a quote before you make an offer if you can.

Manufactured homes are usually told to evacuate in a hurricane, whatever the category, so plan where you would go. Check the flood zone too, especially near the Indian River.

If you own the land and live in Florida permanently, you can file for homestead, which takes up to $51,411 off the assessed value in 2026 and caps assessment increases at 3% or CPI. Seasonal residents with a primary home elsewhere don't qualify. Ask the Brevard County Property Appraiser how a home on leased land is taxed. This isn't tax advice.

If you tell me your budget and whether you want to own the lot, I can narrow the Micco options to a short list.

Questions buyers ask

Is Barefoot Bay a 55+ community?

Barefoot Bay is a deed-restricted manufactured-home community where most residents are retirees, but don't assume an age restriction applies to every home. Confirm the rules for the specific section with the community before you buy.

How much does a home cost in Micco, FL?

Zillow's typical Micco home is about $207,290. A typical 2-bedroom is about $177,310.

Do you own the land in Micco manufactured-home communities?

It depends on the community. Some sell homes with the lot; others lease the land for monthly lot rent. Ask before you compare prices.

Why have Micco home values dropped?

Zillow's index peaked in December 2022 and is about 15.6% lower now. Manufactured-home markets rose quickly in 2021 and 2022 and have given back more of those gains since.
