How the 55+ label works

A community can legally limit residents by age under the federal Housing for Older Persons Act if at least 80% of occupied units house at least one person 55 or older and the community publishes and enforces policies to that effect. Within that rule, each association decides details such as whether a younger spouse can live there, whether every resident must be over a certain age, and how long guests under 55 can stay.

Directories list communities as 55+ based on what they were told at some point. Status can change. Before you write an offer, ask the association for its current age policy, its guest rules and its most recent age verification survey.

Communities buyers ask about, by address

Most 55+ communities marketed as New Port Richey sit outside the small city limits, in unincorporated Pasco with an NPR mailing address. Directories commonly list these with New Port Richey addresses:

Close by with other addresses: Timber Oaks and Linkside Village in Port Richey, Key Vista Villas in Holiday, Heritage Springs in Trinity, and Esplanade at Starkey Ranch and Soleta at Starkey Ranch in Odessa, which are newer. Confirm age status, fees and amenities directly with each association, since directory details can be out of date.

Three price tiers

The 55+ market around New Port Richey splits into three groups, and they behave differently:

Zillow does not publish a separate index for age-restricted communities, so these are guides. Price any home from recent sales inside the same community.

Within the middle tier, condition drives most of the spread. A villa with a newer roof, updated kitchen and impact windows can sell for far more than an original unit on the same street. If the association covers roofs and exteriors, ask when the roof on your building was last replaced and how the next one will be paid for, because that shared cost lands on every owner.

Condo rules that matter for retirees

Florida tightened condo safety rules after 2021. Buildings of three or more habitable stories need a milestone structural inspection by the end of the year they turn 30, then every 10 years, and associations must complete a Structural Integrity Reserve Study. Since budgets adopted from December 31, 2024 onward, a vote of the owners cannot skip or cut that structural reserve funding.

For a retiree on fixed income, that matters. Fees in older complexes have risen, and some associations have levied special assessments to catch up. Ask for the current budget, the reserve study, any milestone report, and the last year of board minutes. You have 7 days after receiving the association documents to cancel a resale condo contract, so read them inside that window.

Monthly costs to pin down before you buy

Homestead, taxes and who lives here

Census data shows 29.9% of the city's residents are 65 or older and the median age is 53.6, so a 55+ community here sits inside a mixed-age town with shops, a hospital and a downtown. Only 7.8% of homes are seasonal, so most neighbors are year-round.

If the home will be your permanent residence, file for homestead with the Pasco County Property Appraiser. In 2026 it takes up to $51,411 off assessed value, and later increases are capped at 3% or CPI. Ask the appraiser about any additional senior exemption you might qualify for. Florida has no state income tax. This isn't legal or tax advice.

Who these communities fit

They fit retirees who want a lower price than inland Pasco, maintenance handled by an association, and neighbors at the same stage of life, with a downtown and medical care close by. They fit less well for buyers who want newer construction without CDD costs, or who expect long visits from young family. Tell me your price range and whether you prefer a villa, a house or a condo, and I will put together a shortlist across these communities.
