Buying a Condo in Fleming Island
A small condo market at less than half the price of a house, with its own rules to check
The typical condo in Fleming Island is valued at about $199,788 on Zillow's home value index, down 6.3% over the past year and well under half the $456,124 typical single-family house. That gap makes condos the main way to live on the island on a modest budget, but the supply is small and every association needs to be checked on its own.

How small the condo market is
Fleming Island is a single-family suburb. Census data shows 78.2% of homes are detached houses and only 7.8% sit in buildings with 10 or more units. Most condos here are low-rise garden buildings or townhome-style units, typically two or three stories, built in the same era as the surrounding neighborhoods. The median year built for all homes on the island is 2001.
With so few units, listings come up slowly. A buyer who wants a specific complex may wait months, and a well-priced unit in good condition can sell quickly even while the overall index is falling.

What the price trend shows
Fleming Island's condo index peaked around $228,329 in 2023 and has fallen about 12.5% since, while houses on the island have stayed close to flat. A typical 2-bedroom unit, the size most condos here are, runs about $212,329. Over five years, condos are still up 16.0%.
For comparison, Orange Park's typical condo is about $177,687, so buyers willing to live a few miles north pay less. When condo prices drift down while house prices hold, the usual causes are rising fees and insurance costs inside the associations, so the monthly number deserves more attention than the sticker price.

The association: fees, reserves and inspections
Florida tightened condo rules after 2021. Buildings of three or more habitable stories need milestone structural inspections once they reach 30 years (or 25 if the local building official requires it), then every 10 years, plus a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners can no longer vote to waive or reduce those reserves. Many Fleming Island buildings are only two stories and fall outside the milestone rule, but every association still has to budget reserves for roofs, paint and paving.
Ask for:
- The current budget and what the monthly fee covers (water, trash, exterior insurance, grounds).
- The reserve study and the balance in reserves.
- Board minutes for the last two years, looking for roof, siding or drainage projects.
- Any approved or proposed special assessment.
Since July 1, 2025, a resale condo buyer can cancel within 7 days (not counting weekends and holidays) after receiving the association documents. Read them within that window.
Insurance: what the building covers and what you cover
The association's master policy usually covers the building's structure and common areas, and its cost is built into your monthly fee. You buy an HO-6 policy for the interior, your belongings and loss assessment coverage, which helps if the association bills owners after a storm. Ask whether the master policy carries a high hurricane deductible, since owners may be asked to share it. Units near Doctors Lake or a creek should also be checked for the FEMA flood zone.
Financing: warrantable or not
Conventional, FHA and VA lenders review the condo association, not only the buyer. A warrantable condo meets guidelines on owner-occupancy share, budget reserves, insurance and pending litigation. If a complex fails, your options shrink to portfolio or non-warrantable loans with larger down payments and higher rates. VA and FHA also keep lists of approved projects. Ask your lender to review the association questionnaire early, before you spend money on an inspection. Many military buyers looking near NAS Jacksonville want VA financing, so approval status matters for resale too.
Condo or townhome or small house
For many buyers the real comparison is a condo against a small house in a cheaper nearby town. Zillow's typical values: Orange Park about $311,161, Middleburg about $324,571, Green Cove Springs about $339,732 for all homes. A Fleming Island condo at around $200,000 keeps you in the neighborhood, near the river and close to U.S. 17, with exterior maintenance handled. A small house in a nearby town gives you a yard and no condo board, but a longer drive and full upkeep.
Think about pets and how long you will stay. Many associations limit pet size or number, and a condo works best for a buyer planning to stay at least several years, since selling costs eat into a short hold.
What to look at on the showing
A walk-through tells you a lot about how an association is run. Look at the roof line and gutters, the condition of stairs and walkways, drainage around the parking lot after rain, and whether exterior paint and siding look recently maintained. Inside the unit, check the age of the water heater and the AC system, since those are usually the owner's responsibility, and look under sinks and around windows for old water stains. Ask whether the unit above has had leaks. A ground-floor unit is easier for older buyers and pets; an upper unit is usually quieter and less exposed to flooding.
Homestead and the monthly budget
Owners who live in their Fleming Island unit full-time should apply for the homestead exemption with the Clay County Property Appraiser. In 2026 it can reduce the assessed value by up to $51,411, which on a $200,000 condo is a large share of the taxable value, and the 3% cap then limits increases. Add the monthly fee, HO-6 premium, taxes and loan payment to get the real cost. When I compare condos for a client, I line up those four numbers side by side, and the cheapest list price is often not the cheapest unit to own. That side-by-side is the shortlist I would send you.
